me the final rent. The property Manager Matt was dishonest in response to my google review saying that I didn’t want to pay for my last month and left the house in a dirty state. I have several emails asking for my final rent and not one did he respond to. I made sure that the house was impeccable and thoroughly cleaned before I moved out and I definitely left it in a much cleaner state than how it was when I initially moved in.

False Advertising – 1 bedroom rental properties advertised as 2 bedrooms. Basically $400+ a week for a 1 bedroom because they think you'll put a bed in the lounge.

SHOCKING EXPERIENCE – If I could go back a year ago and make my decision again, I would choose never to rent through Avion. Staff are rude and make you feel worthless as anything. They don't communicate details in advance and don't hesitate to make you feel embarassed. Don't deal with them.

which are clearly the busiest day of the open inspection week, instead, continually insisting on open inspection times that fell within business hours, Monday to Friday. It took weeks of phone calls to the agent to eventually get them to organise one on a Saturday, all while the property sat vacant.

On another occasion, the property was newly listed for lease and at the first open inspection, one of my friends attended out of interest's sake to view the property, and was greeted at the door by an agent who, without prompting stated "now the property has been listed for $260 per week, but I would suggest they would be open to offers of around $240" which I had no knowledge (or approval) of. As an ex real estate agent myself, and also as the owner of other properties, I know that this is not an acceptable way of dealing with someone's investment, and shows no regard for achieving a good price, rather just encouraging a speedy sign up, to get my property out of the way.

Adding to these, the ones I outlined in our conversation: - failure to win back sufficient funds at VCAT, even though there should have been ample (photographic) evidence. I don't accept that your explanation lies in the fact that VCAT is unpredictable in its decisions. In my experience the outcomes tend to directly relate to the preparedness and experience of the agent attending the hearing. Without myself being present, I cannot be certain of the details of the hearing, but I'm not sure how a tenant manages to win a case, where the instances of damage were all caused by a cat living on the premises, without my agreement.

Another example was failure to act on my email and phone call, regarding the body corporate requiring access to replace the building's intercom system. Even though I emailed the agent, attached a letter from the body corporate and made the specific request that a 14 day notice of entry be posted to the tenant with ample fore-warning. This should have been enough input on my part to ensure a smooth interaction on the day of the works, but ON THE DAY I was told that it had not been sent, and the tenant was refusing access. I had already been advised by the body corporate in the letter I had forwarded to the agent 3 weeks prior, that if access was not made available on that day, I would be charged a further $150 for a second call out. When I reiterated this to the agent, I received the response that it was (and I quote) "not their problem." I then had to contact the principal of your agency directly, and as he may recall, with his involvement was able to come to an arrangement where the works could be carried out.

Perhaps the most negligent example, which happened only relatively recently, was when I was contacted by a property manager who was looking after my property whilst the regular agent was absent. She began the conversation with me by discussing legal proceedings about to commence, being imposed by the tenant. When I exclaimed I had no idea what she was talking about, she was baffled, then said, "wait, has no one actually contacted you previously about any of this???" To which I had no idea what she was referring. She then went on to explain that for months, the tenant had been requesting the repair of various things around the apartment, making calls and sending emails which had all but been ignored by the agent, and of which I had not been notified in any way. The tenant had finally taken things a step further and sent out a VCAT breach notice, and the matter was only days from being heard in court, although at this point, I had still not even been notified. Luckily this temporary agent was able to contact the tenant, explain the situation, and I had the necessary repairs made, without involvement from VCAT.

This is the same tenant that is now vacating the property, and I can't help but wonder whether if he had been treated with more respect by your agency, whether he would indeed be vacating, or would perhaps be happy to stay on. We will never know whether ill-feelings play a part in his decision to vacate, but it may very well be your agency's incompetence that has now led me to the necessity of finding a new tenant, as well as the inevitable associated leasing expenses. It has at least allowed me the opportunity to remove my property from your management, to find another agency with the skills necessary to look after... a small one bedroom apartment...

Thank you for pressing me earlier, to expand on my reasons for removing my property from your management, as I'm sure you'll appreciate from my good natured phone manner, this detailed explanation could have very easily never come to light.

Can't be worser – I send a application form one week ago, and I call them they said manager not in. and another day call again manager not in as well, is your company have a manager? rent or not rent just use 1day is enough why I wait one week.!! totally waste time.. this is also the reason why house managed by this agent it not easy to rent out.

Be warned with this agent – Avion must be the worst real estate agent in Melbourne. They suddenly resigned from my property's management without notice leaving me with a pile of messy work. I had to deal with bond, Insurance and vcat application myself. They are a bunch of useless people. Shame on them and a warning to landlords out there. Absolute mis management, total incompetence
