breach notices or escalate matters appropriately. Rebecca, the Head of Department, dismissed our concerns, minimised the seriousness of CBS’s breaches, and responded only when legally pressured. Karin, at various points, attempted to deflect accountability and misrepresent facts after we had documented multiple breaches of the Act.

Instead of acknowledging any wrongdoing, CBS Property Group tried to shift blame, rewrite events, and make us feel like the issue was us purely because we stood up for ourselves and asked to be treated with basic respect and legal decency.

When we left the property, they claimed our entire bond without providing a single invoice or receipt as required by law. The total conveniently equalled the full bond which felt less like coincidence and more like a strategy.

CBS Property Group has demonstrated a pattern of negligence, gaslighting, and a disregard for both tenant rights and the law. Their treatment of our family was not only unprofessional, it was dehumanising. We would never recommend them to anyone.

The worst – Whether you are a renter or a landlord, these people are the worst. They have clearly lied to me to hide their complete lack of professionalism.

Zero stars avoid as a renter! – My lease ran out in December, and they let it go over. I called them half a dozen times to arrange moving out. Had to get legal help to deal with them. Moved out first week of January they disputed my bond for no good reason. It’s now April and still no bond refund. Was promised a refund of my bond by 1 person then they put in a dispute. No customer service at all!

Lack Of Communication – I was not told that 2 of my units were becoming vacant, nor advised what (if anything) they were planning to do about it. avoid! – I just can't believe services like these still operate and can get away. Highly unprofessional, disorganised and ineffective. They don't answer phone calls and when they do they tell you to write email which they also ignore. If I could give zero stars I would. People, just stay away from these guys and you will be better off.

Worst customer service ever – Terrible communication. Property manager was unresponsive to calls and emails and this was particularly stressful as I had one week between tenants vacating and me moving in and required full replacement of carpets to be done. Avoid, avoid and avoid – It seems it's a ghost company, no one replies emails, phone calls, issues are not solved and even though we ceased the contract 1 month ago, our bond hasn't been returned. I'm making a formal complaint tomorrow.

Definitely Avoid at all Costs – Apart from an efficient and pleasant accounts manager, CBR folk I have encountered are uncommunicative, fail to follow up on promises and just ignore most email and telephone requests for information. only after persistent follow up from myself and the tenants; Body Corporate representations were not made even after I had been told they had; emails and telephone messages not returned; and, the last straw was when the tenants complained about the extremely poor treatment they were receiving when they asked simple questions, from two successive CBR property managers . It was an absolute and total relief to terminate CBR.

Peace of mind – Outstanding office, staff are friendly and even respond to inquiries after hours! I have a high demanding job and simply do not have time to manage my several properties. Having used many agencies in the past, I now have all my properties with this company at a great cost and I highly recommend their service. Rental reviews and lease renewals are conducted annually and most importantly I can rest assure my investments are being looked after.

Avoid at all costs – I had used this group to manage my investment property before. They hardly ever respond or follow up on issues. They also have a high churn rate of property managers which doesn't suggest it is a good work environment. If employees are unhappy, then what level of service can a paying customer expect? NONE! fees and purposely keep rent down at the expense of the landlord to keep tenants from leaving (ie. so saves them doing any work). I would avoid this company at all costs, their levels of professionalism are one of the worst I've dealt with as an investor.
