We have been investors for a number of years. These property funds are not liquid and are advertised as such, and are offered with 5 year redemption windows. No problem there. After Covid the wheels fell off the office property bus and returns have been disappointing - perhaps this is understandable too. However, when the redemption period opens in February 2025 and we are now in October 2025 and the redemption has not been met, well it starts to smart a bit. They had 5 years to prepare for this! If you are going to invest here, do not assume you'll have your money available in 5 years, as you are totally at their mercy for timeliness. More likely to be 6 years in my view. Decide for yourself if this is transparent and fair. This review is not a recommendation to invest or not invest, and as full disclosure the writer owns units in Charter Hall Direct Property trusts. Update Feb 2026 - still have not had all funds returned, so it is 6 years now and still counting. Be very careful about thinking 5 years means you get your money back at the end. Also worth noting they continue to make fees on your retained funds, so they have a very real conflict of interest about getting your money back to you. I'll never do unlisted property funds again. Update 24 April 2026 - still waiting - they simply don't want to give it back. Disgusting behavior from Charter Hall. Give them a wide berth.
