Can’t I take out a policy under a year? Say a few months? I need to change insurance companies but I will be needing the property back soon for repairs. I’m not happy with my insurance company presently.
Hi there Mandy. When you take out cover with EBM RentCover, you must take out a 12-month policy. However, you can cancel it when you no longer need it, and receive a pro-rata refund for the un-used period. Please note the administration fee portion of the premium is non-refundable. Why is it that in case where overseas student who is reliant on parents for rent and cannot support himself here due to closure of business's such as cafe, hospitality etc and is forced to return home, landlord is not able to claim loss of rent in this instance.

Why are there so many reviews sating that you do not accept claims?

While we always strive to pay claims when the circumstances are covered - we paid close to $25 million last year alone - the unfortunate truth is, not everything can be covered in an insurance policy. Do you cover Contents? what all are not covered in Landlord insurance?
In general terms, in a RentCoverUltra or RentCoverPlatinum policy, contents such as built in furniture, non-portable stoves, blinds, light fittings and floor coverings etc. are covered, whereas furniture such as beds, chairs tables etc. are not covered, but can be as an optional extra (when owned by the landlord and provided for tenant use). Do you cover payment of electricity and water accounts not paid by the tenant prior to leaving and if so what is the excess on each claim/utility unpaid?

Hi Graeme - thank you for your question. Rather than being claimable these items should be deducted from the bond prior to allocating bond money towards any rent owing. In this way defaulted rent can then be claimed (rather than taken from the bond), lost rent attracts no excess.
