everything “general wear and tear, neglect, and lack of regular upkeep, rather than any deliberate or intentional act.”
That’s their excuse for everything! Basically, no matter what kind of tenant damage you face, AAMI will tell you it’s just wear and tear and refuse to pay.
They also don’t really cover rent default — it’s a complete trap. According to their policy, you must lose the equivalent of four weeks’ rent before you’re even eligible for compensation, which makes the so-called “rent default cover” almost useless for landlords. It’s misleading and unfair.
Completely unprofessional and unreasonable. Other insurance companies I’ve used have always covered these types of damages and losses with no problem.
AAMI’s assessor ignored clear evidence and simply found a way to deny the claim. It’s a waste of money and time.
As a property manager, I will never recommend AAMI to any landlord or client again. They do not protect property owners — they only protect themselves.
Do not buy AAMI landlord insurance. You’ll regret it.

their claim. This is absolutely FALSE ADVERTISING, as my experience with AAMI is the same as the other insurer on their TV advertising.
My previous tenant broke lease only a few weeks after renewing the lease and left thousands of dollars of damage of which I received the full bond back, and the remainder I tried claiming through AAMI who declined my claim as they said that the malicious damages they left was not intent. How can the malicious damage not be intent, if they left my property knowing the damage they caused without repairing the damage?
This claim was made just before my Landord Insurance renewal so obviously I didnt renew my Insurance with AAMI. My Agent can not believe the result of my claim and he suggested to me to dispute their decision which I am doing. He also recommended to me to insure with Terri Scheer from his experience with that insurance company so now Im insured with Terri Scheer.
Ive also cancelled my Contents Insurance with AAMI as a result of this experience.
If AAMI doesn't pay my claim Ill be escalating this to the ombudsman.

property had a water pipe burst in the ceiling and due to excess water damaging the ceiling in a room, the ceiling has collapsed down damaging the ceiling and walls in that room. The room was supposed to be a nursery room and there was a cradle/crib also inside this room. Fortunately, by god's grace, the baby was not there yet when this incident occurred. I submitted a claim for repairing the ceiling and loss of rent as tenant has to vacate citing the potential safety concerns until the ceiling and walls are fully repaired and restored. After submitting the claim, AAMI took about 2 weeks to investigate the damages and come back with a report and accepted the claim to repair the ceiling and walls, but claim manager declined to cover the loss of rent because they concluded that the house is still in liveable condition even though there is a potential risk for lives associated with the damaged ceiling and wall. How come a person as a parent/husband/son would want to take risk of his spouse/kids/parents by staying in the house after the ceiling in a room collapses down on the baby's crib? How come this is called a liveable condition just because the building accessor says on the paper that no other issue and people can live? But the claims manager did not even listened to what I had to say and just kept saying that the damage was only in one room and house can be lived or released. On top of that, the repair work took 3 months to complete, causing 3 months of rental loss amounting $7050. The AAMI PDS clearly states the below: "If following an insured event the building cannot be lived in or cannot be re-leased, we will pay the weekly rental amount for the time it should take to repair or rebuild the building so that it can be lived in again or re-leased." As per this statement mentioned in PDS, my property was not able to be re-leased due to the collapsed ceiling in the bed room. So, I should be covered for the loss of rent. But claims manager denied it outright. Then I raised a complaint and it was handled by his manager who came back and said the same thing that the claims manager told that the house is still liveable and releasable. Losing confidence in them, I further escalated the issue to customer relations team. Finally, the customer relationships officer listened to my concerns patiently, requested all supporting documents and assessed fairly and came back with a positive resolution to the issue by accepting the rental loss coverage though not for the entire period the house was vacant due to the incident but atleast until the date when repair works were completed upto the stage where it can be released. I am now waiting for the funds to be credited for the rental loss. Few of the repair works were referred to cash settlement as they said they were related to pre-existing conditions though some of them are not. But I am already tired. Hence, accepted :(. Though the claims manager and his manager let me down, the AAMI's customer relationship team provided a fair solution to my issue and put an end to 3 months of my sleepless nights.

letter saying “I attempted to contact you today about your claim.” AAMI made it difficult to claim. The benefits for the claim were minimal. Our tenant passed away in our unit and had no next of kin. The whole event was extremely stressful. We felt we had to fight to claim several items including a deep clean in the unit. We had a $400 excess and our claim was only $1300. It was an extremely traumatic event and claim. This insurance is not worth it. We’ve since gone elsewhere.

damage, in fact they contributed around $30000. I was happy with the service and they paid accounts and invoices sent promptly. No issues with them at all.
On the 2nd claim on another property again no cleaning costs paid and a few other things rejected but they did pay loss of rent and locks to be changed etc. From memory they paid around $4500 out of probably 8k in costs but I don't think they rejected anything the other companies wouldn't of.

