I have seen in the business. During the build our site supervisor Grant, made things very easy and comfortable. He was more understanding and had a more personal relationship with us, which I appreciate as the paperwork was very impersonal yet the build is a very personal relationship to everyone. He even made a few recommendations throughout the build which made our house more beautiful. He is very dedicated and goes above and beyond expectations. Let me mention the great people from Alkira we got to know:

[name removed] was the first Alkira person we met at the display home village, who took us through the multiple choices, selections and packages and the challenging tender process and colour selections. We thanks her for helping us get a really good package with tons of includes. She later moved back to the Alkira office and continued to help us with communications to the rest of the Alkira team as required.

[name removed] worked through the daunting contract and council DA process tirelessly and was always happy to address our questions and to accommodate small variations during the finalisation of the contract.

[name removed] represented the Alkira management team and it was with her that we signed the final contract and with whom we liaised on all financial matters during the project phases. She was also there when we had minor issues that required managerial decisions to be made quickly so as not to delay the project.

While we did not directly deal with the Managing Director, we were aware of his personal involvement with our build behind the scenes and he was able to approve minor changes that were required late in the build in record time.

Last but not least was [name removed], the site manager, who was the day to day face of Alkira from start to finish. Not only was he a fantastic person to get to know, a real professional with many years of experience in the building trade, but we actually came to regard him as a friend who was there to help us out, not just as a service provider. He was always quick to respond to us by phone or meet at the site when required and was able to answer any questions or concerns we had. We really could not imagine the project having gone so smoothly without his relentless support.

And finally, I want to mention that the contractors and tradesman that Alkira engaged to work on our build were all top notch and did an excellent job at each of their tasks. Very good company, professional and all staff were very easy to deal with. Great value for money, flexible options, good value packages. Did require some minor design changes later in the build, but these were approved and implemented quickly.

The company they use for Kitchen and bathroom cabinetry(Kitchen Culture) were helpful and guided us through the various options and changes we made. The tiling work by the company they use "Beautiful Tiles" is impressive. In regard to price, we had few surprises but most of which were stated as "provisional allowances" in the Contract. hadn't found the right mix of these until we saw the Liana.We decided straight away that this house had the right balance of inclusions and design to suit our needs. Our favourite things about the design before we even went ahead were the efficient use of space, felxibility of living areas, and private location of the bedrooms.

We started by obtaining a tender for a block of land we were considering, but ended up not progressing because of the slope and dimensions of the block. Alkira were happy to put our plans on hold, and after we found a block we were happier with we started from scratch with a new tender. Alkira walked us through the selection and preparation stage, and explained each step to us very clearly. We had a key contact taking care of us at every step of the build, and were very satisfied with the responses to our frequent questions, no question was too small to get a prompt response. Being first time builders, Alkira also reassured us and made sure that we were comfortable.

Alkira also listened to our needs, and adapted the design to meet our specifications, explaining clearly any extra costs involved. We found the selection meeting especially helpful, [name removed] went through our preferences and made suggestions to ensure that the whole design fit together seamlessly.

From there, we would like to especially mention our Project Manager, [name removed], his attention to detail and high standards ensured that what was already a strong design became a high quality home that we are very happy with. The few corrections that needed to be made at the end of the build were taken care of with zero fuss, and the workmanship in our home is clear to see.

discussions and quotes we came across Alkira Homes. WOW! Great designs and stand out quality was apparent to us immediately. We were interested in the Isabella design (single storey) and also liked the Olivia design (double storey). Realising that the Olivia was too wide for our block we went for the Isabella. Plans were drawn up, but there was still an issue. Was single storey the right choice? Yes, we changed our minds and went back to look again at double story options. The Kennedy design (double storey) worked on our block and we found it to be a better option. We discussed our change with Alkira and they organised new plans and off we 'finally' went. All the while Alkira, we sooooo patient with us and although communication was delayed from time to time we felt that they were genuine and approachable. Hoping that once actual build started we would still have the same level of faith.

Alkira commenced build end Feb 2012 and from that point it was like the fast forward button was on. Our site supervisor Grant Smith was Fantastic! no nightmare stories people typically go through with building for us, Alkira were very accommodating with all of our requests and quality was certainly not sacrificed with speed of work. We received keys to our brand new home 27 July 2012, taking only 5 1/2 months. We were so ahead of schedule we were able to get all landscaping complete before moving in. We have since had the 12 week maintenance inspection and everything requested has been attended too efficiently as ever.

We are still catching our breath with how lucky our building experience was and would recommend Alkira to anyone and have done so on many occasions. We have even thought we would build again and Alkira would be the first point of call.

having recently read a very biased, critical and somewhat dubious "Review" of Alkira (from a guy with a personal grudge who even admits that he didn't even used Alkira's building services, mind you!!), anyway, we felt that it was important to set the record straight and provide an honest appraisal of Alkira as a company, our experiences during our build, and the build quality of our home, so that people could have a more realistic insight into what to expect if they choose Alkira to build their home.

