I am deliberately not putting an identification on this post in case they are as vindictive as Trump as well. But i am not an AI, though i think some of Sentinel's responses may be.
I must say my experience with Sentinel has been very similar to all of the negative reviews I see on Product Review. I have been an investor, in the millions, with Sentinel for over a decade. of those trusts have had issues such as the complete loss of all capital, the failure of Sentinel to make any distributions for years, a severe cut in distributions to a small fraction of the level paid when the trust commenced etc. That amounts to almost 70% of trusts I invested in that are not performing as I was lead to believe they would, to induce me to invest. It amounts to a very significant reduction in income. All the time I note it is clearly shown in the Sentinel Financials that fees have been paid to Sentinel even when investors have received nothing for years or even when all of the investors capital has been lost. Sentinel has made excuses in answers on Product review I see such as blaming the increase in interest rates or covid but who in my opinion in their right minds would have thought that interest rates would stay at the 1/10th of 1 percent that they came down to during covid and didn't realize they would have to go back up to their long term average ( which they have not reached yet by the way) and did not lock interest rates or take other mitigation action but now blame interest rates as though it's their fault. I can say I have also invested with 11 other managed funds and I have not had a single capital loss and certainly none of the complete cessation of any income from trusts, as I have experienced with Sentinel. I note Sentinel have a new investment product they call on this site " Suboptimal". I have been reliably informed that Sentinel has now sent emails to their own investors threatening to sue them for defamation for telling about their experiences investing with Sentinel. As a corporation run for profit, with by their own statements many times more than 10 employees, Sentinel surely should be aware of the 2025 QLD Defamation act that clearly states that such a corporation has NO CAUSE to sue for defamation. That means simply they cannot sue. Please Google and read the QLD 2025 Defamation act to see what I am saying is true and know investors are within their rights to tell the truth about their experiences with Sentinel and to comment publicly about those matters without being threatened by a large corporation who it would seem does not want public comment about their experiences because presumably it would cause prospective investors to think twice. All investors should feel free to tell about their negative experiences. That is just what sites such as Product Review are there for.

A disastrous investment experience. Sentinel management are about the worst I have ever encountered. They seem to have a genuine disdain for their investors & and terrible at what they do. The returns have been terrible and management show no desire to fix their many problems.

Sentinel property group hide behind the fact that they are not governed by ASIC or Australian Financial Complaints Authority. Once they have your funds, you will not see them for a very long time, if at all, and then likely at a discounted rate. The “reliable returns” are not true. funds, take out enormous performance fees for underperforming funds, breach loan covernance and leave investors with little or no distribution, and no ability to withdraw capital at any time in the foreseeable future.
This is a high risk product.
General advice - never invest in a product not governed by ASIC and AFCA.

Given the foregoing experiences how long will Sentinel be allowed to continue to operate this way Caveat emptor is all very well but Sentinels practices appear to be almost a Ponzi scheme with the supposed over subscription of various funds. Has the industry or the responsible Government Department ever looked in to these allegations?

SPG is a firm to be totally avoided. I began investing in the assets it marketed over a decade ago, but it has now become a disaster area with major income reductions (including down to zero), and large losses in capital values. Beware the Ides of SPG!

As an existing investor in three property trusts, two of them are either not paying the distributions they projected or ceased paying a distribution altogether. I have been an investor with Sentinel Property Group since 2018. I have investments in three trusts. now, with Unit valuation likely to see 40% or more of the Trust capital return wiped out. So much for Sentinel and its expertise in Retail property management! Another is an office based trust, that has seen collapsing distributions from 8% to under 3% and valuations drop by 8%. There is a “strategy” that has been announced by Sentinel to dispose of most of the assets over the next 18 to 24 months into the very market that Sentinel have been boasting about as a buyers market for their other trusts. The final industrial property trust is doing well. Yields as with all Sentinel trusts don’t rise, best they stay put, more often as per my first 2 trusts, crash. The valuation for the industrial trust continue to rise, but that’s academic as it means nothing if you can’t get your money out. Sentinel to their credit, have made several special dividend payments from the over performing trust.
I have investments with 8 other REIT and/or Private Credit managers. Without a doubt, Sentinel are the most arrogant and poorest of communicators.
I remember the early days, when you had to queue for the queue to get into a Sentinel trust. I am grateful I failed to get into 3 other Sentinel trusts, but forever will regret making the first dollar of investment into Sentinel from what turned out to be many, many hundreds of thousands.

