How cunning is this. Got an email from Growatt on Friday saying they are sending me an inverter. They gave me the courier number and to be delivered by Sendie. I just looked it up and its the the same letter delivered on 28th January for the last inverter. Probably the Ombudsman needs to know about this. Im over it all.

issues and caused an urgency to fix them. They quoted average $3,500 to fix everything. I trusted some issues, but got an independent electrician to fix them. It is important that all rental properties meet a certain standard of safety in fire, electrical, plumbing and gas and there should be an inspector-base to call out any non compliance. However, Smarthouse Australia is a scandal brought by Authorities where certain parties may be financially benefiting via a network of agents. ACCC needs to investigate this matter and broad-base the rental property safety inspector-base and apply pressure on Smarthouse to avoid quoting to fix issues raised by them and become a truly independent safety inspector.
Rip off artists – Find “problems” that aren’t there just to charge enormous fees. Can’t believe they find a problem in our rental every year. AVOID THIS COMPANY.

Awful – Terrible company. Had them Last week to cheak electrical and they left 2 Power points hanging off the wall.had to call back guy to fix.told me as he has 10 jobs a day mistakes happen. Went on to complain that smarthouse is a terrible company to work for.noticed on Google someone over the weekend posted many gereric reviews of this company.all 5 star..no surprise ..reading some older reviews my experience was typical.beware.

provided me a lengthy list and a quote for 5k. Last time I fell for it and coughed up, this time Smart House came back with a completely different/new list of issues for a house that has not been altered since these last checks (excluding those fixes)! What was also interesting is that both Task Force and Smart House undertook the inspections on a Friday evening. Both proceeded to leave my tenants without gas and both wanted to charge me after hour/weekend rates to fix the problem! The taskforce guy was a classic though, he wanted to charge me 2.5k for a gas leak which I had resolved by plumber within 5 minutes. The Friday night thing may be coincidence but speaking to a chap at the ESV, he says he's heard it before! When I asked Smart House what regulation/code I was breaching for each of these items, they couldnt answer me. They didnt even send photos of all the defects!! They know I dont live at the property, how could they just think I'd accept their word for it!
My advice is stay away from all these companies and educate yourself as much as possible. You can use your own qualified plumbers/electricians.
AVOID THIS COMPANY – This company takes your money, finds faults and is very overpriced and are scammers. USE ANOTHER COMPANY. Avoid this company at all costs
too quick to disconnect – Came today, took some photos , turned off gas suggesting pipes might need replacing. I mean why not leave the gas on until a proper plumber can assess the situation, and if work needs doing shut it off then. Ive got no hot water and cant cook. I will not allow them access again unless I get it in writing they wont shut down any services without my permission

Saboteurs who only know to disconnect utilities and shift the blame to new laws that they’re benefiting from – Avoid at all costs. They disconnect and leave without fixing anything. They immediately disconnect your utility in case they think they found a fault, then completely wash their hands and blame such new law they’re benefiting from in the first place. tradie’s job is to fix things to begin with. Not to go around and disconnect them. Disconnecting without any prior explanation, advance warning, or time and opportunity to rectify, is tantamount to an act of sabotage.

this leak but could not find it. They then informed my Real estate agent the cost would $3900 to replace the whole system. I was shocked and asked a plumber I knew if they could have a look at the gas. He had found the leak within 30 minutes and reconnected all appliances for the renters. we were renting, played around with it to do their tests. After they left the fan blowing cold air would not switch off at the end of the cool down cycle for the heating. Called them to get the guy back to fix it and was told that I had to lodge it through the agent and they would receive the request and then their system would book a time for rectification.
As a Landlord having the inspection done last year in the middle of Covid, they turned off the gas on the central heating for 'Safety' and disconnected, then quoted an exorbitant amount to install a platform in the roof to access where they had already been working and had disconnected the gas from, and then put a heat shield on the flue. The $1463 quoted works was performed by another registered gasfitter for $160. quoted $924 to 'make safe' a brand new installed hot water system - 2m of copper tube and a bracket.
Suggestion to other Landlords, get independent tradesman, not this corporate ambulance chaser to do any required works.

Possibly the worst company I've dealt with – I live in an apartment building in Melbourne CBD, and Smarthouse was contracted to do the annual testing of the smoke detectors in all of the apartments. They sent a text message with an appointment date and time. Got a message from Smarthouse later saying they had to cancel and that I need to call them to rearrange a new appointment. So I call, wait for ages in the queue, but finally make a new appointment.
Rinse repeat - Smarthouse employee doesn't show. We go through this little dance about ten times, my time wasted each time.
Finally, a Smarthouse employee turns up. He tests my smoke detectors, then leaves. A week or so afterwards, I get contacted again by Smarthouse saying that my smoke detectors have expired and they need to replace them.
So why didn't their employee replace them when he came? They are battery operated, all he needed to do was slide the old smoke detector units off the brackets screwed onto the ceiling, and slide the new ones on.
Cue, Smarthouse arranging another appointment with me and then just not turning up.
Rinse repeat another 10+ times (I am very patient, and I know smoke detectors are very important), at which point I told the property management company that I did not want to deal with Smarthouse anymore.
Smarthouse is an incredibly rude, incompetent company.

Not recommended – Use an automated system and do not turn up to booking dates, do not answer the phone and calls ring out, They ring my mobile and then hang up on the second ring repeatedly no other caller has this issue.

Great company, great tradies – I had 3 seperate appointments booked for the same day at our rental property and the 3 guys who came out were absolutely wonderful. They were efficient, showed up when they said they would, were friendly and able to answer any questions I had. You have to purchase the relevant Australian Standard and I'm sure most people don't have access to it. I do. It would certainly appear that SmartHouse Australia are trying to bill customers for work that isn't required.
EDIT:
It gets even better. Smarthouse claimed it was an oversight and they have now updated their procedures to not include the ELIT when the property has an RCD. It was all just a mix up - regulations change so often.
This is hard to believe.
Their website claims "Our electricians are fully qualified and extensively trained in the specialist area of electrical safety servicing in rental properties."
The applicable wiring standards were released in 2018. The Verification section is just 13 pages long.
They have a copy of these standards and they sent me an image from page 427 showing the ELIT pass/fail criteria when they were still insisting the work needed to be done. Apparently, no one in the organisation had read page 425 where it clearly states the ELIT was not required.
If Smarthouse Australia were fully conversant with the Wiring Regulations (as required by law) then they knowingly sent out a quote for work they knew was not required. That's fraudulent.
If Smarthouse Australia sent out a quote for rectification work believing it was required, then they weren't fully conversant with the Wiring Regulations. Also a breach of the law.
Or maybe they're good honest folk, who are hopelessly incompetent.
I've attached correspondance with Energy Safe Victoria where they confirm the work was unnecessary.
On the 13th October my tenants were at risk of electrocution. On the 14th December they were perfectly safe again, with Smart House Australia not doing any actual work. I recommend you get Smart House Australia to not do any actual work on your property as well.
One star is too high – This company insisted on calling four times to give me less than 24 hours notice of an inspection. They were late twice an hour early once - cost me 800 bucks in missed client hours. No apology. They took four visits to check power points and smoke alarms. They actually told my landlord there was an altercation and I stopped them from being on the property. I’ll be leaving my rental because my landlord just gobbled their lies up and then it was easily proven to be garbage.

Serviced my ducted heater- now faulty – Smart house were used to service my gas ducted heating system in Ballarat. The unit had been perfect since installation 5+ years ago. Long behold shortly after the service constant faults and tripping. Smart house were called out twice to fix the unit. They are honestly useless. Avoid at all costs.
