I was with Rose Petal but it wasn’t by choice. My previous agent sold the business to them. My rental property has been very badly managed to the point that my agent recommended someone to fix both bathrooms. Nightmare started. After spending a considerable amount of money and not even a year later my tenants are suffering with leaks , mould you name it. Agent would wow what a great job they did. Not the case. I strongly do not recommend this agent. Take my word on this as I have been mucked around severely by this company.

I wouldn't recommend this property management company based on my experience as a landlord. Rose Petals Properties took over from Renowned Properties - [Name Removed], I hoping to see how well they delivered on their service. Instead, I was shocked when my tenant reaching out to me, frustrated by excessive emails from the Property Manager [Name Removed] - over a dozen in just a week in fact, when four would have been sufficient. My tenant actually forwarded the emails to me. He expressed to me, he feels belittled by this property management firm. I was in shock.

Firstly, I contacted[Name Removed] (the owner) but she failed to answer my 2 x phone calls & failed to return my messages. So, I contacted Rose Petals main line, to address the situation, and I was met with resistance and unprofessionalism from [Name Removed]. Rather than listening to my concerns, [Name Removed] was rude & dismissive, even stating that the tenant "deserved it" the excessive communication (emails). Also I would like to add, whilst I was on the phone to her, she was informing me as the Landlord to leave the tenant alone & leave it to her to deal with. No, I’m sorry, but when my tenant reaches out to me, I will address this with full authority. It’s my investment property. You don’t own the property or pay the bills on it. This level of conduct is unacceptable, and if I were the owner ([Name Removed]) of this firm, I’d be seriously reconsidering her position.

To make matters worse, when the tenant reported two minor maintenance issues - no big deal (as the responsible landlord I am, promptly arranged for repair), [Name Removed] insisted that these were tenant-caused damages and that the tenant should fix them, despite clear evidence that they were standard maintenance issues. She even told my tenant it’s not a maintenance issue & that he should fix & repair the broken tap & broken shower screen seal!

I have met the tenant a few times during his occupancy of my property & we have exchanged contact details in the past. He is a fantastic, clean, respectful, young man. He has been there for over 7 years with rent paid 2 weeks ahead at all times. I don’t want to loose him as my tenant to this firm’s unprofessional behaviour & demeanour. It’s not fair on me as a landlord.

Also. My tenant also mentioned receiving a 6–7 page document on how to clean and manage the property (I am awaiting for this email to be forwarded to me), which left him feeling judged and disrespected. He also felt uncomfortable with the tone [Name Removed] used during the inspection, describing it as unnecessarily harsh and condescending.

As an investment owner, I expect my tenant to be treated with fairness and dignity. Clear communication is one thing, but making someone feel like "scum" is entirely unacceptable. Respect goes both ways.

This is not how a professional property management company should operate. I believe a property manager should facilitate smooth professional relationship, not create unnecessary stress and headaches for both landlords and tenants.

I am in the process, engaging with a new property management firm that values professionalism, effective property management & doesn’t bully the tenant. Rose Petals, sorry you’ve lost me as a client.
