Their agents and contractors are so rude, they are the worst agents I ever dealt with. Some of them are Racist.
Be well prepared with evidence for bond as they will try to take it completely, they use aggressive rude language, just be prepared for them in inspections.
Out of many agents I met only one was good. Really I don’t recommend to rent from them or let them manage strata.

I had to attend tribunal hearing for the first time in my life because of these low life jerks . I won the tribunal and was able to get my bond money back but i lost 60$ For my application and will never get my time back and all those stress they put us through ( while my wife was going through a difficult pregnancy which i had made them aware but these ppl are too ...
Dodgy and dishonest real state in Sydney
I use to live in lidcombe property managed by this terrible agency. I got lease transfer from the previous tenant. I never received or signed any lease agreement, and condition report property report. During my 2 years stay in that property they never came for inspection even though emailed them, they never bothered. After I moved out they truly showed there mafia side by threatening and showing the damage thing of that old property even though it was before we moved in. Specially agent name [Name Removed], and there manager [Name Removed] t...hey are the biggest mafia. They threatened me as i am international student saying police case and immigration. Thank god i went the legal way and filed case in tribunal court to get my bond back They showed all the fraudulent document, which clearly doesn't match my signature. They tried to fraud the legal document so, you can clearly see there way of working habit. They are the biggest crooks present I'm market. In NCAT Tribunal they are not unknown name. They are very Well Known for presenting this kind of documents, And tribunal know about this. At the end of the day i won the case and got my all bond back. Note: Specially Nepalese student please be aware from this agency, and try to stay away from them they are the biggest liars and scammers present. so don't even bother to lease from this agency if you want to have tension free and hassle free life. WILL NEVER go through them ever again. From the very first time we went to their offices to sign our lease in Wolli Creek, I had a very bad feeling about their professionalism and competency.
1. We never got told who our property manager was, we had a guy (Steven) who helped us sign our lease and get our keys but we've never heard from him ever again after that day. We presumed he was our primary contact but alas we never got told to who our property manager was or where this guy went.

The most unprofessional and rude real estate agent
Their customer service is terrible and their attitude towards people who rent their houses are even worse . I hope [Name Removed] fixes her attitude because you are in a business of customer service and it is good to be courteous atleast as a human being.
Incompetent company ever
This is the worst of the worst when dealing with agent, so easy to get the lease, don’t even give us the rent agreement till we ask over and over again for 3 months, when we move in everything was terrible and we contact the agent nothing happen, when we about to move out, they deduct the bond money one sidedly ignoring the facts that the unit was like that to begin with.

Stefano is being very helpful, patient and responsible for the unit I'm renting. If there is anything need to be fixed in the unit, he respond very quickly and get things done.

Sp is not anymore managing the house that we are renting and still they are debiting money from my account thats why I am getting dishonour fees from my bank. Very disorganise company!
Terrible Sales Agents - BEWARE!
I have dealt with Strathfield Partners on a few occasions for property services, and I have to say that their sales agents are truly terrible - they tell lies and are aggressive sellers with complete disdain for both the vendor and buyer. I DO NOT recommend dealing with Strathfield Partners at all.
It's also a complete joke that they hire fresh out of school kids and teenage boys with no work experience to sell and lease property! E.g. Adrian Gough - their latest recruit is completely clueless with property - he displays violent aggressive behaviour and disrespect for the property.
avoid like the plague
Avoid at all costs. Just google [name removed]. This company takes your bond in-house - does not lodge it electronically with the bond board so you don’t have a bond reference - then on departure makes a claim on it, which means you don’t receive an electronic notification and have to meander through, then find out within ten days that a claim has been made. They are absolute crooks you have to go through NCAT to resolve anything with them - unresponsive during tenancy, very responsive when finished. If you do rent from then make sure to use NC...AT - these people will do nothing otherwise. You’ll notice when you’re at NCAT they are very well known - they have so many cases it’s unbelievable. Well not unbelievable once you engage with them, but they are probably the most prosecuted agency in Sydney. They’ll claim breathing in the apartment if they could, yet they’ll give you a completely trashed apartment and blame you for sitting down. I’m going through the process of reporting 3 of their staff to fair trading to have their license removed. Their obnoxiousness needs to be known. Do not rent from these people - avoid like the plague. Honestly even if you find the best property for 99c a week - don’t do it. How these people sleep at night I’ve no idea. If you encounter rose Borg, Antonio or john - run. You’ll spend your entire life filling out NCAT forms. Trust your instincts when you go into their office - the line of people complaining are a sure fire sign there’s something wrong.

