property was of interest to a number of parties. Kathryn's conveyancer sought a number of contract amendments and posed an extensive list of questions about the property. Kathryn indicated to the agent that she would be looking to exchange next week. In the meantime another offer was received, above asking price and with easy to deal with conditions. I accepted that offer, deposit paid with 66W and contracts were exchanged. Kathryn has now seen fit to bag everyone out because she has not secured the property. Kathryn's review about the real estate agent I engaged is totally unfair and unreasonable.

This agent (Chris) was absolutely horrible to deal with. I got an offer accepted on a place, I arranged contracts and finance and then he sold it to someone else without even bothering to tell me. He completely wasted my time and money, showed no respect whatsoever. Would never recommend him to anyone under any circumstances. He has no ethics whatsoever.

email was to advise the tenants. Why would you ask 'Were you aware of this?' Later the same day his tenant complained the cleaning was not being done in an area very few of us use. The reason it was not being done is because we had new cleaners who were not aware they needed to clean this area. Allan Dale's response to this complaint was 'Seems these agents aren't doing their jobs correctly'. This particular agent has been in the real estate game a long time. He should know better than to make assumptions and make derogatory remarks about our strata team. That same day our strata company closed for Xmas break. Allan Dale did not contact them when they reopened on 8 January. Tenant made another complaint on 14 January. Allan Dale sent email to our strata. He passed on incorrect information, not the information the tenant had given him. About a week later he sent an email to our strata saying we had a broken bin and rats were making a massive mess. After spending an hour of my time investigating this complaint we found out Allan Dale had sent the email to the wrong strata company. The person making all these errors should just stick to doing his job rather than making extraneous comments or asking redundant questions. I wish Allan Dale would do their job properly. Committee members are working for no payment for your investor clients. You need to treat them with respect.

Never had a problem – As a tenant, we always found Chris Vallas excellent. He responded quickly and resolved issues professionaly.

Hands down worst real estate agency – They are dishonest, greedy, and manage properties so poorly it borders on dangerous. For the sake of your properties/rental, avoid at all costs.

Easy and kind – We had a fuss free experience with Slav and the team at Allan Dale. They were accommodating to our needs as renters. Assisting us with moving in / out timelines. Easy to contact and communicate with. As a renter and a landlord I'd have know problem recommending Allan Dale.

Malpractice and negligence – Absolutely shocking service and mafia like ethics. These jokers will force you to go to the CTTT just to get rid of them. You will have to hire a lawyer to get your books back and then find they use their credit cards to pay bills for flybuy points and the books don't even balance. They even charge twice for some services! Avoid like the plague!!!

Stay away from Allan Dale Real Estate – It is the worst decision we ever made going with this agency. Their director, Stan Wise is incompetent and lazy. He does nothing but take payment from you. Any agency would be better. Don't waste your money. Steer clear from them.

They cannot hide – Notice that they have fled Trulocal Review site(refer) however they are Masters of Evasion avoiding both Councils and Lawyers over accountability of Property conditions.Very abusive and aggressive in attempting to scare people whist claiming to be"Managing Agents" for properties.

was arrogant fool. The guy couldn't follow the most simple instructions, would not present quotes for jobs, would send deliberately obnoxious and obstructive emails, and somehow managed to drag out simple maintenance jobs for close to a year. Obviously the strata committee was not happy, we asked the guy to resign and he did but somehow things actually got worse...

The next [censored word removed] Alan Dale assigned to our Strata was beyond inept and basically got every single important aspect of her job wrong; she sent out bills in error, actually got the strata levies wrong and the distribution of the funds, and to make matters worse she would never reply to any email unless you sent them relentlessly and cc'ed the entire business in the email.

Happily we are no longer with Alan Dale but I am still dealing with all the headaches they left behind. I really didn't think that a company could do such an appalling job performing their core business.

Shockingly bad – These are by far the worst agency I have ever dealt with. The property manager is not returning calls or email and very disorganised. One of the receptionists is quite rude. Dont rent from them, If you are owner dont use them property maintenance does not exist with these people. I cant believe how terrible they are. Stay away Bad servicr

Dishonest and disreputable agency! Stay away – We have been renting from this agency close to a year and found the receptionist a royal pain to deal with. we spoke to the property manager who was annoyed the service had already been put on by the so called receptionist, we had to bring it to his attention that no contact had actually been made. There has been many reviews online which mention the dishonest practices of ADRE. We would not recommend buying, selling or renting through this agency. ADRE are a disgrace – ADRE have been our strata manager for two years. They are inept and worse still do not have a working knowledge of the requirements for Strata Management. They have given advice that a EC member can be removed from the EC by a vote of the remaining members of the EC. They have committed the Strata to contracts where the contractor is not… Read more

licensed and/or does not have Home Owners Warranty Insurance (HOWI), Further, ADRE did not know the requirements for HOWI.

They have not provided the correct notice to owners regarding EC or General meetings. They were 14 days late in issuing levy notices, claiming it was a computer problem.

They refuse to provide information relating to finances and contracts to the EC.

They do not return phone call or emails.

They couldn't release funds from the Strata account because a director of ADRE was overseas.

found our accounts could not be balanced, we were paying double for some services, the principal negotiated a settlement on our behalf without reference to us, and a senior staff member was paying our strata accounts on his credit card to get the points. The principal hijacked our meeting to tell us how great he was and show how clever his negotiation on our behalf was. He lied about making an agreement once we advised we were not happy.
