I would rate this company ONE STAR, even that is too generous given my experience. Turnbull Cook manage the building l have lived in for the past 4 years, our OC Fee's are in excess of $8,000.00 PA they do not seem to understand how to simply manage a building, or tell the truth to the people who pay their wages. 1 - Garage door left open & broken, took them 2 weeks to obtain a quote and further 39 days to complete the repair. During this prolonged period the garage remained unsecured allowing criminal activity to occur. Gangs entered & vandalised multiple vehicles with hammers stealing property. I was told by the Senior Strata Manager that security had been organised, security was only organised After the damage had been done and even then only for limited hours. As a result of their Negligence l took the matter to VCAT and WON. The OC and Turnbull Cook spent more money on legal fee's trying to defend their actions than the amount of my claim. 2 - There are no drainpipes or proper drainage on our balconies, air conditioning units are required to have electronic evaporative trays installed to manage excess water. Senior Strata Manager advised me that all apartments had been inspected during cladding replacement works & that every unit was equipped with necessary evaporative trays, another LIE. My balcony ceiling started leaking and the concrete crumbling. I discovered the unit above me had a pizza dish placed under the air conditioner, No sign of electronic evaporative tray as Senior Strata Manager told me every unit had been inspected and had one. Another fight for 9 weeks, to get reimbursement for the damage & same manager advised Not her problem, the balcony is on common property. Had Senior Strata Manager been Honest and Not told me Lies in the first place this all could have been avoided. I asked could she remind the other 130 properties within the building about the legal requirement to have electronic evaporative trays installed. She asked me to show her the rules and show her where it is a legal requirement?? This is the Senior Strata Manager who looks after a building with 130 units and she is asking me to show her the rules & where are they? This email then went out 2 years later and even then she got it wrong and said you may want to consider getting a tray - It is a legal requirement. 3 - Twelve months after the previous issue, l again experience water leaking through my balcony ceiling resulting in further damage I investigate and discovered the dodgy second hand heater tray purchased 12 months earlier was broken, water over flowing and all over the balcony. Contacted Senior Strata Manager yet again got the same standard response, not our responsibility. The real estate agent and electrician both called in to investigate both dodgy and claim Nothing is broken all working correctly stated don't know why she is complaining, tenant has never seen water on the balcony.... obviously she forgot to send the videos showing overflowing broken tray and water all over the balcony with the tenant standing in the water....... Despite all parties previously denying any issue existed, and then suddenly they put it through insurance. 4 - Contacted Senior Strata Manager to request information about the flooring in the unit above, as l was experiencing significant noise disturbance from the 3 males that moved in, suggesting inadequate or non compliant flooring. she told me No such rules existed and questioned where l had obtained my information from? l myself had to provide proof of accoustic flooring when l renovated only 3 years prior. Despite multiple follow ups over a 6 week period with several contradictory responses & she insisted that these rules Do Not Exist. Suddenly she found the document that l had requested 6 weeks prior, the same document that she advised does not exist. Conclusion - Totally Incompetent Bumbling Fools - Do Not allow Turnbull Cook to manage a dog kennel let alone your own property WARNING DO NOT ENGAGE TURNBULL COOK Everything here can can be backed up with email evidence.
