I recommend anyone who wants to rent a property please go through Celina and her team for going over and beyond helping my family. Review For ALOK TULI House Buyers be careful I had a disappointing experience with ALOK TULI communication was poor and the important details were not properly conveyed. Key work was missing from the house like the final finishing etc.Yet the agent provided little help in addressing these issues. Their lack of knowledge and support made the process unnecessarily stressful. I wouldn't recommend them based on my experience.

up multiple times to get responses, and even then, the answers were vague and unhelpful and give false hope.

What was even more frustrating was the agent’s lack of attention to detail. There were multiple mistakes in the listing, and important information about the property was either misrepresented . It felt like my property was not given the care and attention it deserved, and this was reflected in the lack of serious interest from potential buyers.

On top of that, I felt as though my concerns were brushed off, and there was a noticeable lack of initiative. I had to constantly remind the agent of deadlines and follow up on simple tasks that should have been handled professionally from the start. This not only wasted my time but also caused unnecessary stress.

choose them because the person who represented them was convincing. Big mistake!!. Check always other people's reviews. Money does not fall from trees, I have a bill of $17,000 all up to pay for the destruction of the rental property by another tenant and another bad agency. Take care. Check reviews before getting into their hands

AVOID 361 REAL ESTATE – Very Unprofessional, highly suggest finding a better and ethical real estate agent. My advise will save you money, time, hassle and personal information. Initially they will start with caring nature but it will drop as soon as you signed the contract.

inexperienced. Just after one week the tenants moved in, I got an email from Ian saying the tenants reported the towel bar fell off and he has sent a handyman to fix it. When I looked at the bill, I was shocked to see that the towel bar costed $325!! Ian said the tenant was VERY HAPPY with the new towel bar. Who will not happy when people get new and better things. The old towel bar costed only $10. Ian said the towel bar was of poor quality and a metal one is good. Honestly, I only need to replace the towel bar of the same standard. Then, reports kept coming from the tenants saying things were not working and broken, including ceiling fan, roller blinds, electricity, dish washer etc. Almost a few hundred dollars repair cost every week. One day, I was told by Ian that the shower was leaking that has wet the ceiling cupboard in the kitchen underneath. Guess what, Ian asked a plumber to go into the property, removed the cupboard door to look into the leakage. God, this is not an agent's job, this is a strata job. Why did you go into the property, removed the cupboard and tried to investigate the leakage. Then, Ian told strata that it is the owner's responsibility to repair the leakage. Now strata has refused to pick up the repair because the cupboard was removed and could not be put back in! How can you charge me management fee every week and support the tenants for repairs and upgrade. When I looked at the income statement, almost 1/3 of the rent has gone every month. Last month or so, Marriott Lane was not happy about me handling the NCAT dispute lodged by the tenants about rental reduction. I don't trust ML so I have to represent myself. ML then terminated the management agreement because they wanted to wash their hands and simply go away. Fine, termination is what I have been hoping for because I regret to use ML when the first repair was raised by the tenants. This week, the tenants did not pay the rent in full and despite my request to communicate with ML, they did not response to me, even in a single email. ML did not even care to charge the tenants water usage when I have repeatedly forwarded the water bill to them. The management agreement has not yet finished but ML just allow the tenant to pay reduced rent without any reasonable explanation. ML, you are still charging me management fee. You have a duty of care. First, you failed to screen and check the credit history of the tenants. Second, you failed to protect me, the landlord's interest. Third, you accommodate the tenant's unreasonable request for repair and upgrade. This is very odd when the tenant has confirmed everything was working in order in their ingoing condition report. How can things be broken and not working just one week the tenants moved in? I know agents can receive rebates from repair and maintenance, but it that going too far? I have my own management agent but just want to try a new renting agent. I don't think ML is right for me. They are disappointing. I was waiting to see how ML managed my renting property before getting them to sell my other properties. This will not happen now. I do not recommend ML. ML just wants the tenants to be happy but I am the one paying ML. How come? I don't think landlords will find it comfortable to put their rental properties in ML's hand.

DO NOT RENT FROM THESE PEOPLE – do not rent 100 avalon rd avalon or any property from this realestate they don't do urgent repairs make you wait months. There solar isnt working, have mould and asbestos in this property carpets full of mould, house in pics is nothing like as advertised. Mental health issues the stress to point I broke my lease due to unprofessionalism and house been proven not fit for people to live, in realestate played games made me fix clean there things all over property or wouldn't give my bond back. DO NOT RENT FROM THEM YOU WILL REGRET IT AND THIS PROPERTY WILL MAKE YOU VERY SICK AND GIVE YOU RASHERS. the sun went down we had no power. We had to rent a generator wich ended up costing 30k. I offered to buy new batteries and take it of the rent but they refused. We go to mediation, nothing so we got to vcat. The first member told them their costs were just adding up and they would have to pay us back. We let them adjourn the case a month until power is sorted then we go back to vcat and the real estate lied to the member, the member then proceeds to strike our case out and said we fall under comercial law because we are on a hobby farm. It takes us 7 months to get into comercial vcat and have to pay thousands of dollars just to have the case heard. We got delayed trying to pay the member fee so they adjourned it another 5 months. By the time we get into vcat again, nearly three years after the batteries got cooked our evidence was all over the place (thousands of email, photos and videos), we couldn't pinpoint the evidence for the member so vcat struck us out even though there is legislation saying that accommodation on a comercial premises still falls under the residential act. They have know lied to vcat saying I stole the batteries and the generator when they kicked us out. They are still there, the property is vacant and I went a took photos. The house got busted into just after we left by the old neighbours who also stole my harley and shipping container full of tools. They then leased the house again without fixing the door frame and wall, those people moved straight back out. Absolute scum bags Heaps more info just can't be bothered, this has taken up to much of our lives and the absolute mental drain we have gone through

Misleading information – They say them can give an estimate on house prices in your Area , buyer and sell be ware , pictures of house can be up to 20yrs old, incorrect information on amount of bedrooms etc.

Unprofessional & Not reliable R E – They didn't get the price of my house as we agreed before signing the contract. They cancelled the Auction even I was ready for. When they gave me offer, after negotiate more commission 50:50 above certain amount and brought new contracts of sale so the first contract was cancelled. They play around me, could not get the agreed price and took more commission. It means they don't care customers. they care only money to get without results.

call you. That was ok. I then asked that person where have I called through too. As he answer my phone call with just a hello. He would not tell me where I had called through too. I asked him again. I thought I may have been the wrong number. But no it wasnt. This person words where, are you stupid. You f idiot. I could not beleive what he had said to me. I called the director of 361 degrees melton. Who still will not take my phone call. Or respond to my request of speaking to him personaly. I looked up their reviews. And what did I find. The same treatment to other customers. Omg
