settlement as blamed bank for not approving on time when the issue in the first place was due to the carelessness and mistakes. Do not use them or will recommend them to anyone. They never answer any phone calls and sent out rubbish automated emails which makes no sense! They have so many complaints and now work under a different name called Urban Edge Conveyancing but are the same MOB! WOnder how CASE allows this crook to still operate!! Urban Edge Conveyancing- avoid at all costs – Mind boggling unprofessional service. Eventually he answered after 4 calls, and stated to call back in 8 hours-6.30pm. When I called, again he did not answer the call and did not return my voice message. I was so distraught I ended up having to arrange a new conveyancer an hour before the house went for auction. His business appears to be a complete sham.

I made the payment and then waited over a day to hear back and during that time I had contacted [name removed] at least 2 times to chase up the s.32 and was told it would be sent out in a few hours which was not the case. He then proceeded to send me a half arsed s.32 with missing information and after receiving this I decided to engage another organisation to handle my conveyancing. I informed [name removed] that what he had sent me was unacceptable and I will no longer be requiring his services, to which he replied "I spilled coffee on my computer which was why there was a delay" however when I contacted him twice that day he did not say anything except "I'll send it in a few hours." The next morning I receive another email from [name removed] and he had sent me someone else's s.32. Avoid this company at all costs they are unreliable, unprofessional and full of excuses.

Recommended – We just wanted to let people know how easy it was working with Budget Conveyancing Conveyancing in Melbourne. great chouce – nice and easy - did most of the correspondance via email - ready to settle way before settlement. The way the worked is via email/fax/phone - documents arrived in the mail to sign and these documents were mailed back with all the information they needed. They did a great job at a cheap price - will definately use them again - no hesitation. quick and seamless most of the discussions were via email.

great service – a little hesitant at first due to the price but their service was great - great messaging service which sent me updates every day - replied quickly to my emails and were available when i needed them. Great job - will definitely refer friends in future. reliable and cheap

the transfer of land forms had been lost in the mail (we signed them in duplicate in his office so this is obviously a lie or else he'd just have used the spare) and he insisted that he had told us to re-do them and mail them to the other conveyancer, he then hung up on me and wouldn't answer my calls, he obviously checked his call records whilst ignoring me and realised he was wrong and had to drive 3.5hrs to hand deliver the documents that night. When we went to pickup the keys the next day and he had again moved the settlement back an hour and not notified us. Settlement then went through and he never contacted us again with any follow up information.

Through this proves we paid removalists to load then unload our furniture then reload again the next day at great expense to us as well as lose of wages now he won't even reply to requests for documents.

The worst conveyancer you can find. AVOID! – Over six months after settlement my transfer of title has not been lodged. I now need a lawyer to sort this mess out. Also trading as Urban Edge Conveyancing. The name used by the proprietor is a false name, Consumer Affairs Victoria lists his correct name and what appears to be his home address. After settlement found out that they have not made payments to council but they already gotdebited from my account. Now they wont respond to my emails or calls. Its a SCAM. Worst person and worst company.

decided to change the conveyancer and when I email him, he respond me with the invoice, and forcing me to pay the full amount with in 7 days, otherwise he said that he will take legal action. The only job I did was incomplete transfer of land. So many mistakes there and still not done the title of search. I am lodging a complain against him with Vic consumer affairs. any documents to my new solicitor. My property is about to settle and we still don't have any a contracts of sale or transfer of land documents.

Each time I call the owner hangs up on me. And last week when I called he yelled saying to never call him again. I then went to visit him at his office but there's NO office at this address!

I've contacted the developer of my property who have said they won't hand over any documents and we must go through our original conveyancer. It's all an absolute mess! I've lodged a complaint via Consumer Affairs and suggest you do also if you're having the same issues.

Called up and asked them where their office is, the lady said the address and when we told her that we are in front of the office and the place is empty, she changed her voice and felt awkward. Then she came up with another address....something very weird. They are liars, not professional and don't deliver what they say. We are so disappointed in them that we will never return and also advice friends and family not to use this company. They got our business and so the books are closed when we ask for something we are entitled to have. Very very disappointed.

No customer service

Terrible Double Charged and still needed another conveyancer to fix and don't respond – Firstly they are incompetent and you need to pay someone else to fix their mistakes. Next they charge you double the Amount quoted and force to make a payment prior to settlement and then took money out of settlement. Then they ignore your emails and never seem to respond. Before of after the settlement that gets delayed by them!!!

they did answer the call they would hang up promptly as soon as they found out who was calling. They seem to have lots of time to keep updating their website with gloating reviews of their service, yet don't have time to service clients!

Plan to lodge complaints with consumer vic as think that they may have breached the conveyances act due to their lack of care and to pursue for loses via Vcat. If anyone else is lodging complaints against mob and would like to put a case together let us know. Perhaps time for a current affair even.

Multiple emails and calls to get any response. Standard emails come out regularly which take no account of information previously supplied.

Charges for the section 32 and contract up front in advance and then conveniently forgets this and charges the full quoted price at settlement.

Has a real laissez faire attitude and takes complaints in their stride, possibly because they are used to it.

