Extremely Poor Communication – I reached out to inquire about a rental property but my efforts to initiate a communication with Maia Chand was beyond disappointing. This lack of responsiveness reflects poorly on their professionalism and customer service.

Very well treated – Rental agent, Aya, helped us to get a tenant for our unit. Aya was professional and knowledgeable. She conducted all inspections and sorted all applicants to recommend one who is most suitable. She provided a few tips for a better presentation of the unit, but nothing deceptive. and the agency (especially Kelly) as they have kept us informed and looked after our interests. It is to be remembered that the owner has the final word in accepting a tenant. Not the agency.

Fan Zhang as my property manager provides good service – I am very impressed with Fan Zhang's work as my property manager. He is reliable and quick to respond to request. He gives good professional advice as regards maintenance requirements and market appraisal of rental.

Barely communicate and allow all annoyances to continue – Have tried many times to get some things repared in our apartment building AND our own place. They also allow for any disturbances. Our neighbours under us have been renovating for the last month. They didn't tell anyone and it took my asking to actually obtain a half-assed schedule. They also used power tools after 8pm. The real estate doesn't care, so we will be submitting the 4th noise complaint now! And, as I type this, the stench of cheap house paint lingers through OUR house because of them. Thanks!

Lease agreement cancelled the day it was due to be signed, a day before intended lease start date – Situation echos that of SPio 1. Applied and approved for a rental property. 2. After approval, the agent requested we wait a further two weeks until the start date. In the meantime there was a candidate lease sent in an email. and any additional terms therein, the agent stated that the email contains the standard lease and the final additional terms will be different (spoiler alert, they weren't). 3. Two days before the lease is due to be signed, with the start date of the tenancy the day after that, the final draft of the lease agreement is sent. 4. I query the meaning of some additional terms and suggest rewording some of the additional clauses. 5. They refuse most of the requests but agree to a rewording of one of them that same day, the day before the lease signing. 6. On the day of the lease signing, the agent calls and says the owner doesn't want to proceed with the lease since they feel uncomfortable with me querying the additional terms. Asked for bank details to refund the deposits and advised that the bond can be refunded via bonds online.

Being shocked at landing at this final position, any attempts at salvaging the situation were refused. Any discussion of how the relationship soured led to the agent saying that all properties for all their existing tenancies agreed to this and the owner doesn't feel comfortable and there is no chance of reaching an agreement from this point on and its definitely cancelled.

Be aware there was essentially only one negotiation attempted for the additional terms. I asked once over the phone about clarification of meaning of one strange clause and rewording some minor additional clauses. I was advised to submit a potential rewording of the clauses but no clause will ever be removed. Following this, I submitted an email with suggestions rewording some clauses and a written request for clarification of the meaning of a particularly strange clause. The reply was swift, with agreeing to one re-wording, rejecting the other proposals and given some examples of why the strange clause was there. The next day the agreement was cancelled without any further communication in between. It was far from a drawn out long disagreement/negotiation process.

Given the extremely close proximity of the lease signing to the actual lease start date, I had already organised for the move to occur. Utilities were organised to be disconnected from the current place and connected to the new place. This includes, electricity, power, gas, the ISP connection and a pest control person to give a routine spray before we move in. These all had to be cancelled the day before they were to occur. Many people are affected by this strange tactic of cancelling an agreement, all the removalists, utilities companies as well as the need to advise the landlord of the current premises that I no longer will be moving out.

ready, current place informed of move-out date, electricity, gas connections & disconnections setup. Without reason my tenancy was cancelled and amount returned leaving me frustrated and living out of boxes for few weeks.