AAMI didn't cover any of the cleaning costs, and the excess was 4 weeks rent plus $500, and they don't cover the unpaid power and water bills, but they did pay for missed rent for 7 weeks and replaced doors which had holes in them and broken blinds and a broken oven that was deemed to be maliciously damaged.
This whole saga has been a huge headache, and although a perfect insurance cover would pay for everything, this simply isn't realistic. The excess and the fact that cleaning isn't covered is all in the PDS, so I can't complain about that. As it stands, we were happy to get the assistance we did; the claims process was smooth, and the money paid out no problems.

Worst company to take landlord insurance, they are cheap for a reason, just reject claims on silly grounds and make people run after them to get information. First they take months to provide assessment and then again months to address any escalations . Their ads imply personal care and service, but it is impossible to speak (or even chat) with anyone about a claim. Only one random day I got a text message (which I missed, being at work) saying they'd be calling in 10 minutes. So I missed their call and they didn't try again. nearly 2 months I was advised they wont honor the claim. So buyer beware they will collect your premium and provide nothing in return. it took over 2 hours to cancel the account and a day to receive threatening paperwork by email.

Good premium price but worthless when you need to claim – Tenant damaged wall and carpet, and owed some unpaid rent. First ever claim with AAMI and they advised that because the lease had moved from its fixed term to periodic they wouldn't allow the claim. COVER from their end. So the holes in the wall, the massive burn mark on the kitchen bench, and ripped carpet throughout the house were deemed, according to AAMI, "accidental". Even our real estate agent asked "so what are the landlords paying for ??" The total damage is approximately over $30,000 and AAMI reckoned not viable as the actual payout would be less than our excess ($3,000).
Wondering how this kind of scam business is allowed to rob us, landlords. There has to be some authorities that oversee these malpractices.

urine through every carpet in the house. We've tried over several weeks which we cannot remove after several professional cleans, sprays, sanitisations and neutralisers. Replacing the carpet and underlay is the only way forward so we can rent the house out again - and now we are out of pocket. The carpet was only five years old and otherwise in great condition so not happy about having to replace it.
Closer to a Scam than an insurance policy – Much like many of the other reviews on here. The policy doesn't cover anything. If you make a claim you are met with a reason it's not valid. insurance companies genuinely provide protections for landlords. The biggest mistake I made was going with AAMI thinking we had, had good experiences with our other policies. We have just been left severely out of pocket. The AAMI landlord insurance is not a genuine product. I will be moving all our policies.

The contractors that worked for AAMI were terrible and not competent. They left half of the floorboards in my apartment unremoved and claimed that they were not damaged. However, this created further damage to my apartment and generated more mould.
My tenants complained about the mould issue and I had to pay for their temporary accommodation. AAMI refused that it was their fault.
I ended up having mould in my apartment, bearing >$10k to pay for my tenants to stay elsewhere while AAMI tried to remove the floorboards. Now the apartment has become unlivable and uninhabitable with mould issues. I lost my tenants and had to end the lease. AAMI still refused to compensate me for this.
I would never go with AAMI again, and their customer service is terrible. Every time I called, no one would be able to help. They would always kick the ball to another department's court and say that it's the other team's responsibility to get back to me.
Each time on the phone with them, I had to repeat my story, and they never showed empathy. They sounded very cold/aloof in their phone and email correspondence with me. I felt like I am not their customer at all, they sounded to me like I'm their enemy.
After reading everyone's review on ProductReview, I found this is a common issue with AAMI. They provide poor customer service, the policy isn't transparent, and it's a waste of money, time and energy to deal with their customer reps.
I'm going to lodge a complaint to the Australian Financial Complaints Authority on this.
Lesson learnt – I changed my tenant's contract from a fixed to a periodic to help them out with payments at my agents advise. Towards the end they stopped paying rent and it took 6 months to have them removed going through VCAT. contract, I was only entitled to two weeks rent which wouldn't have covered the excess. It was my policy and I should have read the fine print, but I find it misleading having insurance with AAMI when one of the most likely scenarios to occur will only be covered if on a fix contract. Between the lost rent and state of the house, it has been a very expensive lesson. Don't ever use AAMI for landlord insurance.