The most dodgy, unethical and unprofessional strata management company... they will lie to you and mismanage you’re building. They get in bed with dodgy developers at the expense of owners and your building. Do not trust them.
Lack of communication and customer service!
If you like to be kept in the dark with no communication, transparency and total lack of customer service then using Strathfield Partners is for you. Let me guide you through my poor experience as a Landlord.
In March I noticed one tenant had not paid rent for two months and contacted the agent. The matter had already gone to tribunal. I cannot understand how they could not notify me of the arrears and then go on to attend a tribunal matter without my knowledge. The eviction was then delayed weeks because of Covid. After this incident I email...ed twice and called their office to cancel my landlord agreements with no reply from either. During all this my business was dealing with Covid so the matter was left until the below happened. I get an email from at the end of May stating another tenant is vacating as they were unable to negotiate a rent reduction. I immediately replied why I wasn't notified as I am happy to negotiate rent. I understand the tenant's situation as they lost their job due to Covid. I also called the office and Antonio Grieco's mobile, the property manager in charge of my properties.Just like previous, I get no reply. This guy seems to have a bad wrap in a lot of reviews and it is totally true and justified. I stated in the email I would show up in person and discuss as this is not the first incident where I haven't been notified of something important. Upon meeting Antonio there is no apology or any concern for your matters. No answer as to why he did not respond to my calls or emails. He emails the tenant as we cannot reach his mobile. I then ask for all correspondence between him and the tenant and he shows me nothing. Another agent then manages to call the tenant and he agrees to come into the office. The tenant is distressed. He showed me at least 7 unanswered emails sent in April to Antonio. I express to the tenant my frustrations that Antonio did not respond to me either and only notified me of this yesterday. I offer him 50% off rent for 6 months with no need to pay me back, an offer which he declines apologetically stating he cannot trust the agent. After he leaves I explain to the agents he declined not because of money but because of principle. After this debacle I immediately requested to end my agreements.

SP asked me to put in my information on a templated envelop when I was submitting my keys for vacating. The envelop asks for my vacating address, forwarding address, date and time of submitting keys; even asks for my contact details and bank details but I forgot to put; and I had to sign it (on the tenant's part).
The receptionist took my keys, put in the envelop, sealed and put it away without signing on it (on the agent's signature part) and did not give me any receipts for receiving the keys.
They only told me that a lady named Henanne will contact me regarding my bond.
Later when I was researching on Tenant's Union on How To Get Bond Money Back When Moving Out there's a piece of information that said:
3. Sign the claim form:
- Put your bank account number on the form so the bond money can go straight into your account.
- Write down a forwarding address (where you will be moving to).
- Do not sign a blank claim form. Make sure you know what the form says before you sign it.
I was freaked out thinking I had accidentally signed a blank claim form without knowing it.
I want to ask if their procedure is right or wrong? Was that envelope that I signed actually a blank claim form? Had anyone been in situation like me? And what can I do in this situation if this goes bad?
P/S: they forgot to cancel rent payment so after I submitted the keys, on the following day they still charge me the next rent payment.
First go talk to them nicely in person. Most likely they will talk to you or then avoid you and drag it out on you, if this happens go threaten them for your rent money and your bond. That's the only thing you can do that will work. You must exercise harsh tactics on those people otherwise they will exploit you till no end.

No worries, don't forget to shame them once you are finished, tell the world through review sites like this. Also make them compensate you for your time wasted if possible. Hence they will learn because regretfully, thats the kind of people they are.
I am currently dealing with Strathfield Partners and they have been very unhelpful and unavailable at claiming bond (I had a really bad tenant who made some damage at my property and I would now have to replace carpet at the property) - has anyone dealt with Fair Trading NSW before to seek advice and were they being helpful?

Good luck speaking to the directors, because in almost all circumstances you will be directed to voicemail with no reply. If you ask the other employees to forward you they will tell you that the directors are away. They are good at avoiding customers.
