tenancy. Despite repeatedly requesting it, we did not receive a signed copy of our lease for approximately 1.5 years. For any commercial tenant, having access to a fully executed lease agreement is fundamental. Yet throughout this period we were repeatedly told that we did not have a signed copy and that the landlord or agency could remove us from the property at any time because of this.

This created a constant sense of uncertainty while we were operating a legitimate business from the premises.

Eventually, after significant effort and continued requests, we had to involve legal channels simply to obtain our signed copy of the lease. This is something that should have been provided at the very beginning of the tenancy without resistance.

The way rent matters were handled was also extremely aggressive and disproportionate. On several occasions when we were two weeks late with rent (this timeframe was what our agreement allowed us), instead of communicating professionally or working through the situation, we were immediately threatened with locks being changed on the premises. For a commercial tenant running a business, this kind of response is not only alarming but also incredibly disruptive. Also, they kept changing the invoice and rent dates without prior explanation or notice. The only thing we have been told is that they changed their system and created an $8k extra charge for their failures.

The situation has only worsened since the tenancy ended. Our bond has now been withheld for more than 2.5 months, despite repeated attempts from our side to resolve the matter and request the return of funds.

What is particularly troubling is that our attempts to communicate have largely been ignored. Emails have gone unanswered, and it appears that communication channels have effectively been blocked rather than the matter being addressed transparently and professionally.

At this stage, after making every effort to resolve the issue amicably, we are left with no choice but to pursue legal action to recover our bond and address the handling of this tenancy.

Commercial tenants deserve professionalism, transparency, and fair treatment. Unfortunately, based on our experience, this has not been the case here.

Businesses considering working with this agency should ensure that all documents are provided promptly, all agreements are properly executed, and all communications are documented carefully..

Excellent service – Absolutely excellent experience with Tom at Coutts Wetherill Park. Whenever you need him he is there to help you and goes above and beyond each time. I highly recommend Tom and the team at Coutts.

Coutts Norwest- Appalling – I am appalled at the behaviour of the agent for the majority of our most recent dealings. I am shocked as we have found them satisfactory in the past. because they were Chinese and didn't speak English well. He also noted that he didn't want to help because drawing up the Heads of Agreement for the lease didn't make him any money. We were looking to buy the property following the lease but the agent and Coutts sabotaged the deal long enough that the vendor found another buyer. The manager appeared helpful when I said I didn't want to deal with Wayne anymore. He apologised and said "I don't know what got into him". But he didn't return my call or email in the last week, obviously encouraging the other deal. I would not go near this group as a buyer, seller, lessee or lessor.

Company of eternal promises – Never believe their promises when there are flaws in the facility you are going to rent. It has been two months since we moved into the premises and asked to rectify the existing shortcomings, which is their direct duty. Unfortunately, we only hear promises that are not fulfilled. We no longer see any other way out to continue the conversation, through the tribunal only. The only way out is to terminate the lease.
