I was dealing with a nightmare tenant who wouldn't pay for months and would string you along at multiple VCAT hearings. They incorrectly state that I should ring the number on their website if I have unusual insurance request ring "EBM Insurance and Risk" and they might be able to direct me to a bespoke policy. I just want to rent out two rooms and sometimes stay in the third bedroom when visiting the location (but reside normally elsewhere).

If they can't help they shouldn't put on their website that the might be able to help and suggest I ring. Or a better idea might be to actually help me find a bespoke policy.

The consultant I spoke to said she couldn't help because they class that as subletting if I want to sometimes stay in the house. I don't think this is subletting since I own the house, but anyway as you can see from the link above subletting (if you want to call it that but I wouldn't) is exactly what they said they might be able to help with.

They also shouldn't direct me to the insurance council of Australia and give me that number which is only for people who can't use the website. I asked the lady on the phone if this was just the number for people who can't use the website or if they would actually be able to help me and she thought it was a different number. However it was the normal number where they won't advice you on anything.

The insurance council of Australia also try not to have contact with anyone. They just list insurers but they don't actually help anyone trying to find slightly unusual insurance.

I am so tired of looking for insurance.

Lots of people out there, you should know if you do what I want to and rent out rooms but stay in the house sometimes YOU ARE PROBABLY NOT INSURED!

Overall this seems ridiculous because I am pretty sure that the landlord sometimes staying in the house will actually lower the risk of the house getting damaged. I have lived in the house for the last 4 years as owner occupied with two tenants, all I want to do is move out but not kick the tenants out.

I am giving them 4 stars even though I am annoyed, since prob. not fair to bring their rating down just because they can't help me even though their website said they might be able to. Also the lady I talked to a week or two ago on the weekend was kind when I was stressed about not being able to find insurance, and they did at least ring back as they said.

In SPITE of section (c) of the very legislation (Division 6—Insurance, 54 What is an insurable building?) - EBM is relying on to reject the claim, specifically stating that "part of the building" does NOT - repeat NOT - include "carpet and temporary floor, wall and ceiling covering".

If paint is not a temporary wall covering ... then what is? It adheres to the wall; it's temporary; and it covers it. It seems to meet the very definition.

I quote EBM: "As the legislation confirms that any improvements and fixtures forming part of the building is considered building, then the owners corporation must insure these parts."

In what world of logic, would any Body Corporate consider that maintaining the condition of the INTERIOR of my flat, be their legal responsibility?

I have a $500 excess. I did the painting at my own expense, to minimise any claim. I doubt the claim would have exceeded the excess by much in any case.

Congrats EBM - you won the battle (rejecting a minor claim on dubious & arguable technical definitions); but you just lost the war, a customer, goodwill and any hope of me referring others to your company's insurance services for life.

Hoping your refusal makes your KPIs look good.

no lease in place. Despite the fact we had a tenant break lease and a new tenant ready to move in, who was delayed due to unexpected water damage. EBM refused to cover loss of rent while the repairs were being carried out. Even when you think you have all the insurance you need, they will find a way to avoid.

I was unable to take out cover 3 weeks prior to settlement as EBM require both a Property Management Agreement and a Lease Agreement with a tenant prior to taking out insurance. the building insurance component and just deactivate the rent default and other landlord components of the insurance until a management and lease agreement are in place (which will happen post settlement). They weren't prepared to offer me building insurance only from settlement date until their other requirements were met. I had to call them twice for my enquiry so that I could speak with a different person, as the first time I called there was so much loud background talking that I couldn't clearly hear them. When I called back a second time, the person answering the phone was incredibly rude and constantly talked over the top of me, as well as giving inconsistent advice after having kept me on hold for ages trying to find my quote - hopeless!!

Difficult claims officer, did not read the submitted claim form, he made the whole process more complicated than it need to be. This person was most unhelpful and argued every part of our claim. would give 6 stars if possible. There were some issues getting the correct documents from the tradesman, which delayed my claim, but I was helped by Maria at EBM throughout the process. Policy did not cover loss of rent – This product does not cover loss of rent - even though the our policy states that it does. We have recently had a claim for loss or rent rejected from this insurer - and they seem to find reasons not to pay on what should be covered under this policy. We would not recommend this insurer to any landlord. Show details

Look elsewhere for cover – Our premium last year for a modest property (under EBM's brand RentCover) was $105.27. This year it has risen to $548. This is an increase of 5 times in one year. The reasons they quoted was inflation and increased cost of materials. Our cover is primarily contents (mainly carpets and blinds) public liability and default on rent, so no building… Read more

work, broken windows etc as this is covered by the strata building insurance. We have never made a claim and while we expected a small increase in price because of inflation, this is a rip off.

Great company with good people who know what they’re doing – I’ve not made a claim but the purchasing process was excellent including having to make a bunch of amends to keep our SMSF lender happy. It was an onshore person who knew what they were doing and got me the best price when I told them what I had research from 3 other quotes .
