then upon “completion” the finish was substandard across multiple areas.

We engaged, at our cost, a Licensed Building Inspector to report on Khosa's work. Photos taken immediately after “completion” show defects including inconsistent levels, poor joins, sloppy patchwork, cracked sections, staining to approximately 30% of the entire concreted area, drains covered over with concrete, a damaged, misaligned and non functioning electric gate, and a huge amount of dried concrete and debris left on the council verge and footpath (to name just a few of the issues). When we raised these issues formally and provided extensive photographic evidence, we received no response whatsoever—even after giving them a deadline to rectify the works.

Removal of a large amount of asbestos was also part of the scope. We have since confirmed that Khosa holds NO asbestos removal licence. We have lodged the matter with WorkSafe WA.

Their silence has left us no choice but to escalate the matter to Building & Energy WA and consider further legal action. The experience has cost us time, money, and disruption to business operations. I would strongly caution others before engaging this business. Don't be fooled by the generic 5 star reviews from his family and friends.

UPDATE - After [Name Removed] claimed that his insurance would make things ‘right’ we have, after 4 months, found out that he actually holds NO Professional Indemnity Insurance and is not covered for his negligence.

tools and methods were not used. No laser levels were set up to ensure correct falls, and the levelling/smoothing tools used were far too short for the area being poured, resulting in uneven surfaces.

The concrete was not vibrated at all, and when questioned, I was told it was “not required” because they placed small seats under the steel mesh. This explanation is completely incorrect according to standard concrete practice. To make matters worse, no saw cuts were carried out after the pour, which is essential to prevent cracking. Because of these shortcuts, the concrete finish is rough, uneven, and the falls are incorrect, causing drainage issues. The overall result does not match what was promised, and now the job requires costly rectification. Based on my experience with Khosa Concrete Works, I cannot recommend them. Their lack of professionalism, unsafe work practices, and poor workmanship have left me with a substandard result and additional repair expenses.
