We own an Apartment at 471 Little Bourke St managed by Melcorp. They are terrible at their job. We have been reporting a very dangerous concrete cancer on the common area top level that could fall on pedestrians and kill or badly injure pedestrians. We have now had to get council involved and VCAT. They have also levied us more than $70000 over 1.5 years. We have 3 VCAT actions in place currently. Stay away from them.

Whatever you do steer clear of Melcorp Strata. They are an operational strata management subsidiary part of the Melcorp Group. utilizing second parties for services which they own. Therefore, they are not only overcharging but they are also failing to fulfill their primary managerial obligation. Early investigation allegedly suggests they are charging in excess of $100k to manage the site. This is absurd, unjustifiable and unethical.

Since then, there has been a complete lack of transparency regarding the actions taken or any decisions made. Communication has been inconsistent and severely delayed. Furthermore, the Community Board members remain unidentified despite multiple attempts to obtain this information, and neither Melcorp nor the Board have initiated any open dialogue or offered constructive guidance to help resolve the issue.

Responsibility has been repeatedly shifted back onto me. Now, more than six months later, the problem remains unresolved, and it appears that legal intervention may be required to achieve any form of resolution.

This is precisely the type of experience that homeowners seek to avoid. If you have the option to engage a different strata management company, I would strongly advise doing so. Homeowners expect transparency, a proactive and solution-oriented approach, and clear, accessible communication—none of which I have experienced in my dealings with Melcorp.

I also note that previous reviews reflect similar concerns, indicating a pattern of poor performance and inadequate service.

Bad service, bad agency – When we received the apartment, it was completely dirty, it was a mess. The student apartment don't have electricity for 3 days because Melcorp never program the inspection inspector for empty house. The stove was so old that caused a short circuit. This company just are interesting in sent email for remember the payments but give a bad service.

inspect it, but the Melcorp agents were late and not responding to my queries earlier. I got fed up and gave up on Melcorp to find a new agent. One month later, my apartment was rented out with the new agent. My advice, if you want your apartment rented out, stay as far away from [Name Removed] and Melcorp. Extremely unprofessional, lazy and unresponsive.

False Vacate Clean Order – I am currently in the process of vacating an apartment. My agent at Melcorp (Swanston St) instructed me to perform a vacate clean, in addition to a "Carpet Steam Clean". He said that I needed to provide receipts for both. I double checked my "Signed Tenancy Agreement" and in the "Additional" requirements section, "Steam Cleaning of carpets" is… Read more

listed clearly. However there is no mention of "Professional Vacate Cleaning" being compulsory. Nor does the signed agreement state that I need to provide Melcorp with a receipt to prove that I had performed a professional vacate clean (Around $400.00 worth normally). I again went back to my agent at Melcorp who replied back to me via email - telling me that I "Must" organise a professional vacate clean and provide a receipt, in order to get my bond back I then contacted a senior leader at Melcorp group, to triple check the facts. He called me back within 5 minutes, to advise that I DO NOT need to organise a vacate clean, nor do I need to provide my agent at Melcorp with a receipt. Just wanted to advise everyone out there to "TRIPLE CHECK" their original signed tenancy agreements before handing over hard earned cash $$ to get things done, that "Really don't need to be done" after-all.

Not recommended [Name Removed] – the tenants moved out and not cleaning the property. i called every week and tried to find the agent to sort it out. but [Name Removed] cannot be bother by calling me back or replying my email. Finally i have to find a new agent and get them to sort out all the issue. [Name Removed] is absolutely a headache.

Exceptional service – Melcorp Strata has recently taken over OC Management for our building and the committee as a whole couldn't be happier. It is a very refreshing feeling to have confidence in the person managing your building. They have been super efficient and there is a wealth of knowledge available throughout their team which will prove to be very valuable in the near future. Could not come more highly recommended!

laid back and we needed to do all the work. Missing keys to enter to the property, not very well cleaned apartment (Carpet, toilets, cupboard). Never again.
