how to get rid of pigeons or fire safety. Was an absolute debacle. We also experienced some of the favouritism towards a committee member, but we raised it and demanded that it stop. One of the many reasons why we left.

Eventually, we got all the owners on board to change to a more proactive company. The difference in service is like day and night. Wouldn't recommend, for the above reasons and the fact that there was no proactivity. We always had to push.

spot on. Our strata can't wait until we leave, but, obviously, the person that stands to lose the most is the owner that has a friendship with this person. Plus if you choose to go with them, use your own tradies. They wiill push really hard to use their tradies and as mentioned below, their tradies are at least 3 times, mostly more than if you got your own tradies. Abnother way they push you to engage with their AFSS people who will encourage you to spend money when it isn't needed. So complete your own due diligence. You will get alot of fees and no service.

Nothing new here – Very poor. SM's are not knowledgeable and really push their own tradesmen. The cost of using their tradespeople is at 60% above the norm. And as others have said, they favour 1 person on the committee and everyone else is ignored. Ditto all the other comments.

Honest. Courteous. CF strata were recommended to us by two former owners and we were delighted with their strata management services.

Terrible - AVOID this company – Our Strata Manager seems solely focused on appeasing the whims of just one owner (with whom he’s privately connected) who is entirely self-interested & disruptive to any progress that doesn’t directly benefit her own Lot. Due to this, our block is in a severe state of disrepair, safety hazards galore, insurances through the roof, no harmony amongst owners.

Crooks - no one is ever available to question when somthing is wrong – These guys keep sucking money out of us, raising work orders, for not apparent reason, they use their prefered contractor as they get a kickback from them. know one is ever available, and just plain rude and ripoffs, their accounting is to be desired with many extra expenses not accountable, they are expensive for backyard operation - keep away many more reptubale and transparent agencies.

AVOID AT ALL COSTS - Cost cutters - avoiding all repairs – Flocks of pigeons in the roof above my whole apartment- bird mites, nesting and building damage. Unwilling to repair. Its been a year! another 4 months for this to happen I contacted again for an urgent update. A new strata manager had apparently taken over and there was no follow up - the building repairs had been COMPLETELY IGNORED! This is the first time I have ever taken to the internet to complain but this is the worst treatment I've ever experienced from any company.

Please avoid them at all costs – For a company that claims to be "big enough to be serve - small enough to care" - it's very misleading. Their service only exists when pushed and then it is poor. than 90 days to respond to correspondence/instructions, Oh, and they're not good at paying utility bills until threats of having services cut off - and then trying to bill you with the interest rates! Their general attitude is careless, uninterested and self excusing. Please, please, please save yourself an awful lot of anger, work, wasted time and searching for signs of professionalism that doesn't exist- avoid CF Strata at all costs. This is only posted in the hope of helping some other Executive Committee who cares about their building from tearing their hair out and avoid the stress of dealing with them.

Bad customer service – The new management is so bad, can't even communicate with a plumber appointment properly. They just copy all the emails around without clarify. Problems came in Dec 2016, still not fixed on 9/2/17.

in fact handled by C.F. Strata as instructed and we found them to be very helpful, knowledgeable and understanding. They had to attend NCAT Tribunal on 3 occasions for and on behalf of the Owners Corporation and only carried out their instructions by the Executive Committee.

At the end of this matter the Tribunal in fact agreed/ruled in favor of the Owners Corporation.

Current Executive Committee members have been owners since the beginning of the 1980's. We would have no hesitation in recommending C.F. Strata Management.

Stay away: Not knowledgeable, unprofessional, not modernised – The director of CF Strata gave incorrect advice to my Executive Committee, which led to an erroneous lodging of an application to the NSW Tribunal - the fee cost us $300 and was not refundable. At Tribunal, the Member presiding over our case said that "a strata manager should know better" and dismissed the application. The only person who… Read more

benefited from this was CF Strata, who charged the Owners Corporation for their bad advice and for their time in attending the Tribunal. The cherry on the cake was the amateur "bill" they then charged - no ABN or no detail of dates or times of hours charged or invoice number.

Another example of the lack of attention to detail from this firm - the strata roll for our plan isn't up to date, with people who aren't named on the strata roll still being allowed to vote. CF Strata knows the strata roll is wrong, and needs correction and yet has not done this for years.

CF Strata tries to pass themselves off as a "boutique" firm. If "boutique" means a firm who still relies on faxes instead of email, and has no technology available to allow clients to log into a portal and view documents (the norm these days), is staffed by a director who isn't an expert in his field but charges hundreds of dollars an hour for his time and doesn't know how to apply strata law, who isn't up to date with occupational health compliance requirements and allows people to get away with not fixing fire safety and window safety problems, gets the paperwork wrong constantly and kowtows to Executive Committee members at the expense of other owners' interests and in contradiction of strata law, then they're undoubtedly the best in the business.

If, however you want a competent, professional and knowledgeable strata manager, stay away.

October 18th 2016 Update: Slow and unresponsive

As an EC member who has had to deal with this management company recently, I found them unprofessional and unresponsive especially compared to other firms. The service provided is slow and at times deliberately obstructive.

Unlike most other more efficient and modern strata agencies, CF Strata does not offer a secure online portal for owners to log in to obtain minutes, view upcoming AGM agenda (thereby saving printing and postage costs) or to view the strata roll - this lack of electronic capability has caused inefficiencies, especially given that AGM minutes are not always accurately captured and usually require rework. At one point I was left waiting for a written response because the scanner broke down.

If you're looking for a firm that can provide modern, fast and efficient service, information on demand and an online resource for your scheme, CF Strata is not the best option.
