Do not lease from Oceanside Realty – I would never use this oceanside realty ever again. I had to leave the house over the Christmas break for urgent reasons. I could not find any cleaners until 27th December. They organized a cleaner urgently for no reason as there was no house inspection until the new year. They charged me $750 for cleaning for a 3/2 house.
unusual practices – Told that I have to leave the house for inspections. In the last couple of months of the lease would receive only a couple of hours notice that they would show people around the house. Received complaints that I was sleeping in the house during this time (I worked night shifts) I am still unaware if they know I lived in the house or not though I spoke to them and was told that they were aware.
When they looked through the house to inspect when I was at the house they only inspected a handful of rooms, I had to show them water damage that had been accumulating for months. I expected they would have noticed in the previous inspections without me.
I think this is and will always be my strangest leasing experience.
Poor Service, Deceit and Lies – Do not trust this company or anybody who works there. My husband rang REA [name removed] and told him we wanted to make a written offer on a property. He was told what we would be offering. He came round that evening and refused to write up offer until we offered more. He also said he was "going nowhere" until we bettered our offer. We eventually offered slightly more.He told us he was a Director of the Company and 'knew what he was doing". We asked if there were any emcumbrances and told no. We made a condition of purchase that all additions and the pool were shire approved. Told they were. Also that vendor guaranteed pool/pool equipment was in good working order. We got a call later to say offer was accepted.
The next morning [name removed] came round with the Title showing no encumbrances then asked us to sign an amended piece of paper re the shire approval of additions as "he had done it wrong".
On Monday I rang our broker and appointed a conveyancer. First thing both asked were there any emcumbrances. We said no. On Tuesday our broker rang me to tell me the bank had checked and there was a caveat on the Title. Totally confusing as on our copy of Title there was nothing. I emailed [name removed] then my husband rang him at 7pm. His words "So you've found out about the caveat. I guarantee it will be removed". The house was being sold as a divorce settlement so we assumed it was one of the warring spouses. At 9pm [name removed] rang us and said "I'll come clean - I put the caveat on the house". Shock, disappointment, disbelief - you name it we felt it. [name removed] had loaned the vendor who was his best friend $100k to buy the house.
On Weds I rang another Director of the company. He stuttered and stammered and refused to say [name removed] had behaved disgustingly - just that 'it was unusual". He arranged a meeting with us the following week as he was concerned about his reputation and to show they were not 'cowboys". Famous last words!!
At the meeting the Licencee was also in attendance and was shocked that we were so upset. She said "everyone puts caveats on houses these days" completely missing the point. It transpired [name removed] had given us an out of date false Title, he wasn't a Director of the company after all (but used to be one of a now defunct company who used to be at same address.) We were asked why we were so upset "Everyone does it". We were told [name removed] had guaranteed that the vendor had sold his assets and paid [name removed] back so there was no outstanding debt. We asked for the contact to be rescinded as our broker and conveyancer had advised this to be told "No way WA does not have a cooling off period".
We then asked in that case could we get the carpets cleaned at our expense of course as vendor had a dog and the house smelled. The Director said he would check. he rang back the next day to say [name removed] had told him the carpets had been cleaned FOR US.
Time went on, more lies to the conveyancer from [name removed] re the withdrawal of the caveat, no help and abrupt rude emails from the Licensee.
Final Inspection and at the house the oven was on so we could not check it for cleanliness, the pool timer and filter were on and we were told not to touch it but we could see it worked. The house was rather grubbier than when we had 1st inspected it but we felt nothing would be done if we mentioned it.
Moving In Day. I had arranged a pool service to be done. My pool servicer informed me that the timer had an electrical fault and was a fire hazard and it was on it's last legs, the filter inside was cracked, the pool had algae and blackspot, low levels of chlorine, acid and salt. $300 later it was half right. Oven Grill was so dirt encrusted it had to be thrown away, glass lamp shade was smashed with glass on bedroom floor, debris left in garden and shed and some pool equipment taken. Cockroaches under the footwell in robes, shower curtains replaced with mouldy ones.... I just burst into tears.
2 days later my daughter showed me some bites on her legs. I had the same. They looked like flea bites and closer inspection of the carpets revealed flea eggs. Yes the carpets that had been cleaned after the vendor moved out with his dog. Only he hadn't - he had got carpets cleaned the day before we even made the offer and then lived there with the dog. I know this because I found the dated receipt.
I emailed the Director only to receive a reply stating that basically the owner was not responsible for pool and he had had it serviced the day of the final inspection. No receipt could be found!! However the Director would investgate further. That was 8 weeks ago and I'm still waiting for a reply.
Just to rub salt in the wound the final account from the bank arrived. The vendor had not paid off REA [name removed] in full as we had been told but was still owed $40K that had been paid from the sale funds.
Luckily the Dept of Consumer Protection are investigating this and I am getting the paperwork together for them. As is usual once you start talking about a company you find other people who have had issues with them as well and been treated appallingly.
The spiel on this company's website bangs on about how mch they value their reputation. Not true in my opinion.
