badly into our living room, our insurance company did a make safe, but each time it rained the water poured in again. After months of phone calls and inspections we were offered a cash settlement by our insurance company to fix the roof ourselves. Of the 3 builders we received quotes from, all said the roof had obvious hail damage and needed replacing. Clearly the original building and pest person did not inspect the roof as stated in his report. While it’s highly unlikely the realtor could’ve known this information, he still had a duty of care to us, and could not rely on the report that was written for the other client, and as such should not have offered the report to anyone else. We would not have continued with the contact to purchased if we had known the house needed a new roof, and internal wall removal and repairs, or at the very least we might have negotiated a better price. We are seeking legal advice.
