like lawn maintenance, which is the landlord’s responsibility, not the tenant’s. When you vacate the property, they attempt to apply fees that aren’t legally justified, purely to take your money.

Luckily, I have a lawyer who knows our rights, but anyone without that knowledge would suffer dealing with them.

above standard conditions, however Xceed are trying to find issues to take our bond. This has never happened in our 10 years of renting experience. Petty little things mentioned in the final property condition report by an inexperienced property manager who was handed over to us. We constantly mentioned items to be repaired and the landlord saying “will look at fixing later” and never does! This is a tactic to make the tenants repair for the items when vacating. All our inspections are said to be “excellent inspection’ however now the agency are trying to find issues upon vacating. Landlord entering property BEFORE we officially handed in the keys. We hire professional carpet cleaners with proof of receipt and it’s not up to their standards (?) because of a few furniture in dents from having furniture in place for 2 years! It’s cheap plastic based carpets.. nothing will remove dents formed from furniture wear. The whole experience has been stressful. I won’t be using them for our future references. Avoid!

and was told someone would call me shortly but they never did. Extremely unprofessional and disappointing. Judging from the other reviews it seems I'm not the first person to have this issue.

If you cannot show up on time for a inspection that YOU scheduled then perhaps the company should be looking at getting a new property manager to take over as it's extremely unprofessional and makes you not want to rent with the company. If they can't bother to show up to a inspection that they booked how can someone trust them to manage the property fairly and without excessive delays? It's not just the prospective tenants you're causing a problem for it's also the property owner who is losing money every day that the property goes without a tenant.

If this is a regular thing which according to many other reviews it is then this owner should sue xceed for lost income and hire a more professional agency.

in email. Our concerns were watered down and nothing was done about it. The biggest example of this was when our tenants contacted the property manager alleging we (as owners) gave them direct permission to obtain and house a pet. This was not questioned or passed on to us as owners and the property manager just let it occur. We picked up on this from photographs of their next rent inspection and once again, the property manager tried to water down the issue. From there, I had to do my own legislative research and educate the firm on how pets are to managed with the legislative change. The explanation I was provided was that the legislation was new and they hadn’t receive training – I didn’t accept this. Moving forward to when these tenants vacated – the biggest issue with this process was deceit shown by the property manager. We arranged to fly down to do the final inspection with them. This was all arranged via email and we had received confirmation. On the day of the inspection we received a phone call two hours before from the property manager saying that it had been completed. I was furious. We had spent $600 flying down to be sure to do the inspection with her and she didn’t have a care in the world about us as people and just did what she wanted. We then went and did our planned inspection and found some issues that the property manager had tried to cover up and water down again. Overall the house was clean but we put our foot down on a couple things which were rectified by the tenants. Again, communication was an issue with this as we were told one date and then she went and changed that with the tenants directly without telling us.

Overall, if you don’t care about your property and you just want the income, Xceed will process the rent payments but if you actually want your property manager to fight for your rights as an owner and care for your property as if it was their own then don’t use Xceed, even though that is their mission statement, they don’t follow it.

Terrible Terrible – Very disappointed at how incompetent the property managers are at Xceede real estate - unable to contact, unable to have maintenance issues fixed - worst property managers I have experienced in over 10 years of being a tenant in rental properties - I had to pay for emergency maintenance out of my pocket as I could not reach property manager for four days and they refused to reimburse my out of pocket expenses as they advised it was my fault

Scotland and 5 in Perth. I will NEVER be selling any of my properties or having them managed by Xceed. Either will my neighbours. Or my family. Or my neighbours family (see where I'm going with this?). Word of mouth is a very powerful thing. I wholeheartedly agree with the below review and I'd AVOID having any dealings with this agency. You can complain to then until you're blue in the face and they'll do NOTHING. Push the point in ONE EMAIL and get frustrated by their lack of action and you'll get threatened with a restraining order! Ha! Insanity. Instead of resolving issues, they become nasty and vindictive to those complaining. If you're looking for an agency with a excellent reputation that treats people with respect, I'd highly recommend Ross real estate. There's no way in God's name that I would ever trust Xceed to manage or sell ANY of my properties after the appalling way myself and my neighbours have been treated. Would we have been treated differently if we were living in beachside mansions? Little did Xceed know that I'm a multi-millionaire. Now due to your incompetent property management, your sales department can miss out and I'll be selling my properties through Ross real estate.

Google reviews can be removed and reviews on real estate sites can be altered or removed - look at their rating on the product review website for a more ACCURATE rating. I think you'll be quite shocked.

As stated, reputation is everything.

1. I applied 10:30pm Sunday evening

2. I got an email and a text at 8:30am Monday morning saying my application was in processed and in front of the landlord!

3. 9:56am Monday. I got an email saying... I WAS APPROVED!

I mean... 56 minutes into the business week!

That was well above any wild expectations I had!

Exceed are the only Real Estate Agents I came across who are actually hungry for your business and wanting to provide quality service during this ridiculous rental crisis.

The worse to deal with – What a joke!! They are an absolute disgrace to deal with from not providing the required notice to change of lease to rental inspections that pick on the smallest details and dont allow for you to live.

exposed electrical wires and this is deemed safe? The agents need to call us to discuss or we will be filling a non compliance complaint with dept of commerce. We are very disgruntled at present. With the present rental market there’s no service it’s a case of accept it or move out. The fact we need to go to this extreme to get agent contact is ridiculous.

Just propose most expensive maintenance and did not advise options – For a leaking shower xceed had one contractor propose full strip and replacement of all tiles at over $5000, they did not ask for alternative options. After objecting they did get a second quote which advised taps leake and needed to be fixed then grout and sealler for $600 would be sufficient. stressful dealing with them trying to get urgent maintenance fixed that’s dangerous, such as exposed electrical wiring etc. It is like I don’t exist between [Name Removed] (Licensee) and [Name Removed] (Property Manager). Then will blame tenants for age related structural damage etc. Read their not recommended reviews on Google and Facebook, new ones are appearing regularly. Also blocked me from my damaging review on their Facebook page. Added it under a RIEWA article on their Facebook page.
