or me that they sneakily were winding their old company to get out of paying damages. This is a company that has been spun up from the previous company APBI (google APBI and ISpect comes up). Check the low review rating of APBI. Same manager [Name Removed], same building inspectors etc. Their inspector in Brisbane failed to pick up a fault in my garage roof which they inspected and this led to thousands of dollars in damages. They have refused to cooperate and refused to provide their liability insurance details. Going through the legal system to hold them accountable. Don’t take the risk.
Utterly Incompetent Inspection Service by David Roth – I regret to inform others of my extremely negative experience with APBI, specifically with an inspector named David Roth, for the inspection of my single-storey property in Melbourne. It was nothing short of a fiasco. David Roth, the inspector, displayed an egregious lack of knowledge in the construction industry. He missed major structural… Read more
issues that were glaringly obvious, choosing instead to focus on trivial matters like missing nails, while completely overlooking significant structural problems and deviations from the approved building plans.
His incompetence led to severe complications as the construction of my home progressed, resulting in substantial alterations to the structure and costly repairs. David Roth's lack of skill and professionalism has had serious repercussions on my project.
I strongly advise against using APBI, especially if David Roth is involved. Their service isn't just substandard; it's a dangerous gamble with your property. For anyone in need of building inspections, I urge you to seek a service that is reputable, qualified, and truly professional. Do not risk your property with this company and this inspector.
very average inspection – very average, I even pointed out defects that were there but no mention of them in the report. I wish there was proper inspectors in sydney like (Site Inspectors- Melbourne)
Utterly Incompetent and Unacceptable Service – We are building a new house and hired APBI to inspect the frame. The inspector failed to identify any errors, and the one mistake he did report was incorrect due to his failure to review the engineering design. Consequently, we were compelled to engage another inspector who subsequently identified numerous errors in the frame section. Despite… Read more
these glaring oversights, APBI's response was to attribute them to a lack of time for measurements. This explanation falls short, given that these errors were evident to the naked eye – for instance, the front entrance door was significantly misaligned, and the shower lacked the required niche as per the design and....... Following a conversation with the manager, we were disappointed to learn that a refund was not an option. Regrettably, this experience amounted to a complete waste of our $500 investment. We are going to take it to VCAT.
Great service! – This is the 3rd time i'm using APBI service and they have been very professional. Strongly recommend to anyone that needs a building and pest inspection.!
just a waste of money. it's the same as doing it yourself – now that I live in the property and that I had a chance to see things for myself, I realise how scammed I was by the inspector. The report was a complete waste, with lots of obvious mistakes, and missing important areas of the property.
Worst property inspection – Got property inspection twice from APBI. First time nothing was pointed out in report. I was happy but that was a mistake . Second time , I went to see myself during inspection and property inspector did not spend more than 5 minutes in inspection. On asking property inspector said I assume as a particular thing is done in ground floor , it will be done in first floor as well. Assume ? Why don’t you go and check. Waste of 880AUD.
Rubbish – Paid $500 for nothing. Report came back as everything seems normal. I knew it's rubbish, so I changed inspector for next stage, and came back with dozen problems that not picked up previously. What a bunch of craps.
I could have done the report myself – Not very happy. Very little detail and information. Has walked through house and spotted things anyone could spot. Very unhappy I paid $440 and the report told me nothing I didn't already know. They didn't get on the roof. And said gas was hooked up when it wasn't. Don't feel like can trust the report at all. Do not recommend. I will need to get… Read more
another building & pest report. Doesn't actually test for pests it seems, is more of a visual assessment??! They also didn't get on the roof and check any of that out.
Had doubts from the first page of the report where it said 2 bathrooms and there is only 1. And it also said: Services connected to property Gas: Yes - Not tested
There is no gas connected to the property...
Same as a review posted 3 weeks ago. Just a lot of ticked boxes. And, if there was any potential for doubt: “Consider Contacting a plumber” “Consider Contacting a carpenter” “Consider Contacting a structural engineer”.
Very Lazy report – These guys are making a killing $$$ $500 and 43 minutes for an inspection of a 50 year-old house. There’s more information in the report defining how they’re not liable for the report than there is a house report. So why even bother? And when the report calls for more detail; “As above”, “As above”, “As above”, “As above”, “As above”, “As… Read more
above”, “As above”, “As above”. Lazy AF. House has the worlds biggest roof you can walk in it: “Poor visibility - Can’t see trusses because of ceiling insulation.” House has no chimney: Chimney in “very fine” condition. Just a lot of pretty pictures and ticked boxes. And, if there was any potential for doubt: “Consider Contacting a plumber” “Consider Contacting a carpenter” “Consider Contacting a structural engineer”. How about consider paying a self employed carpenter the same money for a half a day for an actual building inspection. You know, the kind of inspection you though you were getting. Who knows, they might even rectify a defect or two whilst they’re there.
Very professional – The whole booking process is very easy and the inspector did a very good job. Highly recommend. The report was in detail with pictures. Fees is cheaper than other companies so very happy with the service
Lack of care and information – The inspection and subsequent report provided less information and professional evaluation than could be assessed by yourself. It overlooked key issues that we identified and instilled no confidence in the skills or professionalism of the company. When presenting these issues to the company, they were unhelpful and dismissive of my complaints.… Read more
There are better inspectors out there, so please save yourself time and money and avoid this company at all costs.
Building and pest inspection Melbourne – Greg was great and took time to explain defects and a maintenance program to manage pests. Price was reasonable and much cheaper than other companies. Shweta at their office organised everything regarding the inspection. It was a very smooth process and positive experience. Thank you

Building and pest inspection Melbourne – Easy to book! Inspector was on time and report was detailed - with pictures. I was able to speak with the inspector following the inspection as I had some questions about the inspection which he was able to answer. A positive experience and pretty good value. I would recommend.
Excellent Service – George was very resourceful and helped understanding various inspection details and provide detailed feedback. He was a professional and I would recommend APBI. Thanks
