Do not recommend open corp have had nothing but issues with one property manager her name is Ella. Very poor communication made things so difficult. Would purposely email at the end of the week so she didn’t have to deal with the issues till the following week. Had to follow up on numerous things with her. Just horrible experience.

We went to look at a few house with Open Corp for rental and came across a house that we really love. The property manager Nim Kaur showed us the viewing with such a professional grace but also personal understanding that we are first time renters. As a young couple with a child we aren’t given chances even with high recommendations and full time work. Thank you Nim for not showing us your back as we decided we wanted to go for it.

Warranty and maintenance issues are not being followed up in a timely manner.The $25 dollar a week discount to be provided to tenants was forgotten about too.Now a simple request for over 3 months to get the builder in WA to remove blocks from garage as it is affecting my tenants has not been completed and know one seems to care and as usual lots of excuses provided.

Nightmare experience – Insulted to be offered only $70 after over 3 years behind finished schedule build time with no end in site. Pathetic of owner of Open Corp to be aware and to simply not care. Man up and contact me in person to explain this mess.

It was a simple ask, to add a fence paling to the gap on their gate which we would pay for and complete. Their is a rabbit issue in our area but in this situation which she refused to acknowledge, the large gap under their front side gate was the access point to their property and then onto our garden. The sarcasm, nasty and unhelpful approach surprised me for a customer liaison worker. Her whole approach was unreasonable as she sighed about only just returning from holidays and told me i should have approached it in a different manner...god knows what that would be coming from her. We knocked on the tennants door and emailed Open Corp. Isn't that the normal friendly method. Finally she reluctantly said she would look into it with the property owner. I've never heard back from her. She disregarded our issue, exaggerated the point and basically fobbed us off. We still continue to fight the rabbits off who keep entering through their property and there is nothing we can do about it as we watch them destroy our beautiful garden and dig around our buried animals. All because she knew better about our situation and wouldn't help us get a piece of wood attached to a gate. As a Landlord myself I'd have tried to assist.
Yet Another Property Spruiker – Completely useless .. avoid like the plague, like almost every other property 'expert'. Put 10K into a property trust which was supposed to 2 yrs maybe 2.5yrs ... 8 years later we're still waiting for them to complete the development. I'm not expecting anything back. money in a pillowcase under the bed. This experience does not align with the projections that were provided to us at the time of buying. They also have a habit of getting a well known public personality to spruik their services to suck people in. They are also downsizing their staff in Queensland, and you will get a different property manager every few months, as they cannot seem to keep their staff. They are also less responsive as they outsource the inspections and other jobs that they once did in house. We have actually changed property managers because of this fact. Save your money - do your own research, or hire a property finder if unsure, or get into the share market! We feel well and truly duped as we are trying to better our lot for the sake of our children.
UPDATE We gave OpenCorp a final chance to prove themselves as a stable property manager with our remaining property under their management. Unfortunately there was another change in Client Liaison Manager. Since 2017 we have had [Names Removed] to name a few. It is just too much change and inconsistency across a relatively short period of time. There have been good property managers over the course of time, however there was a lack of formal handover between roles, and as such the next Client Liaison Manager was not fully aware of works completed to date and discussions around when the current tenancy was due to end. The sealer in confirming our decision to terminate OpenCorp's property management was during handover itself. I quote "... upon checking at our office, there are no keys for this property and keysafe placed at the property. The keys and remotes that we have are the ones the tenant has." So OpenCorp managed to lose the keys that they had to perform inspections and manage our property. I even had to organise our new property manager to seek the remaining copy of the keys from the tenant so that they could be cut for the backup pair! This is property management 101, don't lose the keys to the property that you are managing! You owe it to yourself, and your tenants, to provide a great customer experience. This should be consistent, professional, and local. I would highly recommend that you do not engage OpenCorp Property Management to take care of your valuable investment.
