residents on common property without consent, leaving us unaware of who might be viewing these potentially streamed videos. Our privacy has been compromised and despite my numerous complaints, I have only encountered circular responses and a lack of follow-up. The replies I did receive contained information that was completely inaccurate, indicating that they operate outside the bounds of the law. This strata management company is unable to address even the simplest of complaints. I strongly advise steering clear of Southern Strata Services.

concerns and have neglected the maintenance of common property. Furthermore, Southern Strata Services have failed to enforce by-laws and have not addressed breaches appropriately. Southern Strata Services have refused to accept valid enduring proxies despite acknowledging that other strata managers and SAT would accept them. Southern Strata Services management practices are not in compliance with the Strata Titles Act or the SCA code of conduct which appears biased in favour of strata managers, even when there is clear evidence of Southern Strata Services breaching their obligations. Additionally Southern Strata Services has unlawfully withheld important documents and reports. It is evident that Southern Strata Services is not acting in the best interest of our property or in good faith and is failing to provide a safe environment for residents. Instead, they seem to be pressuring and bullying owners into accepting unlawful decisions. One council member has been excluded from strata company business by Southern Strata Services and there has been a clear lack of fairness, integrity and good judgment in their practices. Southern Strata Services often provide advice based on their personal opinions rather than adhering to the Strata Titles Act or legal requirements.

Overall, I would strongly recommend avoiding Southern Strata Services as they have proven to be the most unprofessional and incompetent strata managers ever dealt with, they are unfit to manage a strata property effectively.
