investors a few dollars. There is a documented pattern of weaselling their way into strata committees then rallies foreign investors with false promises to employ this company. The director had fraudulently signed my complex to a contract with PSMG as BOTH a strata committee member AND the owner of PSMG. He has done this on several other occasions with other strata schemes. The company has lost many NCAT hearings due to their dodgy dealings, and multiple unit complexes have been ordered into compulsory management to avoid their dysfunction.

can get are the repeated replies that it has been followed up on. Now it is September, the ceiling hole is still there. Really frustrated. Such strata service is unprofessional.

 Follow-up  · What was the communication like? Most of the time, they were quite passive. I had to take the initiative to contact them repeatedly by email and phone. When I called, they often didn’t answer, and when I emailed, their typical response was that they would “follow up on it.” What caused the delay? The reasons they gave included needing to discuss the matter at their owners corporation committee meeting and obtaining a quote from the tradies.

I have written to my strata manager a few times about the water leakage of the unit above me. He said he will arrange a contractor to take a look but I haven’t heard from him for a few weeks despite me sending a few emails. I am really frustrated…

Fraudulent activity and misconduct by Whitney Wang and employees of PSMG strata management – Please be warned! This is an extremely dangerous business engaging in serious fraud, misconduct and malpractice at the expense of lot owners and for the benefit of those who will collude with them and engage in illegal activity. They are currently being investigated by NCAT and their license has been previously cancelled and the director & owner Whitney Wang recorded as a disqualified person for 10 years. I would strongly recommend researching their history of misconduct against lot owners. There are multiple cases across NSW with many owners losing their life savings to fight the battle against PSMG. They will 1) misuse the administrative, strata and capital works fund for personal expenses 2) raise and spend special levies in excess of 6 figures which are not required and cover the book keeping so there is no evidence of fraud 3) fail to provide any record keeping of book keeping, invoices, payments and decisions made, including quotes for repairs and works carried out. 4) threaten you with various fees when requesting document and notices. And the list goes on. We are unfortunately one of the many victims of this grossly fraudulent business and fallen prey to one of their many scams. If you too have been impacted, please get in touch as we are proceeding with a formal complaint to NSW Fair Trading and engaging legal advice to protect our rights as owners.

notified that this work was to take place, the only notification we received was that our fire door was to be repaired. We have a subscription with Smoke Alarms Australia, that would have replaced our smoke alarm for free if it was faulty. However, we were not notified by PSMG Strata of any fault. Upon receiving the Miscellaneous Invoice, I instructed my Property Manager to contact PSMG Strata to resolve the issue. My Property Manager sent numerous emails and made phone calls, asking for PSMG Strata to nullify the charge or to provide evidence that PSMG had notified us about the smoke alarm replacement. The only evidence provided was an email on July 24, 2023, with the original notice attached, which only stated that our fire door was to be repaired. There was no evidence that we had been notified about the smoke alarm.

PSMG later admitted that this notice was a ‘typo’ on their part, but the fee was still not refunded. My Property Manager continued to follow up this issue with his emails and phone calls being ignored. Finally, towards the end of 2023, I decided to resolve the issue myself and contacted PSMG by phone. I explained the issue and told the PSMG representative we would not be accepting responsibility for this fee due to the fact we were not notified about the fault with the smoke alarm, and if we had, our subscription with Smoke Alarms Australia would have resolved it. In my conversation with the PSMG representative, he stated that he “wanted to help me” and was going to follow it up with the compliance manager and get back to me. If need be, he would take the issue to the body corporate at the next AGM to get the fee nullified. I did not receive any correspondence from PSMG regarding this issue after this call, despite an email I sent to the PSMG representative on November 8, 2023, requesting him to update me on the issue. That email was ignored. On January 15, 2024, I called the PSMG office and spoke to the receptionist. I asked to speak with the manager or owner above the PSMG representative I had been dealing with. The receptionist ignored my request, multiple times. Finally, she told me who the Director was, but only gave me the first name and put me on hold again. Finally, the PSMG representative answered the phone and I told him that I had no faith in him to resolve this issue as multiple requests, emails and phone calls from both my property manager and myself had been ignored. I asked to speak with someone above him and he told me I would need to request that in writing and provided me with your name and email. I have found this whole process completely unprofessional by PSMG Strata. I am extremely busy and do not have the time to spare to follow this issue up constantly. This is a simple issue to resolve in my view. PSMG failed to provide us notice of any works taking place within our unit. Any works within the unit should have seen us notified. I find it concerning that PSMG feels it can conduct these works within our unit without notifying us first. In an email response I finally received from the PSMG Director, he admitted the ‘typo’ in the original notification, but refused to refund the fee. He did state that one of his staff were trying to negotiate a credit with the fire company, but we have not received any follow-up to this since. For me, this is a matter of principle. PSMG is paid by the landlords and should work in the best interest of the landlords.