1. Attended inspection on 19-Aug-2020, Approved on 27-Aug by Shead Property, Chatswood. 2. Verbal and SMS agreement with the Agent that 2 days before the actual start of the lease, keys would be given to enable shifting of furniture. SMS and e-mail follow ups were met with positive assurances. 3. Bond amount through Rental Bonds Online and 2 weeks rent was collected in advance on 27-Aug. 4. Holding fee receipt confirmation email sent by agent on 31-Aug 5. I initiated my termination of tenancy at my current place in preparation of moving in to the new property, arranged for removalists, electricity & gas connections at new place and disconnections at current place 6. Calls to agent and his Manager, [name removed] on landline on 4-Sep, reminder email and call on 5-Sep for sharing of lease did not elicit any response. 7. On 7-Sep, I receive draft email with alternate images upside down and a lease start date different to what I had verbally agreed. E-mail and phone exchanges was met with rude declines to honour verbal commitment 8. On 7-Sep late night, I studied the draft lease and sent questions on the draft lease agreeing to prepone the start date and pay the lease as per the ask from the agent. 9. On 8-Sep, I was told the owner no longer wants to continue with my tenancy and was returned the deposit amount. Asked to claim the bond back from the portal.

Requests to reconsider and the reasoning for declining was met with firm NO as answer leaving me with no choice but to cancel all move-out from current tenancy and move-in arrangements at the property 3 days before planned shifting.

As a would be tenant, I had already made all arrangements by giving notice to current landlord who already got another tenant, removalists, gas and power disconnections and connections, etc No compensation offered or attempt made to reconcile or resolve the issue. Looks like they do not want to give a legal lease and any tenant who pushes for compliance to law would be met with rude behaviour and turned away. I kind of dodged a bullet in one way.

TERRIBLE – Every single interaction with Shead Property Chatswood was terrible. Upon signing the lease- they were late and rushed us because they were late. clean the carpet and have our cleaners return 2 times to wipe dust from INSIDE the lights and other highly minuscule tasks. BY LAW property managers are not allowed to make us steam clean the carpet unless there are pets on the property (which we did not have). They are aware of this but they aim to take advantage of people who do not know any better.

In addition to this, they are constantly sending texts while I am at work and if there isn't a reply within a few hours, backed up by question marks to demand a response "?" .

We are now with LJ Hooker and cannot believe the difference in customer service.

Avoid shead property chatswood.

you do NOT have to pay any cleaning fee for the carpet at the end of the lease if in good condition and/or no pets. She promised to release the bond after payment of that fee which she didn’t do and we had to wait 3 weeks for automatic release. 3k+ out of pocket for 3 weeks. Anne Dolan is a liar and a manipulator.

Worst. Agent. Ever – The most unprofessional group of agents I've dealt with. First, would not respond to messages or emails left to inspect an apartment. Then reached out via the Real-estate.com.au site for an open inspection between 3-3:40pm. I take off work and show up at 3:15pm only for them to tell me that they don't have the keys to the bedroom but have a 1 bedroom that can show me instead. Would never signed with them after this experience.

I agree with the other reviewers, people need to avoid this agency. I think they take their clientele for granted because there is such a high demand for rentals in the area.

time of the inspection was non functional and to mislead people. After several phone calls and follow ups they agreed to fix the dishwasher. I wish I had read the reviews before signing the lease as they are absolutely horrendous to deal with.

property managers that make rental life even harder. My girlfriend and I have been in a Shead apartment for nearly a year and consider moving just to avoid dealing with the people at Shead Chatswood. I have rented many apartments around Sydney but never have had to deal with anyone who hates his job so much as the property manager at Shead. When phone calls finally get returned all we get is rude remarks about how overworked he is. Get a new job mate! Save yourself and us.

Had enough of the property manager at Shead Chatswood. Surly and rude when he finally returned my calls. Not a bad unit but not good enough to deal with this guy. Have moved on and made sure my new digs were not with Shead Chatswood - the biggest factor in finding the new place. Happier already.

Don't use them unless you want your tenants to avoid your property – As the above review; such slow response time. I don't even want to go into it but extremely unaccommodating. They have their ways and there is no working around anyone. If knew what I know now, I wouldn't have rented a property that they were managing. From now on I will be avoiding this company, including purchasing my first property from them and will be letting my friends (who lease their properties) to avoid using them.

Inproductive property management team – My experience was as a potential landlord. I called Shead one day and was replied 3 days later. I asked one of their agents to come to my property in Roseville to have a look, but was informed that they would only come if I was 100% going to let them manage the property. I said I would need some time and she hung the phone....
