Highly recommended – We've been using Furnished Properties for a couple of years (under the new management) and highly recommend their service for short and medium term rental. Communication has been prompt and easy, and they've always been able to source a steady stream of tenants and income for us. This is exactly what we need from our property management company.

standard. I even went the extra yards and purchased top quality furniture and appliances because this was supposed to attract quality corporate clientele.
Unfortunately it became evident over time that the promises made were not promises kept. Instead of regular corporate clients staying from 1 month - 6 months at a time as they promised, bookings for my apartment were predominantly through online booking platforms for short stays of 4 days to 21 days. Not to mention that some of the guests were the type of people that I would personally not want to stay in my place if I had to choose. There was a lot of damage to my property caused by guests - I was actually appalled at how awful some people are (nappies flushed down toilet blocking drains, shower cubicle being flooded causing damage downstairs, broken dining table, destroyed bathroom vanity lights). Honestly some people are disgusting.
Of course gaps in bookings inevitably crept up resulting in unrealised revenues. All in all in the end the income generated was no better than had I just rented the apartment out on a traditional long-term lease.
Furthermore, the cleaners they used only ever did a mediocre job of cleaning which resulted in guests complaining that cleanliness was not to standard. Admittedly I must say some of the guests were a bit precious and nit-picking, but when you pay for a check-out clean you would expect it to be done properly.
Overall, if you are thinking about renting out your property with Furnished Properties, I would say they are not bad - but the service and attention to detail is lacking and needs significant improvement.
I will say however that they do have new management in place and I think they are trying to improve things, but I think they have too many apartments under their management so they are unable to devote sufficient time to provide a quality service to landlords.

rate, however had to correct the customer service rep when they sent the invoice as they were then actually trying to charge us more. No worries, still ok, these things happen.
Communication was pretty average to start with, however we managed to confirm that our payment was received and that early check in would be possible from noon on the day of our arrival.
Lo and behold when we arrived and contacted FP they told us that they weren't aware of early check in and that we'd have to wait. After complaining about this they finally grudgingly agreed to come down and let us check in.
This is where the real fun started.
Upon our arrival we were greeted with:
- When we opened the dishwasher it had not been unpacked. In addition, the dishwasher had clearly not been opened since it was last run. This meant that the dishwasher and the items inside it absolutely stank.
- After re-running the dishwasher to try to get rid of the smell we unpacked the dishwasher only to find that there were many, many very dirty items inside it. Large chunks of old food were stuck on knives and serving spoons, a large (and dinted) pan has burnt food stuck onto it and a mug has very large mold sots still inside it (see pictures for more details).

With burn marks so bad that it would be difficult to cook anything in it) we actually had to leave and ourselves purchase pans to cook with. Given that we have rented a fully furnished apartment with an apparent "complete" kitchen this is very annoying and disappointing.
- The dishwasher, oven and kitchen cupboards and handles were stained with multiple greasy fingerprints, drip marks and even some residual food. It seems that the kitchen was not wiped down after at least the last customer, perhaps not even prior to that.
- Inside the cupboards we found more dishes and cups that were still dirty and two glasses that were broken. This is a severe and unacceptable safety hazard as I could have easily cut myself badly had I reached in to take a glass without realising they were significantly broken.
- The top of the kettle was covered in grime.
- Walls in the bedroom were stained with dark liquid drips and we found bugs squished on the walls and left there.
- The upstairs balcony (which is advertised to have a nice sitting arrangement) is littered with broken pegs and leaves. The front balcony also has accumulated trash and weeds are growing.
- The shower has some significant black mould growth (I appreciate that the bathroom is older and sometimes tiles/edging are stained and can't be cleaned - but mould can be cleaned off).
- The duvet was badly stained underneath with some sort of white/beige crust.
- After running the dishwasher last night and discovering that it did not work very well, my husband discovered that in the waste catchment drain area there are very large shards of glass blocking the drain. This suggests that someone unpacked those broken glasses into the cupboard and ignored the shards in the dishwasher. I hope I don't have to spell out how unacceptable that is.
- The oven does not work. When we turn the oven on, the light at the front switches on - indicating that the oven has power - but no light or fan or element comes on inside. We regularly cook with an oven and would like this seen to ASAP.
- The remote for the AC unit upstairs has dead batteries, is missing the cover for the battery compartment and has a very sticky stain on the back of it as well as having not been serviced and being full of dust.
After contacting furnished properties, we received a very blasé response, advising that they would send a cleaner around to sort things out. No apology, if anything this seemed like a routine email, to a routine complaint.
The cleaner herself was very friendly and apologetic, however did not come equipped with all the cleaning stuff she needed, she said she would talk to management at FP and probably return. She never did.
More issues were raised with FP and finally it was agreed that they refunded us the cleaning fee as well as a couple of days accommodation in addition to our security deposit, 5 days after check out.
It took me no less than 10 phone calls as well as about as many emails to finally get [name removed] and co to pull their finger out and pay what they promised. I am a firm believer in 'thing happens - it's how you clean it up that really matters' however these guys just kept soiling themselves when it comes to customer service and screwing me at literally every turn. Promises went unanswered for a long time until I finally had enough and cc'ed in email address at stayz.com.au, the company we originally booked through. 15 minutes later I did receive the full refund, a full 2 weeks after I was originally promised this would happen.
I don't believe these guys have any idea when it comes to customer service, nor do they know how to run a business which in essence is all about supplying a clean apartment and addressing customer issues well as and when they come about.
If I could give them a lower score I would, do not deal with these guys if you value your sanity. You have been warned.
Worst service ever, misleading information – Firstly I arrived at the property and couldn't find unit as wasn't advised where key was, was advertised under cover Bay and internet, received neither. Property was dirty and main room had water leaking from roof on electrical plugs below, so unsafe. They had tradesman walk in house next day no notice while I was at work. Photographs on internet for 22 fontenoy Rd, north Ryde are false and property looks nothing like it.
I was electrocuted twice – I was electrocuted twice by their washing machine, they lied to me in the first email telling me they'd have someone tend to it, and the 2nd time I was electrocuted about two weeks later expecting them to have fixed it. otherwise ok. Also I'm paying over $500 per week and they cannot even take responsibility for the plumbing, I've been living with really bad hygiene for over a month now because I cannot afford that extra $200 to do the plumbing as I just started a degree and I have no spare time to make that extra bit more money even though I try. Because of the bad hygiene from discusting toilet issues needing tending by a plumber, I have become sick and have been attending uni with so many tissues and I usually never get sick my immune system is strong.
Also the place was very mouldy and dirty when I moved in. The one large bed was two crappy single beds pushed together.

