1st and only claim I've attempted in maybe six years. My request to claim the costs of repainting kitchen walls smoke-damaged by a fire resulting from my tenants, was refused on the grounds that the INTERIOR of my strata title unit "... is considered to be part of the building" - and therefore is the Body Corporate's responsibility, not EBM's. … Read more
In SPITE of section (c) of the very legislation (Division 6—Insurance, 54 What is an insurable building?) - EBM is relying on to reject the claim, specifically stating that "part of the building" does NOT - repeat NOT - include "carpet and temporary floor, wall and ceiling covering".
If paint is not a temporary wall covering ... then what is? It adheres to the wall; it's temporary; and it covers it. It seems to meet the very definition.
I quote EBM: "As the legislation confirms that any improvements and fixtures forming part of the building is considered building, then the owners corporation must insure these parts."
In what world of logic, would any Body Corporate consider that maintaining the condition of the INTERIOR of my flat, be their legal responsibility?
I have a $500 excess. I did the painting at my own expense, to minimise any claim. I doubt the claim would have exceeded the excess by much in any case.
Congrats EBM - you won the battle (rejecting a minor claim on dubious & arguable technical definitions); but you just lost the war, a customer, goodwill and any hope of me referring others to your company's insurance services for life.
Hoping your refusal makes your KPIs look good.

I was unable to take out cover 3 weeks prior to settlement as EBM require both a Property Management Agreement and a Lease Agreement with a tenant prior to taking out insurance. the building insurance component and just deactivate the rent default and other landlord components of the insurance until a management and lease agreement are in place (which will happen post settlement). They weren't prepared to offer me building insurance only from settlement date until their other requirements were met. I had to call them twice for my enquiry so that I could speak with a different person, as the first time I called there was so much loud background talking that I couldn't clearly hear them. When I called back a second time, the person answering the phone was incredibly rude and constantly talked over the top of me, as well as giving inconsistent advice after having kept me on hold for ages trying to find my quote - hopeless!!

never get any form of discounts or relief for being long-term clients. During the hard times with rising interest rates & mortgage repayments the household budget becomes tighter & tighter, especially with meeting insurance premiums with the insurance companies, generally. We are now forced into either paying premiums on a monthly basis, where allowed &/or split the type of insurance sought, for example, Houseowners insurance policy taken out over the investment property's dwelling for the usual protection against adverse weather conditions, earthquakes, fire & public liability etc. & separately, we take out the EBM Landlord premium insurance only. Previously, we were happy to just have it consolidated as one policy for each property invested to combine home insurance as well as landlord insurance cover. Does EBM have a blanket policy for all investment properties within Australia for a family group or better still, does EBM offer any form of encouragement for premium discounts to family groups dependent on the number of policies held ?

the dirtiest, most useless Tenants. We were sent a 6 monthly Inspection Report, informing us the Property was well maintained (lies). The shock when Tenants left after 4yrs (& vanished) they had been living in squalor. We found out from neighbours the tenants had kept a mini Zoo…..the smell was horrendous & damage devastating. The Agent had been lying about the condition of the Property being well maintained. The Managing Agent is a Franchisee of a very large well established old RE Agency with many Agents. The RE Agent is still in Business. I complained to their Admin Manager….about the mess/damage the tenants had left us. She screamed like a Banshee down the phone at me. I was shocked she had always been pleasant, obviously she didn’t enjoy owners ringing & telling her our Property is trashed… I invited her to inspect the Property 15 minutes from her Office - she said , “No”. My Property was similar to a re-run we see on ‘A Current Affair’. Humans can be filthy & couldn't care less about anyone !!

Had a tenant break lease unexpectedly, just a few days later while vacant property manager noticed a water leak which prevented us from placing a new tenant who was ready to go from moving in. no lease in place. Despite the fact we had a tenant break lease and a new tenant ready to move in, who was delayed due to unexpected water damage. EBM refused to cover loss of rent while the repairs were being carried out. Even when you think you have all the insurance you need, they will find a way to avoid.

Difficult claims officer, did not read the submitted claim form, he made the whole process more complicated than it need to be. This person was most unhelpful and argued every part of our claim. In addition the language used was complicated and extremely difficult to interpret. The claim is still not resolved after 3 months! Show details

Policy did not cover loss of rent – This product does not cover loss of rent - even though the our policy states that it does. We have recently had a claim for loss or rent rejected from this insurer - and they seem to find reasons not to pay on what should be covered under this policy. Look elsewhere for cover – Our premium last year for a modest property (under EBM's brand RentCover) was $105.27. This year it has risen to $548. This is an increase of 5 times in one year. The reasons they quoted was inflation and increased cost of materials. Our cover is primarily contents (mainly carpets and blinds) public liability and default on rent, so no building… Read more

Great company with good people who know what they’re doing – I’ve not made a claim but the purchasing process was excellent including having to make a bunch of amends to keep our SMSF lender happy.
