IAM Property

Go elsewhere if you want good service – IAM Property is in my opinion useless as a buyers advocate. I employed them to be my eyes and ears to check out potential properties for me to purchase whilst I was overseas. They looked at 2 properties for me which I found on the internet and the feedback I received from them as to to their suitability and value was both lacking and unhelpful. In fact one of them is still on the market and the new asking price is now well below their valuation. They were also obliged to notify me of any suitable off-market property but I have heard nothing from them in this regard. This is because they have not advised other Agents that I was in the market. I have had many telephone conversations with the owner of this company and I was disappointed to say the least at his lack of knowledge. He did not know what a median price was (he thought it was an average) and didn't appreciate that median price movements differed for units and houses. One of the houses had issues with the roof which he failed to notice. He argued that the sag in roof was because he had moved the camera!!! When I advised him that the builder should be held to account for the roof defects as the house was only 8 years old, he advised that the builders were only responsible for 6 years. When told that Builders are responsible for 10 years he still wanted to argue this point. He had difficulty accepting my point of view/opinion and often insulted my intelligence. I found him to be very argumentative and belligerent and he has now ended our Agreement despite the fact there is no provision for termination in it. They are now refusing to refund me the $990 fee paid for registration leaving me no alternative but to seek redress through VCAT. This company is definately not recommended.
