raising money under one entity and pushing it into another at arms length. The people below had acute knowledge of the schemes deliberate intent to remove investor capital.

In addition to ripping off investors their building entities would refuse to pay subcontractors and ripped off trades as well.

They then merged with "Venture Crowd" where the follow SMSF PROPERTY CAPITAL staff STILL work:

None of these people should ever be allowed to ever raise $1 from anyone.

SMSF also Guardian Securities Ltd – Invested in 2 property developments, first in 2015 second 2016 both ended up with major builder issues, cost blow outs and ultimately failed, one sold at a loss so $0 back. total which is small compared to many, would not recommend how can this company keep trading and continue to take people’s money clearly something wrong when so many are loosing out across many of their projects. Do not recommend

Shysters, crooks & all round scammers – I invested $160k in 2 developments, & my return was under $60k. I did initially receive regular updates but these became less & less when it became apparent there were internal issues in the company. Over the 7 odd years i waited for returns, I could see I was going to lose. I pleaded for 18 months over their tactics, stay away from SMSF & Venture Crowd unless you want to donate to their retirement fund.

No No No don't do it you will loose a lot of money – My investment has been tied up for years at least half has been lost. little change of making it back. Delays in financial reports no one answers the phone when you try to call then they don't return calls even after leaving multiple messages. Lost $20,000 in one of their projects. Project that are meant to run for three years are still not completed 6 years later.

If it seems to good to be true! – I haven’t had the misfortune to invest with this fund SMSF now know as Venture Crowd. We had a struggle to get them to settle on our land the original investors not so fortunate I believe.

SMSF Property Fund / Guardian Securities - Did not live up to expectations – Park Avenue Development at Peregian Springs for SMSF Property Fund which commenced in 2014. The final distribution ( return of capital ) resulted in a total return of 49% after 7 years of operation with no income. Asked them to explain so they stopped taking my calls and did not answer my emails. Do not invest with them

Worst decision I’ve ever made – I agree with all the previous reviews. If anyone is considering investing with these guys please don’t. You would be much better of leaving in the bank or taking your money to the casino. They have caused me depression and anxiety. By the time my dealings with them is over I will have lost 100s of thousands. From a simple 18 month-2year development that has now hit 6 years and a couple others much the same.

Threatened with legal action – I drew attention to this Ponzi scheme in 2016 at a time when I couldn't afford to defend myself. If you review their Google reviews they refer to "litigation without prejudice" (a totally incorrect legal term but whatever). I wish I had because during discovery their dubious practices would have been exposed. AVOID THESE PEOPLE LIKE COVID-19.

A very bad experience – I invested with them in 2014. A terrible experience with over 50% loss. Dont invest as you will lose your capital investment – Just lost $15,000 of my capital from a $25,000 investment with SMSF ,now known as Venturecrowd. Do not invest with them. You will never get back the money you invested.

Don't even trust them with $1 – This company has been sold to Guardian Securities Limited. I have been with them for over 3 years and I am unable to get my money back They stopped paying the dividend

Happy so far – I have been with SMSF for almost 2 years now. They communicate regularly and answer my calls and emails promptly. I'm happy with 10% returns! I haven't the need to withdraw any funds so can't respond to that. All in all, I am more than impressed. I have uploaded proof of my investment. Not sure if the low star people have done the same.

Totally incompetent as an organisation – Be very careful if thinking about investing with this organisation. After more than 4 years I'm still waiting to get any of my money back. Everytime I try and get an answer about what it s happening with my development I just get the comment we are working on it, update coming shortly. This organisation is definitely not to be trusted.

Do your due diligence before investing – I have invested in four of their property investments (stupid me) over the past five years for an investment of $150000.00 and have received an initial return to date on my investment of $5000.00. 5 stars very impressed – My husband has been invested in their Fund that provides a monthly return and they have provided every single month with no hiccups. They were really transparent when they told us about their previous delays in the development but that is all we could ask for. Nothing but 5 stars from us.
