Combined Real Estate and Combined Strata and Centenary Park are owned by the same person. I reviewed the business 2 months ago. The situation continues to deteriorate. I have found further evidence of failure to observe due diligence, failure to observe due process, falsification of records, and inaccurate record keeping. To give a better impression of the strata management, the minutes issued soon after the 2025 AGM were altered for the reissue of those minutes attached to the agenda for a General Meeting six months later. The context of the General Meeting was to prepare for a Tribunal hearing.

The strata management is dysfunctional.

In addition to the need to apply to NCAT (New South Wales Civil & Administrative Tribunal) to order that major building defects be rectified, I have applied to NCAT for urgent interim orders for the Tribunal to appoint an administrator to manage our strata plan. I wanted to stop the strata manager from endorsing work orders to paint over, and hide concrete cancer.

Caveat Emptor - let the buyer beware.

Be very wary of any properties managed by these people.

There have been no general inspections for maintenance done by the management for at least ten years. This means that there had been no records of building defects listed in the minutes.

When I reported building defects to be on the record and discussed at meetings, my reports were ignored, denied, minimized, deferred, or accurate information about defects were obfuscated by the strata manager. He has endorsed non-compliance, and avoids accurate record keeping and the duty to disclose.

There are seven out of eight units tenanted. However, the strata roll indicates that all but one units are owner occupied, which would give a people buying a unit in this block the false impression that there is a high owner occupation and the quality of life, maintenance and care of the building would be greater than it is under the conditions of a high tenancy factor.
