they provide. Emails ignored. Entering your flat without permission or notice. I payed a key deposit prior to moving in, then was forced to pay another £100 (when I had accidentally locked myself out), only for them to come and realise they didn’t even have a spare key so I had to wait for them to get one cut and then let me in. A few months after this, they contacted me to say they needed another cut of my key (? because they didn’t have one apparently) - taking absolutely no responsibility to the valid safety concerns I raised.
Avoid at all costs (unless you like headaches). Many more professional companies in Liverpool to rent from. I advise you to take the positive reviews you read online with a (very large) pinch of salt.
Owners and renters beware! This real estate agency was hands down the WORST I've ever dealt with. A revolving door of leasing agents, none of whom seemed to ever do a proper handover. Untrustworthy, Greedy & Dishonest – Very untrustworthy, dishonest and greedy. Zero integrity and professionalism. As a buyer/seller or renter I would avoid this agency like the plague. You’ve been warned!!

Zero reviews if I could – Do not ever rent with this agent… they will give you hell because they clearly do not know the law and loves to intimidate people into repairing things that should be the owner’s responsibility!!! They will give you ptsd and honestly do not give a damn about their job ..

price they agreed to already and told them I would be there to do that price with 30 days settlement. Before vendor had even accepted the offer they were not even willing to put our offer to the vendor. Suggesting the vendor was very happy with the offer and settlement terms (3 weeks) already received and did not need to hear what we had to offer. I find it extremely suspicious that a vendor is not interested in hearing a further offer prior accepting with someone else. But as the director said to me "first in best dressed". So sellers beware this is their attitude, clearly they are not interested in getting the best price for your property.
The agent suggested that he has been very transparent with us. But last night at the viewing which only one other person attended it was quite the contrary. Told us that they had an offer in November (what we were going to offer today as starting point) but were not ready to sell and due to the covid situation did not expect to get this level today. The auction was due to be next weekend. Not sure why any agent would not be calling up someone that was clearly interested to check with them if they were also willing to put in an offer or compete with another offer. Then they are not doing what is in the best interest for their vendor. The director said "So should we just call up the other 5-6 people that were potentially interested in the property to see if they want to put in an offer too?" Yes, yes you should mate! That is the fundamental requirement for the job. 5-6 two min phone calls to get the best price for your client.
Left the faulty electricity wiring in the bathroom for 6 months without repair yet refusing to give back the bond money – My son, together with his friend, rented a unit from Broadway office of Nicholson Real Estate at Reservoir. to restore the lights after several hours but advised them that the fix is only a temporary measure as there is a problem in the wiring and if the problem recurs, the whole wiring will need to be worked on. The temporary fix lasted for several weeks but more than 4 months before the end of the lease, they lost all the vital lights again. They rang the office but nothing was done. As nothing was happening for nearly a month, the boys went to the office and asked for the urgent repair and talked about the possibility of ending the lease earlier. A woman in the office told them that terminating the lease early will cost them thousands of dollars, which shouldn’t be the case as Nicholson RE did not fulfill their obligation of carrying out an urgent repair, but because the boys did not know about their legal obligation, they accepted the explanation and they verbally told the woman that they were definitely not renewing the lease nor extending it when the original lease runs out (which was about 3 months away). The boys saw the woman taking notes without asking them to fill in any forms, so they thought the repair would be carried out soon and that their intention of leaving the premises at the end of the lease was clearly communicated to the office. Both boys patiently waited for the lights to be fixed (yes, they should have contacted VCAT but they didn’t know that VCAT can intervene) but before the agency did anything, they each found a new place to move into and the lease ran out. On the day our son went to return the keys, the agency refused to accept the keys because the boys did not fill out the form to tell that they were not renewing the lease and the office woman told him to fill in the form on the day so that they are made liable to pay another month’s rent! My son refused to sign the paper, left the keys with her and left the office. Restoring the lighting in the kitchen, bathroom and toilet should be considered as an urgent repair and the office has the obligation to carry out the repair within 14 days with which they didn’t comply, yet, the agency accused the boys for not handing in the paper, which the boys would have done if requested when they attended the office! The woman even threatened the boys that if they didn’t pay the full month’s rent (the same amount as the bond money), they would get blacklisted and they wouldn’t be able to rent any property in Victoria! We told the boys to take it to the tribunal but because our son didn’t want to take a day off work to attend the tribunal, he decided to settle the matter with him paying an extra week’s rent. What kind of reverse world is this!?
I think the agency and the owner should consider themselves lucky because nothing had happened in the dark bathroom! If they hurt themselves in the dark because of the lack of lighting, we would have held them responsible for the injury! Although, I am not sure if the agency had informed the owner about the wiring problem.
We will certainly never buy, rent or lease any property through them! If you are a property owner and leasing your property through them, I urge you to check the state of your property as I don’t believe they are looking after your asset properly!
If you are renting a property through them, make sure you fill in all the forms, keep a photocopy of them, hand in the form in person, ask for a receipt of the forms and hang onto them until they give you the bond money back in full!! If they are not responding to your request, contact VCAT for advice straight away.

Did not – Currently, they have not inspected my house in over year 3 years! The first time they did do it they did not contact me and just rocked up at the door. they have not renewed my lease for over NINE MONTHS I currently not on a lease and have contacted them more than once about this. Literally the most unprofessional company.

The day after I transfer the agent, my new agent received the water bill about $700 dollars, also a letter that my Ettaro tenant lodged a complaint in the council.
My experience with [name removed], it seems to me, her best solution to a problem is no to see it, you have tried soooooo hard to explain her the problem, which I believe a primary school student can work out, The particular question was,
My settlement date was 10 Jun 2016, and I paid 6months worth of strata fee, but on the 30 Oct 2016, I was required to paid 6momths strata fee,
I asked why I received only 4 months and 10 days of strata service.
[name removed] just can't see it, insisting I received 6 months, after more than 5 emails to explain, she finally got it, I never got the answer why, then she never reply my email addressing me, but my wife. If I live locally, I would have transfer the agent then, I was hoping similar things won't happen again.
My other appartments settled few months ago, so I inform her, and gave authority to her to manage, one day I rang her up I think because I need to change addresses or bank detail. She then told me the tenant of my Empire property should have pay the rent 12 days ago, and they still no able to contact the tenant. How long does she plan to hide this from me? 12 days or more is not acceptable. The good thing was rent was fully paid few later later.
There are few thing happened which bring things to the boiling point, I feel I can't put up with her any more. The “never wrong superior attitude”, the incompetence, and tricky repair request,i just can't trust her with anything, she is the worst agent I have come in to contact so far, unfortunately.

Horrible – Do yourself a favour choose another real estate agency! They are blustering, quarrelsome, overbearing people who habitually badgers and intimidates smaller people! they are able to get away with what they due with lies and blatant disregard for the law! SNAKES

unprofessional in my dealings with them about these issues, and now after being refunded the wrong amount of rent paid in advance due to incorrect calculations on their behalf my experiences with the agency have just highlighted how incompetent the staff there are. Do yourself a massive favour and stay away from them!
Unresponsive, incompetent, lazy management. They are completely unaware of their legal obligations and screw their tenants over because of that.

registered post then at VCAT they claimed it was a copy of the quote of repairs and provide the post receipt. They deliberately did this so I didn't know what was being claimed so I couldn't get another quote only their high price quote. They claimed carpet stains in all rooms but their photo's only showed close ups of the stains not evidence that there were stains in all the rooms. By not letting me know what they wanted I couldn't bring anything else as evidence and the Member ruled in their favor.
