My belief is… Never ever employ ESM as your Strata Manager Company. They are worse than useless, and do nothing for the huge dollars they charge. Their self-proclaimed “Leader”. Jake Kneebone… I find him completely useless and ignorant when I have contacted him on many occasions. His ineptitude seems to feed down to his strata manager.
Read all the negative & scathing reviews on Trust Pilot. When you do, you will want to go with an alternative outfit who act professionally.
Woeful. Dozens of fake 5 star reviews all 3 months ago. Do not in anyway shape or form utilise ESM. If you can avoid it then do so.
Terrible. 0/10. Useless and incompetent doesn't even come close. A huge waste of time and money. Avoid at all costs. You have been warned.

Absolutely worst company I have ever come across the reviews speak for themselves!!! They are rude never return your calls emails! Except when they want you to pay their bill for work they actually do not do! Stay away!! I have been waiting three years for them to address my leaking roof and nothing. It's beyond a joke when you call the manager won't come to the phone due to not wanting to address the concerns. Check out these reviews

Is it a coincidence all the reviews are negative I think not! – Sends out Levi notices 8 days before they’re due ($1600 merry Christmas ) and still waiting on AGM minutes from October what a company !
The published reviews regrettably really do sum up ESM Strata Mismanagement – I share the strongly negative views expressed about ESM Strata Perth. My personal experience over two years with ESM echoes many of the failings, incompetence and downright malpractice already expressed by other reviewers. We have a right to expect so much better for the money we pay ESM.
Beyond redemption – Absolutely 0/10 rating, a week minimum usually more for an email reply, ever changing roster of incompetent strata managers, worst contractors imaginable. Exorbitant strata fees and continually seeking to increase them 35% at the last AGM. Failed to get a neighbor to contribute to a wall and failed to send a representative to the meetings. The absolute worst service provider, should be investigated.
Absolute Worst! – * We are still owed money from over three years ago! They refuse to own up to their mistakes that have cost us hundreds of dollars. * They also try to push their own agenda resulting in huge increases in our levies. The worst management experience EVER!!! – 7 years i have had to endure this poor service, calls not returned, emails not returned, everyone seems to be in meetings or on annual leave, expensive & do ZERO for their money, TOO many clients & lost in their own dust, stay clear if smart or endure regret, i coudn't leave an honest review of zero out of 10,so 1 star for the poor receptionist wiping their [Word Removed].
