Don't bother, they are purposely vague to screw you over – The entire time I was with them, they didn't fix anything, despite being told of problems for years. Then they gave negative evaluations during inspections, for those same things. I won't name drop the staff that I dealt with, but she was always arrogant when coming through the place. She'd be there for 2-3 minutes at most, take photos and then leave.

Terrible Experience – [Name Removed], [Name Removed] and [Name Removed], attempted to rent out a damp, mouldy and nicotine smelling property, with structural and bathroom damage. They attempted to rent out a property with a suspected leaking shower, which has resulted in water going under the wall and under the carpet, which has caused mould and rot. When the shower… Read more

runs, the water pools under the wall and carpet. You can see they’ve covered the shower frame and wall in layers of silicon - (This is not an easy fix, it involves taking tiles up, shower wall off, plaster board off, potentially replacing rotted plaster board, studs, chipboard flooring and carpet, and then waterproofing the area). They claimed it was professionally cleaned, however the state of it shows otherwise. My photos taken half an hour after collecting the keys prove this (I have over 300). This is all substandard, and not allowed. The GCC, CBOS, Property Agents Board and Tenants Union are investigating. I would NOT recommend them. [Name Removed] is incredibly unprofessional, rude and has the attitude of a teenager. They have caused a lot of unnecessary damage and mental distress for us. Although they told me to remove my review, which I am entitled to make as it is factual, I am refusing to remove it, at least until they do the right thing.

Terrible Customer Experience – We entrusted our Property to the Fall for about 6 years and had to change to another agency because of the deteriorating service. At a stage we had no property manager - the appointed property managers left but we were not informed or notified of new proerty managers. Also, we had a satellite dish that we wished to keep but the tenant asked to… Read more

dismantle as they don't use it. Since we are currently overseas, and the tenant promised to dispose of it for us after dismantling it, we agreed. Guess what? This dish that was supposed to be disposed of 1.5 years ago, is still lying downhill in our front garden!! We sent a friendly email asking if it is possible to be reimbursed of the cost of disposing the dish. We got a reply basically saying: you are no longer our customer and we will not do anything for you. What a great sense of customer service! I am sharing our experience here as a reference for property owners: take our bitter lesson, make a wise decision when selecting your property managing agency! The Fall is no longer as it used to be.

14 & 46 Adventure Bay Road, Bruny Island – RE: 14 & 46 Adventure Bay Road, Bruny Island Both properties came in at valuation and condition far below that represented by [Name Removed] the agent. $1.4M for 14 Adventure Bay Road and $925K for 46 Adventure Bay Road. Both require large remediation work: 46 Adventure Bay Road: Re-stumping of foundations; New roof including some or all roof… Read more

structure; New cladding; New verandahs; New flooring; New internal walls/finishes (noting significant damage to ceiling, walls, floor from water ingress); and New bathrooms, kitchens, electrical, and sewerage.

The indicated cost to undertake this is $500,000-$750,000+, which is dependent upon the condition of the structure to accommodate this remediation work and bring the property to a satisfactory and any kind of useable condition. Alternatively, demolition may be required which would be at a larger expense. Additionally, the cafe I was advised is beyond repair and requires demolition.

Professional and helpful – Elyse went above and beyond with assistance when looking and applying for rental properties. She regularly made contact and advised of properties that were becoming available. I highly recommend Elyse.

The worst and most dishonest agents in Hobart. They don’t deserve any stars. Fail real estate, not Fall – They led me on for 12 months saying they would rectify a mistake that cost me $26,000 because [Name Removed] couldn’t add up. 12 months because they knew that it would not be valid after that time. Public need to be aware. Just read the majority of reviews. All facts., all being objective.

  Fair Incentive

I am very disappointed in the dishonesty and lack of professionalism and absence of any ethics – We found our dream home, made offers that were accepted and even left a deposit that was accepted by [Name Removed] of Fall real estate who assured us that we had secured the property, when asked why there was still an open day advertised [Name Removed] also assured us we had definitely secured the property and that the ad for the open house had… Read more

gone in days before and not to worry. LIES He ran the open house and sold it to someone else. Yes EVEN AFTER he had accepted the deposit. The man cannot be trusted beware of him....

This happened to us – I was a tenant and rented a property through this office. Below are some of the unfortunate things we experienced during our tenancy: 1) Having multiple scheduled inspections either cancelled the day of, or advised on the day of, sorry we've lost the key, again. 2) Genuine maintenance issues raised with no action taken. 3) Patronizing smiley… Read more

faces in emails - please don't. 4) We were rented an illegal dwelling which the council had no record of, and so suffered from some pretty significant issues arising from the substandard development of the property. 5) The property we rented also wasn't actually allowed to be occupied as a residential dwelling - it breached the local zoning laws. 6) Because of point 4 and 5, we were instructed by the council to vacate the property immediately. 6) A culture of "cover up". 7) The agents breached the requirements when it came to processing the bond return with unreasonable delays. 8) We raised a complaint within the company to the head property manager, who turned out to be one of the directors, to which a response has still not been received.

Advice to management - learn to respect your tenants, start practicing due diligence, do the right thing, adopt integrity as a company value, and when you make a mistake, be accountable and have the decency to at least acknowledge it.

Fall, you fell hard here.

Stress-free and attentive service – My Inlaws had to sell their property in a hurry, Kim chandler at Fall Real Estate was able to not only secure a buyer for the property within a week (This property was right out in Deep Bay) but also helped them find a new property in the location they desired, closer to their work. Since then we have remained in touch. The whole process was… Read more

simple and smooth and with them running their own business at the time, the only thing they had to worry about was the move. They are planning to move again soon and only speak of Kim as being the agent they would use again and again. She is warm, friendly and extremely helpful and diligent. Kim is compassionate and really cares about her clients, even supporting my inlaws business herself for many years. I myself have interacted with many Fall agents while in the process of searching for a home and have found them to be welcoming and helpful. Also knowing the dynamic at Fall is that of a Family owned, locally operated company since 1992 and that many of the agents have come from other agencies to this one because of the company culture of ethical, friendly service.

Fall Real Estate review – Fall Real Estate should consider renaming to Fail Real Estate. Contacted their agent for a property in Marion Bay and they never got back to me. Either they don't appear to know how to use their mobile phone, can't be bothered answering due to general property sales in Tassie performing well compared the the mainland, or the property may have… Read more
