Our unique 'small builder' culture, this provides you with your own, dedicated administrator and builder/supervisor from the start to finish of construction.
Pros:
Seem to have been allocated a good SS but still a little early to earn his stripes although he came through with flying colours on a dispute with our neighbour regarding a sewer connection point he really put us first to ensure that we got the right lay for our pipes
PD were happy for us to use their engineers drawings to build our retaining wall prior to PD build as we were putting in a lap pool and had to do the prework our selves. I found them really helpful and gave me information quickly when I needed it.
Cons:
Contract signing was horrific with so many errors - were were there for 7 hours helping to fix their mistakes and when we wouldn't sign because we weren't confident the contract was right we had to reschedule another appointment but had to wait another two months before they could fit us in - we were furious.
On to our second sales co-ordinator so all outstanding issues that I had followed up by emails and discussions with original coordinator had to be resent or rediscussed.
On choosing our fixtures and fittings from Hopetoun we asked for specific finishes which were costed and included in our contract costing but 5 months down the track are told we cannot have them because they are only offered to Prestige homes not Lifestyle which we are building - grrr not happy.
Has taken ages to get final amendments to drawings done.
Overall:
We selected a Porter Davis home because our block size was only 530sqm with a wide frontage but not so long block. The Marina 42 was the only house we could find to suit our block. Lucky for us it was gorgeous. What we liked about the design was it was not a chunky square, the front steps back bit by bit - we have a 4m distance from the alcove of the retreat but the garage is about 8 metres back so gives an illusion of more space.
We have upspecked considerably to make the house a wow house so lets hope that the finish is 5 star. I am getting a bit worried after reading some of the problems of other reviewers with the gaps between bricks and sills etc not meeting properly so will get on to my SS about making sure this doesn't happen.
Whilst PD were slow to start with the final drawings and resurvey taking for ever they have moved very quickly with the final site cut, initial plumbing and sewer connection, readying site for slab, slab mark up, laying waffle and mesh with super quick cement pouring to get in before the weather broke. They did this all in a window of a few days - very impressive. Erection of frame is scheduled for 31/8. Stay tuned
Pros:
We liked the house designs and display homes
Cons:
We agree with the person who wrote "the left hand dont talk to the right hand"
The salesperson at the display home was more interested in getting us to sign and pay the $1000 deposit.
Overall:
The quote that you receive at the display home will be $20,000 under than what the real cost is. For example our slab cost $16500. I asked to see the soil test, I spoke with the person who did the test. It was reduced by PD to $8600. A big difference. We dont understand why we cannot read the contract at home. PD expect at the contract signing stage that you bring along 10% and sign on the day. You are allow to bring the contract home after you sign and you have a 5day cooling off period.I decided to view the contact first and found a few mistakes with our plans. I inquired about the OH&S cost. $1900 of which $800 is bond for any damage done to the crossover. The contract does'nt state if we receive that amount back. I have yet to recieve a response from PD about the refund of $800.
We are building in the lakeside area in Pakenham. We have not yet signed with PD due to sign in 4 weeks.
Pros:
It's an experience with Porter Davis Lifestyle, West.
Cons:
Cons:Course of brickwork missing from top of house leaving gap between gutter fascia.2inch gap between Brick and wooden door & window frames simply covered by plaster board and scatting. Drawings show no window infill, and stated in contract. Bricklayer made an error with height of bricks and we now have 80% infills above doors and windows. Wood infills placed above doors look like an after thought. Contract signed for Ironed Brick Morter joint but brick work now completed with Racked finish. It looks ugly... the money I spent on catogery 6 for the brick, $5500 on facade selection all in vain. I haven't signed final practical completion papers yet,I may take mater further with Ombudsman. Poter Davis advertises that they alocate a supervisor as if that the supervisor looks after construction progress but it's not. Believe me, supervisor have more than 15sites to look after, he is only there for place the orders and get the trade people to do their job but never actually visit property or stop them before they complete job with errors. Since from frame stage.. Every site inspection I had noticable clear errors.... Supervisor answer: Oh.. don't worry, we'll fix it before next stage begins! Why cann't they supervise tradesman workmanship before completing given task?
My house of 42sq, suppose to finish by 10Aug'10 but, tiles just completed and supervisor said that it's gona take another 4-6weeks, not sure on settlement date yet! During the construction stage, twice supervisors changed, one resigned and Administrator knew nothing about construction; only answer we can expect is, " you signed a contract, read your contract". This is a wow factor isn't it! At the momement I'm in right middle of ocean with no navigation to reach destination that's what I feel.
Overall:
Overall unprofessional workmanship, and no attention paid to detail.
Disappointed, stressed and in total confusion. The biggest mistake I ever made in my life was signing a Building contract with Porter Davis. Wish me good luck.