In my opinion they do not.

Despite admitting to their own mistakes, this issue is still not resolved. Countless phone calls and emails have been ignored in the process.

Run, do not even contemplate hiring [Name Removed] or PSMG Strata – PSMG were unfortunately our strata managers for 2 years and 8 months, it has taken us almost 2 years to have them removed by NCAT for significant breaches of the SSMA. They even refused to hold a meeting of owners to discuss painting the new cladding a different colour from the original.

The department of fair trading are investigating PSMG and hopefully they will remove [Name Removed]'s strata license.

You might as well burn money. the strata levies under his management have never increased. The quarterly strata fees that I've paid across the years prove otherwise.

My personal experience: - Does not pick up phone calls, or reply to emails majority of the time, e.g. organising the annual pest control took multiple emails and phone calls... and it was still 6 months late - If the strata manager picks up, they will promise that they fix your issue up but never action anything - High turnover of strata managers, so you have to explain your issue to 3 different ones in the span of a few months, but nothing has been actioned - Blatantly lies to your face about what it says in the legislation, e.g. "the legislation says this..." I even called up NSW Fair Trading asking them where it states that in the legislation. Surprise surprise, it doesn't exist. - If you call them out for lying, Whitney just ignores you - Many owners actually lodge mediation requests via NSW Fair Trading because things take years to resolve, including ongoing failed waterproofing repairs that is causing black mould in homes - They push vendors that are newly established and unvetted to the SC - e.g. "engineers" that aren't registered by the national engineering board and newly formed company - I've personally been verbally yelled at by Whitney, his wife Doris, and at least one other strata manager - SC hired a lawyer to get our money back when we changed strata managing company... we still don't have all our paperwork but at least we have our money back several months - Issued work orders AFTER we changed strata managing agents

Incompetent and dodgy – After less than 4 months we managed to remove PSMG as our strata manager via NCAT. In that short time, PSMG engaged in dodgy business practices that go beyond some of the worst comments here. Be careful though! PSMG is not completely incompetent, sometimes they know exactly what they are doing is dodgy and illegal, so attempts at discussion will be a waste of time. Forewarned is forearmed.

Definitely Not Recommended – Avoid this company. Worst strata managing agent I've ever had to deal with. A nightmare few years dealing with them. Too many issues to list but you'll be very sorry if you choose them. They are an embarrassment to their industry colleagues. Unfortunately had to rate them 1 star.

PSMG provides great advice for committee members and good service for residents – From my experience, PSMG provides great advice for committee members and good service for residents. When I worked with them as a committee member, they were quick to get back to me and helpful. I found that the annual accounting ledger was clear and well maintained. I would work with them again.

AVOID AT ALL COSTS – Critical: Professionalism, Quality, Responsiveness, Value AVOID AT ALL COSTS In the building where I live, PSMG has in all manner failed to perform their duties and functions satisfactorily as required by the SSMA. PSMG’s administration of SP 79582 can at best be described as incompetent. Too many objections to the [Content Removed] and [Content Removed] conduct of both the Company and [Name Removed].
