Excellent Manager – We run a very efficient Internal Owners Corp. and expect the same from our Manager at VBCS Brodie Armstrong more than fulfills our expectations. I didnt expect compassion / fairness from VBCS – Simone Stickland fixed everything up for me within 24 hours. She explained the unexplained charges on my levies and was also compassionate to my situation. I always tend to get angry when something seems unfair and Simone was very cool and dealt with the problem calmly. Show reply

I would not recommend dealing with this organisation – The support we are receiving from VBCS to resolve the maintenance issues, as per the attached pictures of the common areas, is sadly the worst I have experienced. We have sent 6 emails (including the pictures) and made 3 phone calls attempting to resolve the issues. The pictures reflect long term neglect, decay, and very little evidence of maintenance activities being performed. PS: the water damage to the entrance (according to the builder) is due to the gutters being blocked with leaves and large branches – another maintenance task not being performed? When pressed for dates and actions to address the issues, feedback from [Name Removed] and [Name Removed] is these are “not their issues” to resolve. We subsequently requested a way forward, and WHO is responsible – feedback is: covid, the committee, the builder, the local council.…it remains unclear. I would not recommend dealing with this organisation.

difference in insurance prices when VBCS brokers were involved compared to procuring policies ourselves (taking into account all insurance-related charges). The cost of insurance with the same or better terms dropped by approximately 50% when insurance management was requested to be handled directly by the owners. Despite this, VBCS continued to charge ‘policy renewal’ fees, even where their involvement appeared limited to processing a single annual invoice.
In our experience AGMs were irregular and sometimes delayed for up to 6 months with the explanation that staffing capacity constraints caused the delays.
In our dealings with VBCS, the organisation seems to be lacking set service standards in terms of communication with their end customers. After a request (especially when the request is not trivial), we had to wait for any response (including a simple acknowledgement of the email and indication of the response ETA) for weeks. Unfortunately, requests to update often were treated similarly.
At times, reminders about certain responsibilities under the Victorian Owners Corporations Act prompted some response; however, some issues remained unresolved even after escalation.
Over the period of engagement, we observed instances where actions taken by VBCS were inconsistent with decisions made and documented in AGMs, which in some cases resulted in unnecessary charges to the owners.
We observed issues with the documentation management. For example, VBCS engages a subcontractor for tax purposes, which in our case was also responsible for registering the entity. However, VBCS was unable to provide copies of registration documents and recommended that owners reissue these by lodging requests with the ABR, ATO, etc.
Another example was the inability (as at the time of writing, despite the matter being ongoing for over two months) to provide invoices for the services provided by the subcontractor or explain the charges by this subcontractor over the period of engagement.
Overall, unless there is a strong reason to engage a professional management organisation like VBCS, for small owner corporations (such as a small group of townhouses) self-management can save a considerable percentage of total costs, put owners in control and reduce the required scope of activities (e.g., lodgement of the tax return may not be required depending on the circumstances). Based on our experience with VBCS, we did not find that any essential services would be lost by moving to self-management.

Kenneth E. Pumares is continually following up on a major issue with VicRoads who are being very slowing attending to the issue. I am very grateful for his assistance and perseverance with this issue. It took over a year for VicRoads to attend and resolve the issue last time and even then it has become a problem again within a year. Show reply
Having inadvertently failed to pay my body corporate levy (01 October 2025) I requested removal of the late payment fee. Very happy with VBCS. If you have an active and engaged Owners Corporation committee that work with (rather than against) the VBCS manager you will get great service. Our manager, Kaitlin, is always on the ball, responsive and proactive. The key is to have an active committee who actually care about their investment. Also, build a positive relationship with the VBCS manager. They want to help you. Show reply

groups of residents in areas - that's true how terrible they are, their lawyers can't remove from FB like they can form other platforms and their fake positive "same style" reviews are not for numbers.
Their properties mismanaged worse than public housings. They manage mostly old, ran down buildings as old owners can't get rid of them - they built their business on scary tactics and lawyers.