Still $60,000 out of pocket 9 days after settlement, unbelievable. Now cancelled his services and using the other parties solicitors to sort out the mess.

Had to ask five times for his final invoice and still to receive a full breakdown of his settlement distribution.

they have never worked with anybody so lacking in every area. Told our bank the day before settlement that he had forgotten next day was settlement. Only acted because we kept calling as he no dispursement. It was a 3 month settlement and did most stuff day before. We used him instead of doing it ourselves to save stress. He caused so many sleepless night. Please go elsewhere. Not cheap either costs for everthing, even we he loses them and fills them in incorrectly.

Finally, I had to call most the authorities to change the ownership and give them my address and paid more than $250 as a penalty of the overdue bills.

Hopeless and impossible – MM Conveyancing are slow and inefficient. Do not use them! No matter how many times I have emailed a request I have had no response. I call them but no one answer the phone and send several email but no answer until I make a threat to report them to consumer affair then they're answer my email but I was so busy with the arrival of my baby I did not have time to do anything else so I let them slip. A few month later I received a water bill showing the period that city west water charging was 3 months before settlement, that's mean they did not organise a final reading for the property. I scan the water bill and send them an email requesting them to sort it out with the vendor's solicitor. Once again no answer until I threaten to report to consumer affair. They told me that it was my responsibility to organise final reading not them. So upset I've try to contact them to get an expos inaction but it seem that they block all my contact. I can not send them emails b/c their server does not excepting my email and I've tried to contact them on their phone number, the phone does not go through. Definitely this time will report them to consumer affair.

Hopeless – Took 5 days to do a section 32 and customer service was nil. Hopeless. Then to top it off the two copies of fund transfers to pay for it and would not release the docs till they had money. 16 Jan (noon) MM responded 'we have been on leave' as the only explanation, decided to gave them 2nd chance, MM stated the documents have been sent to the Bank on 13th Jan.

17 Jan Found out from broker and bank, documents have not been received / incomplete, MM did not perform due dilligence to get what's missing from me. I believe they missed the PPR requested back in Nov 2013. Would've been nice to let me know during 2 months afterwards. Terminated service with MM.

MM also stated they will be fully operational 'as per all legal organisation'

After consultation with vic legal practitioner (complaint line) they advised me to look for other conveyancer and report this to Consumer Affair - breached of Fair Trading Act.

To All affected, please report this to Consumer Affair, these guys are not listed in the AIC (Aust Institute of Conveyancer). Initial process was smooth, good communication Close to the Settlement, everything stopped. No notification nor explanation except 'on leave', lied about documents that had been sent / processed.

People Beware! Don't engage Budget Conveyancing! – I had previously used the services of MM Conveyancing (aka Budget Conveyancing) and didn't find them too bad, although they did make a mistake with the PPR form and we were charged $1400 more than we should have paid! (initial [name removed]) would not release our section 32 prior to part payment. So we handed over $265 and he gave us our section 32,,,,which had a mistake in it. Then he wanted us to fill out some more forms, which we did, only to find out that he didn't submit our discharge of mortgage to our bank, consequently jeopardizing our settlement date. I tried to contact him via phone (which is disconnected) and by email twice. He didn't respond at all.

But at 12.25am (at midnight) last night I got an email from him explaining our payment of outgoings and adjustments, like he didn't receive any of our previous emails. Once again we tried to contact him via phone, and his numbers are still disconnected. So we wrote him another email telling him in no uncertain terms that he is no longer our conveyancer. I don't know what this guys problem is or what game he's playing, but I recommend staying very far from him or any business that he is associated with. I have engaged the services of another conveyancer, that I am happy with thus far, but they have duly informed me that [name removed] from Budget (MM) conveyancing should not have asked for part payment for the section 32 as this is completely illegal and his payment should only be handed over at settlement day! They took my money to pay SRO and dissapered, I have reported them to the Police for criminal fraud – From day one they have been very unprofessional , very slow with service, rude as they shut the phone on me several times, too many hidden costs , no formal receipt and latest, the person running the show collected over $10.000 to be paid to SRO and vanished , I cannot call them as all phone lines are being blocked including mobile, Do not use them !!!!!!

I was told to bring cash (and received no receipt) because the person needed it to spend and was going overseas the next day. It was nothing short of dodgy. Their office resembled more of a brothel, and was an absolute disgrace.

The email correspondence was more like spam, not appropriate to my situation, as previously mentioned in other reviews, they had extremely poor grammar and were almost impossible to understand as a first home buyer. They were not helpful at all.

The reviews on their website must have been written by themselves! I wish I had have found this site earlier as I would definitely would not have made the decision to go with them.

I was seeking an earlier settlement and I don't believe any effort was made to achieve this, yet they were happy to put this as an extra charge on their invoice. Actions associated with stamp duty payment and title registration were not explained, and are not considered as part of standard service, but rather an extra which warrants an $150 charge.

Don't use – MM sent automated emails that my novice property buyer friend couldn't make sense of. As well the conveyancers got the adjustments wrong and tried to have him pay for the discharge of the vendor's mortgage.
