Extremely Disappointed with LMM Solutions If we had the option, we would give LMM Solutions a zero rating or a negative rating. The services provided have been nothing short of disappointing, and numerous unresolved issues have made living in this complex incredibly frustrating. Firstly, parking fines are issued without sending a formal infringement notice, and even worse, interest is charged on levies that are paid on time. This is both confusing and unfair to residents, and it’s clear there is a lack of transparency in how financial matters are handled.
The management, particularly Amy, seems to have very limited knowledge of strata law and appears to be following orders from the executive committee rather than taking any real initiative to address the concerns of residents. There is no budget or action plan submitted to address any ongoing issues, leaving residents in the dark while the company simply collects fees. No official letters have been issued since they started managing the complex, leaving residents with no clear communication or understanding of what is happening with their funds. It’s unclear how or where the funds are being spent, and there has been no accountability regarding the use of these funds.
Additionally, I’ve experienced harassment over the phone when trying to address these issues. LMM Solutions does not handle complaints professionally and instead resorts to aggressive and unhelpful responses. This has made the situation even more stressful and frustrating, further demonstrating their lack of proper customer service and respect for residents.
The executive committee members are also involved with LMM Solutions, which raises serious concerns about conflicts of interest. Instead of acting as an independent service provider, LMM Solutions seems to be operating for the benefit of the executive members rather than the residents, which undermines the fairness and integrity of the management.
For instance, a street light issue within the complex at 60 Kingsland Parade that has been ongoing since July 2024 remains completely unresolved. The lack of proper street lighting creates a serious safety risk for residents, as poorly lit areas leave the complex vulnerable to accidents, vandalism, and theft. Despite the safety concerns, LMM Solutions continues to blame the developer for these issues and has failed to offer any concrete plan or timeline for resolution. Their typical response is simply to forward the issue to the executive members, which only adds to the frustration, as it feels like the executive members, who are apparently also part of LMM Solutions, are simply deflecting responsibility. It seems like LMM Solutions is owned by the executive members rather than being an independent strata management company.
Additionally, communication is extremely poor. Most matters are handled through emails, which only adds to the delays and confusion. Residents are left without timely updates or concrete action plans, and as a result, safety issues like the falling complex signs and the complete absence of security have been ignored.
The security of the complex is a major concern. Unauthorized individuals have been seen taking pictures of residents' cars and homes and spying on family members without any right to do so. This invasion of privacy is unacceptable, and it is deeply concerning that such behavior is allowed in the complex. The lack of any security measures is not only disturbing but also a significant safety risk for all residents.
Moreover, maintenance of common areas is severely lacking, leading to the deterioration of shared spaces. There is no clear plan to address these maintenance issues, which continues to impact the quality of living in the complex.
It has become increasingly clear that LMM Solutions is more interested in collecting money from residents than actually fulfilling their responsibilities. The lack of transparency, accountability, and action has made living in this complex frustrating and disheartening. Do not even think about bringing this company into your strata. They are not capable of providing the service and care that residents deserve, and it seems the executive members themselves are simply using LMM Solutions for their own benefit. Instead of dealing with LMM Solutions.
