Pre-Handover Inspection: ASBIR was contracted and paid to perform a Pre-Handover Inspection, which was poorly executed, causing a two-week delay. The certifier couldn’t issue the Form 21 due to defects which should have been picked up by ASBIR, delaying my settlement and leaving my family and I facing homelessness. ASBIR Missed These Issues: 1.… Read more
Hot Water System: The system was sitting on a 30 cm pile of soft sand, almost toppling off with a slight push. This was a major safety concern. How did ASBIR miss this? 2. HVAC Unit: Not attached to anything, wobbling dangerously. Another major oversight. 3. Additional Defects: Loose bricks, dangerous door skirtings, broken window lock, lock on the security screen didn’t work or lock. 4. ASBIR also missed checking essential BAL-rated items like ember guards and was unaware that the home was BAL rated. 5. ASBIR missed that the downpipes were not glued/secured and nor were they straight, which has since caused significant issues. 6. ASBIR missed that 50% of the security screens were not installed, which is mandatory for BAL compliance, and stated that he had “inspected them”, when 50% of them had not even been installed yet. 7. The inspector didn’t check windows, doors, or the garage door properly, that the blinds were broken on some installations, skirting missing, shockingly bad painting, drips, dents, spills etc. 8. The inspector didn't pick up that the shower leaked. 9. The ASBIR inspector failed to notice the 2-4mm gaps between floor boards and skirting and dangerous and crooked wood cuts.
Other Concerns: 1. When I mentioned that I had installed plumbing shut-off valves under each sink/tap, he insulted me and called me dumb for making this choice, and dismissed my preferences. 2. He failed to recognise the importance of proper fence installation to prevent wood rot. The builder had left a 10-20 cm of soil form the ground level to 10-20cm below ground level, where there was meant to be concrete to the ground level. 3. His unprofessional attitude was appalling, from eye rolls to refusing to take off his shoes in my brand new floors/home, to using a walking stick with dirt all over it scraping my brand new floors. 4. The ASBIR inspector could barely move around or get up on a ladder, and failed to get up into the roof to inspect the roof cavity properly, nor did he inspect the exterior roof.
From missing crucial certification required items which caused a delay to our family’s move in date, to the unprofessional behaviour form the ASBIR inspector to ZERO acknowledgement from the Owner when I advised them via email what happened, ASBIRs service was HORRENDOUS!
Yes, these were issues caused by a shonky builder, but I paid ASBIR for their expertise in picking up these issues and helping me get the builder to rectify them before handover.
ASBIR failed! There should be an option for ZERO stars.
I did not receive the quality inspection I paid for, and I strongly recommend avoiding their services.
Great value and really helpful – These guys did a handover inspection for us. We found them to be very thorough and helpful. They turned it around really fast for us too because we weren't given much time to arrange the inspection. Really great
Made it so easy for us – When we called we spoke to Debbie who was friendly and helpful. She was able to get us booked in within our time frame (which was tight) by working her magic. We were unable to attend the inspection but the inspector called us after the inspection and gave us a really insightful recap of the inspection and then we got the report the next day. Very thorough, helpful and friendly. Thanks
Don't engage with this company! – I used ASBIR for my practical completion inspection and have had issues with my experience with them ever since. The inspector dismissed me and engaged with the builder even though I was paying for his services. The inspector was rude and incompetent. The second inspector attended, which I also had to pay for, because I complained that I did not… Read more
feel the inspection was thorough, and relevant defects were not brought to my attention by him. The report did not specify where exactly in the house some defects were located so it was difficult to use. I've since discovered significant issues that the inspector never picked up. After following up with ASBIR they gave me a raft of excuses including the first inspector no longer works with them. Insulted me by saying I didn't understand what their role was amongst other things. Also had to pay in advance before the service is even provided. Don't waste your money on an incompetent company!
Concerning experience – I used ASBIR for my practical completion inspection and have felt uneasy about my experience with them ever since. As one example, the inspector did not point out or include in the report bowed walls that the builder has since attended to try to straighten in my home. The inspector attended twice, because I complained that I did not feel the… Read more
inspection was thorough, and still this kind of defect was not brought to my attention by him. The report did not specify where exactly in the house some defects were located so it was difficult to use. We found it concerning that the inspector made a comment to the builder suggesting that he would recommend their company. I think we expected greater impartiality from a building inspector. I did not like that I had to pay for the service before the inspector attended the property.
Absolutely brilliant – The ASBIR team were so helpful and efficient. They were able to squeeze me in with short notice and did a very thorough inspection and got the report to me so quickly. Would definitely recommend
Commercial Property – We had ASBIR do our commercial inspection before we purchased. They were great to deal with and we had our report the next day.
So worth it – I was so nervous buying my first house but the inspector was so patient and explained everything. He was even available on the phone to answer my questions and gave me advice on what to fix first and how much i could expect to pay. The girls in the office took care of everything, would definitely recommend ASBIR to anyone
Fantastic Service – It was my first time ever needing an inspection done and ASBIR were super helpful and talked me through the whole process. The inspectors were really professional and Debbie the office contact kept in touch and helped relieve all my worries. She was always available and she was happy to answer the 5 million questions I had! The report we got was full of detail and easy to read. I couldn't recommend them enough.
So very helpful – ASBIR helped us with our handover inspection. They were so thorough and easy to deal with, the office lady was lovely and the inspector was very helpful. The report was easy to understand, especially with the summary, which we could send to our builder to have the items fixed. Highly recommend.
Waste of money – This was meant to be an Independent PC inspection but only the defects I mentioned were listed on the report. In addition the photos on the report were blurry and the report lacked coherent details .
