who this person was or if they were our new property manager. Communication from this point onward was poor in my opinion, with 2 – 3 days just to acknowledge an email being received. This house was 2 years old and only used as a display home prior to us tenanting it. However upon moving in we found that the garage door wasn’t working, the property was somewhat uncleaned, main bedroom air-con was broken, 2 lights didn’t work, no holes in the side of the laundry cupboard to access taps for the washing machine and the oven was tripping the safety switch. These issues were raised and fixed over 2 weeks, however makes us think they didn’t do a thorough exit report (if any) for when the builders left nor did they check everything for our entry report. Upon our exit we had a bond clean completed and were pulled up for ‘kitchen cupboard fronts needing wiping over’ and were given the ‘courtesy’ of 24 hours to rectify it ourselves, otherwise they would claim from our bond to rectify it themselves. Considering the state/issues of the property when we moved in without requesting a decrease in rent/compensation, I feel this was a pretty unfair claim. We were approx. 2 and a half weeks from our lease end date and had not even been contacted regarding our intentions or offer for renewal, instead they scheduled an inspection for 3 weeks before our end date. Save yourself the hassle and worry, consider using a different real estate.

Do not deal with this real estate – Zero stars. This real estate is the definition of incompetence. For the time they managed my property, all the reports come back fine. When we finally entered the premises, the house was a mess. I stopped counting the holes in the walls that were not done overnight. None which were ever picked up in an inspection. This company will just take the management fee and let the tenant run wild. Do yourself a favour and take your business else where.

Should not have a licence – Worst property managers ever house vacated after a recent inspection where all was supposedly rosy no rent for 5 weeks house left with holes in walls totally thilthy 5 yrs of dirt left

Terrible. Worst Property Managers Ever – Not one good thing to say. I recommend not renting or doing any business through them as they are very unprofessional and unfriendly at times.

Do Not Even Think About Renting With Property Indulgence – Very regretful decision! Wouldn’t even thought about it if I had known how much of stingy real estate they are! Would not recommend to anyone as I have been fully ripped off with no bond money back and also being charged for more than the bond itself for damages for I have not done and could also be easily fixed but they do not co-operate.

next morning we applied, only to be told that the property was no longer available. That afternoon, our next of kin on the paperwork was telephoned - for a reference..! Then, when I rang to complain and to ask them why they would ring our next of kin when the property isn't even available, they said that they made a mistake and that it was available if we wanted it. Unfortunately we took it, and it was the longest year of our lives.

When we had a plumbing issue with our main toilet, we were told it wasn't a priority and that it would be fixed when the owner was able to be contacted, and we were told he was overseas (we got that excuse every time we had an issue). We were told to use our ensuite until it was fixed. Any issues with a toilet should be treated as an EMERGENCY REPAIR (and an OHS risk), and I knew the legislation better than they did. So I pursued it and issued a breach notice.

They entered our house on at least 2 occasions for an inspection, but didn't leave a note or card to say that they had been in. When I requested that they leave a note to say who had attended, they told me that they weren't required to do that. I mentioned it was common courtesy, in case I needed to contact them (if say, I noticed that something was missing, or if I wanted to know if there were any issues).

When we moved out, we cleaned the house, and handed back the keys. They took 4 days before they inspected it. Then they sent us a list of 'issues' that was 1.5A4 pages long. They sent the list through at midnight one night, and stated that we had 1 day to fix them or they would hire someone to fix them all and issue us with the bill. One of the issues included that there was dust ON TOP of the wheelie bin - because it had been 4 days since we cleaned it, and it had rained in the meantime (and then dust had accumulated). When we demanded that we walk through the place and discuss each and every repair, some 'issues' turned out to be shadows on the wall (not scratches as they had told us). And the 1.5A4 list of problems turned out to be 1 or 2 minor issues that took me half an hour to rectify.

All in all, their priorities are wrong. The Business Development Manager told me that they don't work for the tenant - they work for the owner. That is fine - but you need to attract and keep tenants to stay employed yourself. So it works both ways in my opinion.

BEWARE - this company is affiliated with another agency in Kirwan. I was so desperate to seek assistance when we had issue after issue with our own agent, I emailed the owner of The Rental Managers asking if she could help, and I attempted to call and left a message. She never contacted me. After my experience I would never recommend anyone to be a landlord or a tenant with this company.

Don't expect refunds from this firm – Do not rent from this agent, when it comes to getting your money back, you have to take them to the rental tribunal, then your lucky if you get it back. They have no scruples what so every.

Do they know how to be nice? – I am always polite to the property managers here but only get treated with disrespect back.. I don't think this company understands what the word customer service means or just how to be nice. It's just not worth the hassle or grief associating with them, go through someone else..

Our lovely neighbourhood is under siege from tenants from hell – All due to the fact that this company does not care. We have police visit every weekend as these tenants party every night and show no respect for young families or people that work for a living. Our neighbour tried to get in touch with this so called property management company to voice our concerns only to be ignored. So all we can do is warn landlords.
