The company's polished PR front promises results that seem too good to be true, and further research revealed significant red flags in other reviews and media articles. Many positive reviews appear fabricated or paid to maintain their brand image.

Remember: There’s no downside for them if they sell you a subpar property—the incentives are completely misaligned. Once they collect their fee, what happens to you doesn’t matter. Take the time to read the horror stories and think carefully before proceeding. This is an unregulated corner of real estate rife with opportunistic "cowboys."

Before committing, I strongly urge you to read widely about others' experiences, especially negative ones, and conduct your own due diligence. For context, see this Daily Mail article and this forum discussion. Don't just take my word for it—be informed!

regretting my decision ever since. It seems that paying a buyer agent fee is pointless in the investment journey.

Moreover, one of the properties I purchased has become a financial burden, necessitating approximately AUD 70,000 to make it livable due to significant problems. Although I followed Be-Invested's due diligence instructions, I suspect that they do not conduct adequate research and instead merely forward arbitrary links from real estate websites to their clients.

I have tried to communicate with Nathan and the admin team about this issue several times through email, but I have received no response, which indicates a lack of concern for their clients and a primary focus on exploiting innocent individuals for financial gain.

Based on my negative experience with this agency, I highly recommend that others exercise extreme caution before doing business with them. Additionally, it's crucial to thoroughly review their contract, particularly the clause that forbids buyers from purchasing property within a 40 km radius for a year, which I found both intimidating and repulsive. It's worth noting that the agency has access to your personal and financial information for an unspecified period, further highlighting the importance of caution and due diligence.

Although property investment can be an excellent source of passive income, if you factor in the buyer's agent fee, you could end up paying the equivalent of three years' worth of your income.

before speaking to Nathan, based on the fact that I had been a long time fan of his YouTube channel, but he is very easy to speak to, busy and successful man like him even reply’s my text message and email, not via his team but himself personally replied. pay the buyers agent fee of $12,990 upfront, but were required to pay a deposit of $795 from this, in order to start the process. So we paid the $795.

Nathan Birch emailed us with numerous properties to select from, and we selected 4 properties. Wayne kept phoning each day and strongly encouraging us to commit to further properties, saying things such as 'finance has said you're good for another 3'. Thankfully we decided to hold off on further purchases until the initial 4 properties had been settled.

Wayne had us sign the contracts for the 4 properties. All the while saying we could still get 3 more properties, and strongly encouraging us to do so. I received phone calls/missed calls from Wayne on most days.

We then received the invoices from B. Invested for the buyers agents fees, $12,999 x 4, so $51,960 in total. By this point we were worried as finance hadn't been formally approved, but we were being told it was ok, that it would be soon. Thankfully we decided to hold off on paying the $51,960 until finance was approved- despite receiving calls from the B. Invested office chasing up payment (to which I advised that we were still awaiting formal finance approval and I wouldn't be paying until that was received).

Finance was not approved. And we found out that finance had been declined BEFORE we signed the contracts for the 4 properties- but we had not been informed. Yes that's correct B. Invested had us enter into contracts to purchase properties, knowing that the finance wasn't approved. It was a full 2 weeks until they informed us that finance hadn't been approved.

It was all such a waste of our time, and the vendors time. Thankfully we received our deposits back from the properties, however very surprisingly B. Invested refused to refund the $795. Sighting a clause in their contract of 'no refunds'. I have challenged them on this decision but they stand by it. That's right, they stand by: - Telling you finance has said you can get X number of properties - Calling you every day with strong sales tactics to get you to commit to properties - Getting you to pay their $12,999 buyers agents fee per property (thankfully we held strong and only paid a partial amount of $795) - Getting you to enter into contracts to purchase properties - All the while knowing that finance has not been approved - And then when this is all discovered, refusing to refund your money.

They did say the $795 can be put to a future purchase with B. Invested. Ridiculous to think we would use their services again after this highly unethical experience with B. Invested.

Prior to this experience I had watched many, possibly even most, of Nathan Birch's videos on Youtube. I was very excited about embarking on property investment with B. Invested, and saw it as a long term mutually beneficial partnership. Unfortunately what I encountered, was high sales tactics and the sole focus being on them making money for themselves, with no regard for our best interests. An extremely disappointing experience. Hope you enjoy our $795 Nathan.

Our binvested experience – We were presented a duplex deal, in which we had a meeting with their mortgage broker who calculated that we could just afford it. more about this project that was going to put our future in good stead. This excitement quickly turned into disappointment and shock. The build price that they quoted us before we signed up to the deal was $450,000, the cheapest build price they quoted on the night was $535,000, that is a minimum of $85,000 extra.

At the same information night we also learnt that we would have to pay council contributions fees totaling $26,000 and subdivision costs. Upon further research, we discovered that this could range anywhere from $50,000 to $100,000.

We felt this deal was now unaffordable. Nevertheless we had faith in the company to get us out of this mess. We approached management to get some answers to why we were not told about these extra costs before signing up to the deal and also for some help. All of a sudden the management team were uncontactable, their staff would say that they would call us but that call never came.

Nathan eventually contacted me and said he would work it out and get back to me, but never did.

We then tried again and again to get in contact with them to get help for our situation for about 6 months via phone, email and text, they all remained unreachable and we had no other choice but to try to sell our land. As settlement for the land was getting close, we were pressured to sell our land for the same price we bought it for.

Factoring in selling fees of $10,000, their buyers agency fee of $16,500 and conveyancing costs we lost around $30,000.

We didn’t give up though, we kept trying to get in contact with Binvested to try to atleast get our buyers agency fee back. After numerous unsuccessful contact attempts across approx a year, we eventually had a meeting with Madhu. We explained our situation and asked for answers to why we did not get help with our situation and why none of our calls, emails or messages were answered. Madhu couldn’t explain to us why all our efforts of correspondence with them were unanswered, but they did say that they had worked out a solution and that they thought someone presented it to us. We asked them for proof of this as we did not receive any correspondence from anyone, but they could not provide us with anything. Madhu then offered compensation to us by offering to waiver the buyers agency fee for the next property we purchased through them. We declined as it was not in our best interest to go through the same company and group of people that we had such a bad experience with. Madhu said the next step would be to meet with Nathan to discuss our request for a refund of our buyers agency fee.

Approx 6 months later we finally had a meeting with Nathan to discuss our situation and disappointment. Nathan was shocked and apologised and asked for two days to analyse our situation and get back to us regarding our request for a refund of our buyers agency fee. It has now been again over 6 months with zero contact from Nathan, as promised. My wife tried to call, message and email Nathan numerous times to no avail. Whilst losing $30,000 is upsetting, our main disappointment is the lack of communication and support from the Binvested team.
