Words can't explain how upsetting my experience with Stroud Homes Coffs Harbour has been. Stroud overlooked where the 2 NBN pits were located on my property in a new estate. They have admitted by email that they should have been aware when they received the contour map on 20/8/23. However, they also admit by email that they did not realize this… Read more

until 27/11/23 - over 3 months later - when it went to Council for DA approval and they rejected it saying "you have the NBN pits under the driveway. We need a letter from NBN to say that is alright".

Stroud have admitted by email that they DID NOT contact NBN.

I was called in the day after they were contacted by Council and I was told by Stroud "NBN have put the pits in the wrong spot". They said I only had 2 options, 1) for me to contact NBN and get the pits moved which Stroud said would take forever or 2) move my house 1.2 meters closer to a 3.6 meter wall and have my driveway cut around the 2 NBN pits.

Had they contacted NBN as requested by Council, they would have been told, as I have now been told, that the pits could have had special lids put on allowing them to be made trafficable, which means that I did NOT have to move my house or have my driveway cut around the pits.

Had I been contacted 3 months prior, when they should have known, I could have had time to change the plans but I was deprived of that opportunity.

They pressured me to make a decision there and then. I trusted them at that point so, very reluctantly, I had to go ahead with option 2.

My house is now 1.5 meters from this 3.6 meter wall (retaining wall plus fence) and this has had a huge affect on the amount of light coming into all that side of my house.

I didn't realize, and wasn't told, that cutting the driveway around the pits meant that I lost 1.5 meters of driveway at the curb, so it is very difficult to back out if another car is parked opposite. They put a bit on the other side to try to make it look better but this can't be used as it's in front of a pole. The driveway now looks an odd shape as it curves in on both sides.

I lodged a complaint with Stroud Homes Corporate but I have never been contacted, even though Corporate was ccd. into various emails between Stroud Homes Coffs Harbour and myself.

We were misled into signing a contract and paying a deposit based on verbal discussions around pricing. After signing (and paying), we were later presented with build costs that were approximately $500,000 higher than what had originally been discussed with us. We were asking about pricing every single meeting, as we didn’t want to waste our time… Read more

or money on something that wouldn’t eventuate.

When we received the quote, the project immediately became unaffordable for our family.

Since then, we have spent months attempting to resolve the matter directly and through lawyers, with no response. When we told them we have to pull out, we were told the deposit was non-refundable, but they will hold our money for a future build project… how does that help us?

We are now thousands of dollars out of pocket with nothing to show for it except stress, frustration and an incredibly disappointing experience.

Anyone considering this builder, please obtain independent legal advice and detailed written costings before signing contracts or paying deposits. Don’t trust the friendly smiles and ‘can do’ attitude!

both level and sloped sections across the build area. • Prior to the build Stroud provided an extensive amount of time to finalise our details to ensure we had all the right selections of materials and colours etc. • The quality of the build is of a high standard thanks to the oversight by the project team who I found to have fine eyes for detail and ability to resolve issues during the build. • The Nowra team for Stroud are long time residents in the area and are known for previous high quality builds and have a pool of quality tradesmen who they have great relationships with to draw on. • Very happy with the project management and also with the time to complete the build. • Stroud provide plenty of photo’s during the build and also provide plenty of opportunities for onsite visits to view progress or to discuss changes. • We had an independent inspection of the build after its completion and there were only very minor issues to address and the inspector commented on how good the overall build was. • For the 3 month follow-up for defects. Again, only minor issues to deal with. • Our basic build was on time and on budget with only the usual delays due for weather etc. Our additional 10%-20% spend, such as a pool and decking, where were not in the original scope of the build and Stroud very nicely accommodated these changes during the build. Great team and a real pleasure to deal with. I can highly recommend Stroud at Sth Nowra.

My experience with Stroud Homes has been disappointing, and I would not choose to use them again.

I hope the matter can be resolved through the QCAT process, but I am disappointed that it reached this stage rather than being resolved through professional communication and customer service.

As first time builders, we chose Stroud Homes Fraser Coast because of their reputation for quality. While the build process itself was generally positive, the finished product has unfortunately fallen well short of the standard we expected. The tiles are uneven, many are not straight, corners lifted and the floor tiles are so uneven that they are a trip hazard. In several areas, silicone has been used where grout should be, resulting in a very untidy and sloppy finish. This is some of the worst tiling we have seen in a home. We also have glue visible in the joints of our laminate flooring, paint overspray on some windows, and costly VJ panelling in entry that is not flush or even in parts. These are all obvious defects that detract from the overall finish of the home. In addition, the quality of appliances and fittings is only average, with basic tapware that does not reflect a premium or high quality build. We have now been living in our home for six months. This is the second review we have written. After the first, we received a phone call from head office asking us to remove it, with the suggestion that they could not assist us otherwise. We complied with this request however no further contact or resolution has occurred. Overall, we are extremely disappointed with our finished home. It does not reflect the high standard or quality finish we expected from Stroud Homes Fraser Coast, and we regret that these issues have still not been adequately addressed.

Stroud Homes personnel are easy to work with and communicate with. Quality of building materials and workmanship are good. Just have a small issue, there are a lot of hairline cracks on the concrete at the alfresco & carport area. Post construction - minor issues were handled fairly quickly. major advantage in getting the build completed on time. All the difficult decisions are finalised before the build. Stroud started the build in April and finished in early December. Being a retired builder I was interested to see how the build would progress. I noticed the site was always kept clean and the workmanship was above the normal standard. The Stroud supervisor kept us informed every Friday which was appreciated as we lived about 1,000klm away. Once we moved in there were a couple of minor problems but Stroud did get onto these issues immediately. A point of improvement would be for Stroud to allow the client more time when going over all the specifications which we had to complete in 3 hours. Their inclusions of standard fixtures were above average so no problem there. The final cost with some changes along the way was kept close the the estimate. Quite reasonable. Overall we were very satisfied with our decision to use Stroud. There can be a lot of difficulties when building a home but with Stroud we seemed to sail through the build with very little drama.
