How can a Manager from Queensland Know or care what he is authorising E.G.[Name Removed]
when authorising a crucial and costly decision in Melbourne

Terrible useless will raise at agm to move asap

Terrible Body Corporate, need major improvement in service and strata management
Frustrating is an understatement when it comes to dealing with VBCS. I’ve had VBCS manage our body corporate and have strata managers ‘manage’ our properties for over 5 years and the standard just keeps dropping. I’m not even sure what the strata managers do anymore aside from issue levies and take our money. When it comes to dealing with issues and managing the property, they have been useless. I have to constantly follow up to get an update on what is going on and the common response is, “I haven’t heard back, let me follow up” and this goes ...on for weeks and sometimes drags on for months! If I don’t follow up, the issue just gets ignored so I have no confidence that the strata managers will ever get things done. And this has been going on for Years and is not confined to one person… every single strata manager has been more than disappointing and incompetent than the previous one. None of the strata manager takes the time to become familiar with the property and just does not care. Save yourself the hassle and headaches and don’t bother with VBCS.

...and the service has been less than ordinary with some of them but kudos to Callum Wilson for his consistent prompt service and proactive work. His experience is obvious as noted by his suggestions and feedback and doesn't wait to be directed for everything by the OC. 5 stars for his work.
Worst Body Corp in Melbourne
VBCS has provided the lowest level of service available, if any. For 18 months the committee has being trying to get them to start the works we have had quoted for extreme safety issues with the building and they have delayed, changed managers, provided no responses & continued to charge management fees with still no start to the projects which now are $10k more. VBCS and it’s staff are negligent, provide no management of property and appear to have no senior management staff that are able to deal with matters of serious breach.

Our units have been with VBCS in all the time that I have lived here - 19 years, some of the managers that have looked after our portfolio have been mediocre in their assistance with any concerns we have had but I am very satisfied with the pleasant and helpful manner that our concerns are being dealt with by our current manager Jerry Gu, I very much hope that he will be handling our units for a long time.

Leye at the VBCS has been incredibly responsive and helpful in assisting with issues or general advice related to my property. His advice is accurate, fair and clear. Community Manager, Jerry Gu
Our apartment complex in St Kilda is managed by our Community Manager, Jerry Gu. Jerry has been great with responding to e-mails and phone calls in a timely manner. He has always been respectful, professional and had transparent and open communication with us. We have had communication difficulties with other VBCS community managers in the past but Jerry has certainly made up for this. Thanks for all of your help with "getting things done" Jerry!
New manager gives exceptional customer service
The Body Corporation changes manager so frequently in last a few years, I felt not know who I could contact when there was problem need to be addressed. However, after Jerry taken over our property manager role, things are changing. He proactively contacted us. Within a few weeks, he has been attending number of issues and acting on promptly, really helpful and professional, amazing service!

This company deserves negative. HIGH turn over of staff with no prior knowledge of the property whatsoever so we have to train them. Our last manager lasted 7 months & this is happening on a yearly basis, you only find out when they send you a letter informing of change of management so your property could be without a manager for periods of time as it seems that no one covers for them.

There is extensive rorting of Maintainence for Body Corporations by dodgy exploitive tradesman who have very naive Maintainence comittees. VBCS has no proper controls to prevent this rorting thus resulting in exsessive Body Corporate Fees , Insurnace and Maintainence Levys

After feeling like I was being ignored when reporting maintenance items and concerns within an apartment building, Josie Terranova returned my call and helped me with these issues. 2 were of a basic nature but could have resulted in injury to residence in the building, but 1 is slightly out of the control of the Body Corporate.
As a manager, Josie stepped in to assist with the number of items and her customer service was nothing but amazing! Within minutes she had located the relevant contact points and was actioning the work immediately. Wit...h the obscure issue, we chatted about potential options and solutions, but also steps that would need to taken. It does not seem like an easy plan, but with Josie working alongside you, I felt like the outcome is achievable.

Professionalism in Body Corp Management
Rawand Kaka is highly professional with excellent relationship and communication skills.

Stay away from this management company. Incompetence plus!
VBCS was our management company for around 10 years from mid 2008. It all started well, but quickly declined with an increasingly rapid turnover of progressively more incompetent portfolio managers, including three different managers in one year. There was an extremely concerning lack of progress (none whatsoever, that is) with major repair projects, all of which had been noted in the AGM minutes for four consecutive years. With the installation of each new portfolio manager, we would have to readdress each and every one of the existing issu...es. Don't they even read the AGM minutes in a hand-over? All Committee members expressed extreme dissatisfaction with their level of service over recent years. Sometime ago, the Committee wrote to VBCS Management outlining concerns but, unsurprisingly and very rudely, received no response. Insurance renewal – the Broker forwarded quotes and recommendations to the portfolio manager early February, but the Committee did not receive any communication regarding this until 3 days prior to the renewal date (some 5 weeks later). Noted in the submission was a big surprise – of a renewal fee of almost $11,000 VBCS would stand to receive a commission of almost $1600 !!! Just how much commission do they receive from the $30bn in properties they currently manage? And, what about all the other kick-backs they probably receive? We have now transitioned to another OC Management company. Once again, they FAILED TO COMPLY with the request to transfer all documentation and assets within 28 days in accordance with Section 127 of the Owners Corporation Act 2006, citing "systems failure" as the cause. Yet they didn't even have the common courtesy or professionalism to communicate this with the new OC Management company. Complete ignorance! Stay well away from this bunch!