Meets expectations – On arrival a few items needed repairing or replacing and some extra cleaning was required. This was taken care of so we are satisfied with the apartment now. Not exactly executive luxury but perfectly reasonable and the company were pleasant and helpful, keen to put right the items we complained about.

With every place we inquired about, their returning email said someone from Furnished Properties Pty Ltd would be in contact soon but there was absolutely no follow up from this company for days - not until ONE email was received on Monday stating "fully booked".
After repeated attempts at calling during that previous week when I wasn't able to get through, I was relieved when someone eventually picked up on Saturday. The person on the line seemed disinterested and the said no they are all booked without even checking. I was thinking 'what, everywhere???' It seemed like he was just saying that to get me off the phone. When I was trying to ask if there was anything else in the local area that they could help us with it as we were desperate due to a situation at the hospital, it was like he hung up, the phone cut out and we received no return call from him. After all of our attempts to contact them this seemed very rude.
In summary, disgraceful customer service, advertising properties as available when they are not, and in total a very negative experience. Thankfully we found something through another apartments website who were professional, acted quickly in getting back to us and as it turns out were cheaper for a lovely place. The choice over a hotel in Sydney – Our usual choice for accommodation in Sydney was a hotel, however through the advice of a colleague I booked a furnished apartment with Furnished Properties and found the experience stress free. Zero customer care – I have now left 2 emails enquiring about some properties in Sydney, and received no reply. It seems they don't really have a need to rent out their apartments and after reading the reviews below I have no desire to rent through them. Looks like I had a lucky escape!

notified them of just 3 items, WIFI unworkable and insecure, cockroaches and damage that worse getting worse based upon poor workmanship. The issues are a concern but the attitude is archaic it is the worst example of customer care I have seen in awhile. They did agree to write an email to the owner but I haven't heard anything by way of courtesy. My neighbours who also rent from Furnished properties have similar concerns. I would tread carefully if working with this company. I would also suggest that the glowing reports are probably 'manufactured' on the experience I have received. I could go on about condition and state of repair but I think that has been covered elsewhere - my advice would be to go elsewhere.

Poor value for money – I booked an unserviced 2 bedroom apartment for a month being only slightly cheaper than a serviced hotel room. On arrival the bin was full of rubbish and smelt and no lights worked (these were however fixed promptly the next day). The carpark was very small. long waits and often having to climb the stairs. I paid quite a lot for WiFi however when I arrived I was told the apartment didn't have it and I was handed a mobile dongle. This was so slow it could not be used so I assume it had already reached its limit. Other issues included the TV volume did not work and neither did the DVD player. It appeared to get very little maintenance.
I found the company to be inflexible with my booking and unwilling to refund or make changes even well in advance. Once they have your money that is it.
On the positive side the location of the flat was very convenient and they did provide a small welcome pack.

Don't expect a refund of your deposit! – The property was good but the problem came after we followed up the refund of the deposit. After weeks, the deposit was not in our account. After writing to them, we eventually received a partial refund. When we pointed out the error in the statements via emails, they stopped replying. into your apartment (a welcome surprise after a long flight) and show you around to familiarise you with all the gadgets (foxtel, wifi etc). I have stayed in other furnished apartments in Sydney but will only be using www.furnishedproperties.com.au in the future. Their service is second to none. Excellent service, beautiful apartments, great value.