They spruik their Core Values it emphasizes in decision making and business practices quote: Dependable Monthly returns, Transparency, Attention to Detail, Accountability, HONESTY and an Owners Eye. The only one they have lived up to is "opportunism"....Yes, for the Sentinel Property Group whom still continue to draw their management fees and other, from trusts that havnt paid returns to investors for years. Unprofessional in every respect. Try to communicate your concerns it falls on deaf ears. Little to no communication to questions that investors need answers for. Trusts that investors have no chance getting out of and losing all their money. BEWARE! One recent questionable "positive" review vs many negative experiences. You decide where it came from. The only people making quote: "tonnes of money" from Sentinel are the trust manager/owner from the plethera of fees, (millions), that are taken regularly from the struggling and defunct trusts whilst investors go to the back of the line. Id like to ask "Hadrian", ( if he really exists), if he is invested in DFO Cairns, & Regional Office Trust where investors have lost millions and cannot recoup their money while Sentinel keep drawing millions in fees from the defunct trusts. This is a scam and be wary of any colourful positive comments about Sentinel.

I fully agree with the review made by Bret, I invested in the same funds and have been amazed at the total lack of professionalism shown by Sentinel. One fund has not made distributions for more than 12c months, but still insists on drawing substantial fees.
This group is not what it says it is. The promised returns are not forthcoming and once questioned they shut down correspondence. We have asked for assistance to sell our units in a particular trust ,which we have been involved with for years, and have been told they do not assist with disposal of units. If someone was to enquire about investing in the Trust we are in they would direct the enquiry to the first name on the list only. When asked if they would direct anyone to us they said no, even if our asking price was well below the asking price of the first investor. So, in other words we are stuck with no where to go! Emails to the company are now going unanswered. Don't believe all the rhetoric Sentinel promotes, if you do you will join a list of very disgruntled people.

bunch of waffle with no idea when distributions will recommence. Was told we would be sent out official communication about the future of this fund shortly. This was months ago now and nothing. In my opinion this is total disregard for their investors.
I have invested in over 15 different unlisted property trusts and this mob are the only ones who are still using COVID as an excuse for not paying out distributions.

I made the mistake of investing in two property unit trusts totalling $200k after Sentinel promised "dependable monthly returns" of more than 8% p.a. After just 12 months they ceased paying distributions from one trust and reduced the second to around 2.5% for now but I am expecting this to cease any day now as well. by 26%. I haven't received any distributions from the trust that stopped paying me for almost two years and I have discovered that they have defaulted on their loan covenant with the bank for both trusts which my Accountant advises me means that both trusts are "technically insolvent" raising serious legal implications. It appears that Sentinel oversubscribe their property trusts so they can pay back their investors their own money and when the funds run out the distributions revert back to low or no returns whilst most of the net revenue goes to Sentinel and their numerous associated companies in the form of various fees (Accounting, Admin, Bookkeeping, Consulting, Legal, Maintenance, Marketing, Property Mgt, Trust Mgt, etc.). This is misleading since they claim consistent investment income returns of 8% and IRR of 20% and are claiming the same in the IM for their latest investment in Brisbane city. When I attempted to redeem my investment funds they told me there is a long queue of investors waiting to exit and I will have to line up with them. I have since learned there are so many other trusts in this same category where investors have not received a single cent for more than 5 years despite investing hundreds of thousands of dollars. All the while Sentinel keeps charging trusts millions of dollars in "performance fees" and a myriad of other hidden fees. There is also no secondary market to resell your trust units especially when they have fallen in value. How can a commercial property fall in value? They must be paying too much for the properties they acquire. It all seems to be a scheme designed to make the owner of Sentinel wealthy and to leave nothing for investors. I will be taking further action to recover my investment funds for misleading claims of "dependable returns" and for running a scheme where investors own funds are repaid to them at the beginning which devalues the units. Beware of investing with the Sentinel Property Group.
