certifier couldn’t issue the Form 21 due to defects which should have been picked up by ASBIR, delaying my settlement and leaving my family and I facing homelessness.
ASBIR Missed These Issues: 1. Hot Water System: The system was sitting on a 30 cm pile of soft sand, almost toppling off with a slight push. This was a major safety concern. How did ASBIR miss this? 2. HVAC Unit: Not attached to anything, wobbling dangerously. Another major oversight. 3. Additional Defects: Loose bricks, dangerous door skirtings, broken window lock, lock on the security screen didn’t work or lock. 4. ASBIR also missed checking essential BAL-rated items like ember guards and was unaware that the home was BAL rated. 5. ASBIR missed that the downpipes were not glued/secured and nor were they straight, which has since caused significant issues. 6. ASBIR missed that 50% of the security screens were not installed, which is mandatory for BAL compliance, and stated that he had “inspected them”, when 50% of them had not even been installed yet. 7. The inspector didn’t check windows, doors, or the garage door properly, that the blinds were broken on some installations, skirting missing, shockingly bad painting, drips, dents, spills etc. 8. The inspector didn't pick up that the shower leaked. 9. The ASBIR inspector failed to notice the 2-4mm gaps between floor boards and skirting and dangerous and crooked wood cuts.
Other Concerns: 1. When I mentioned that I had installed plumbing shut-off valves under each sink/tap, he insulted me and called me dumb for making this choice, and dismissed my preferences. 2. He failed to recognise the importance of proper fence installation to prevent wood rot. The builder had left a 10-20 cm of soil form the ground level to 10-20cm below ground level, where there was meant to be concrete to the ground level. 3. His unprofessional attitude was appalling, from eye rolls to refusing to take off his shoes in my brand new floors/home, to using a walking stick with dirt all over it scraping my brand new floors. 4. The ASBIR inspector could barely move around or get up on a ladder, and failed to get up into the roof to inspect the roof cavity properly, nor did he inspect the exterior roof.
From missing crucial certification required items which caused a delay to our family’s move in date, to the unprofessional behaviour form the ASBIR inspector to ZERO acknowledgement from the Owner when I advised them via email what happened, ASBIRs service was HORRENDOUS!
Yes, these were issues caused by a shonky builder, but I paid ASBIR for their expertise in picking up these issues and helping me get the builder to rectify them before handover.
ASBIR failed! There should be an option for ZERO stars.
I did not receive the quality inspection I paid for, and I strongly recommend avoiding their services.
