holes, the side gate has fallen off and is hanging by one hinge.

The house is filthy, the walls and doors have numerous holes (some have been poorly patched), it stinks of rotten meat and the gardens are overgrown and full of weeds.

There are mounds of hard rubbish on the nature strip from the previous tenant, we are advised it will be 1-2 weeks before it is removed.

We weren't provided a condition report prior to lease commencement.

See pics attached, the property manager thinks the house is reasonably clean and in a fit state to lease.

She took possession yesterday (but she won't move in), it looks like we'll be going to VCAT as the agent and landlord are unwilling to cancel the lease.

It's been a really poor experience so far.

rented a townhouse from Metro Properties for a 6 month lease period . Upon inspection it was clear that the house was old but we were assured that everything is in really good working condition . You would not expect a reputed real estate company to rent out a malfunctioning house right? Wrong .

Upon the first week of arriving My mother and I faced multiple problems . Two of the commodes out of three were not working . It was leaking water and not flushing . A plumber was assigned to fix the problem after 1 week of me notifying metro properties and the plumber informed us that the commodes needs to be fully replaced which clearly explains to state of the house .

My family and I had to suffer for a month more until the commodes were delivered and replaced . A few weeks after this incident the shower in both bathrooms broke . The knobs came undone and the master bathroom had no gutter for the water to drain through and hence washing the bathroom or spilling water in the bathroom was an absolute nightmare as you would just have to mop and wait for the water to just dry up .

Moreover , The carpets were ancient and completely disgusting . During the final month of our 6 month lease a pipe has come undone under the flooring and the carpet of the living room of the house was completely wet . A wet carpet is the perfect habitat for a mold infestation . As a person who suffers from Asthma , I was sick constantly .

When I informed about this incident to Metro Properties they asked me to first move out of the property as soon as we can so that the landlord can take charge and fix the property instead of coming in and fixing it while we were still residing and after requesting for them to fix the issue Metro properties threatened us with a VCAT Order for possession while we were still within the duration of our lease . I can not comprehend why they would ask us to move out before the end of our lease and after several pleas through email to come and inspect the problem , Metro properties never attended to this issue . ( All proof of attached )

The cherry on top was that after I moved out of the house , Metro properties have refused to handover the bond to us by insisting that the water damage was our fault and that the Bond money must be withheld by them to fix the water damage . Again , it is unimaginable to me that they think that this ancient house and its pre-existing problem should be fixed at our cost when we were the victims of the situation for 6 whole months . We paid to live in misery and to get sick because of mildew .

They have refused to payback our bond until the middle of the year 2024 which has put a huge financial burden on me and my family .

I highly discourage renting from Metro properties if you do not want to go through the same situation that my family and I went through . After going through their google reviews , I realised this was a pattern of bond withholding from Metro Properties from their customers . Please do yourself a favour and avoid renting from Metro Property Management at all costs .