1) Initial Impressions

Firstly, I can tell you that we only found out about Alkira relatively late in our builder selection process. My wife found out about them and after visiting their sales office and seeing their various house floorplans and general build quality, she persuaded me to come and meet their sales manager. I did this under extreme protest as we had already placed a non-refundable $1000 downpayment with another, larger builder and I felt that it was a complete waste of time to even look at other builders at that point.

We went through two of their display houses, and the quality did seem to be good. The sales manager seemed knowledgeable and keen to discuss our needs while also talking about why Alkira's build quality was so good and how we would appreciate this quality for the life of the home. I have to admit that I felt a bit awkward when he offered to sit and help us compare the various Alkira floorplans with the floorplan of the home that we were "planning" on building with the other builder, but it ended up being very helpful. We ultimately decided that there was one of their house plans that would probably suit us quite well. On the basis of that discussion, we asked to look through the display house (for that particular floorplan) so we could visualise the house better.

Ahhh, minor problem. Because Alkira were a relatively new builder, they didn't actually have a display house built for that particular floorplan...Yet, however they were midway through building it (it was at lock-up stage), and amazingly, the sales manager organised for one of their building supervisors to meet us at the site (at 5pm!) and guide us around the home so we could get a better feel for the layout and general build-quality. I don't know of any other builders that would organise someone to give you a guided tour of a semi-built display house at 5pm at night?

Anyway, despite the "display house" not yet having tiles, carpet etc, it gave us enough of a feel for the house that we decided to get Alkira to give us a Tender to build on our block. We were possibly not the easiest people to provide a tender for, we immediately asked for innumerable cosmetic and structural changes (which included adding an extra bedroom, extending the Kitchen, adding a garage workshop, a mix of two different front facades, and a total different layout to the bedroom/walk-in-robe) but nothing seemed to be an issue, and after approximately 4-5 consultations and modifications to the plans/tender, we finally made the decision to go ahead with Alkira despite having to sacrifice our $1000 deposit with Clarendon.

2) The building Process

With contracts signed, we were so excited to finally be onsite to watch the Slab being poured for our new home and we were very appreciative when the concretor's allowed our 3 children to come into the site to put their handprints into the concrete.

From there on, the progress of the build was good, and the the frame soon went up as did the brickwork and the tiles. Throughout the build, we made sure that we visited the site regularly, and our site manager [name removed] was always very accommodating in coming to let us do inspections, we would sometimes only give him 15-20 mins notice but if he was in the area he would even leave other work sites to meet us.

The contracted timeframe for the building was 28 weeks and Alkira actually came in at under 26 weeks, which is great.

3) So were there any Problems?

Yes, of course! If anyone tells you that things will always go according to plan when building a house then they are either a liar or they have never built a house! And in our case, it was mainly because we hadn't looked at the plans closely enough and it was different to what we had imagined in our minds, but that is hardly Alkira's fault.

The difference is that the Alkira team were generally willing to work with us to find a solution. In fact, during our build, we even had [name removed] (Alkira Company Director)come out personally to look at an issue and he insisted on getting the building team to make some considerable changes (at Alkira's cost) to make the cosmetics of the house look better. Now I can guarantee that there are not many builders out there where a single email from a client to the office manager results with the company director visiting the house to inspect the situation himself and then covering the cost of the changes because he didn't think it "looked right" the way it was. He is obviously very serious about the fact that every house that Alkira builds is a lasting advertising for their company and he seems unwilling to allow anything other than a fantastic job. We did discover a problem with our house about a week after we moved in, but we called the office, and the Site Manager for our house was out to our house to inspect the problem within 2 hours, and a tradesman was out that afternoon to fix the issue, which is again, fantastic follow-up service.

4) Build Quality

Having talked to many of the tradesmen throughout the build, they all said "If Alkira are as demanding of all the trademen as they are with us, you'll have a fantastic house".

At the end of the day, the thing that matters is the end product, and we are JUST THRILLED with our home. A good friend of ours who has had some experience with builders was just amazed at the quality of the final product and pointed out the straight, faultless brickwork as a good example of excellent workmanship.

5) Recommendations

The building process can be a bit of a mine-field, and I would advise anyone, regardless of the builder, to make sure that you go over the plans again and again and again. Make sure you look at EVERYTHING, from every angle, because that is how it will be build, and if you don't pick up an issue on the plan, it makes it much harder to fix it later!

It's probably not a surprise that we would happily recommend Alkira. No builder is perfect, but they are a legitimately premium quality builder. If we were to build again, there would be no question that we would be happy to build with them again, and I think the best way to evaluate any builder is to ask people who have used them whether they would do so again...

block of land. I then saw a signboard for ‘Alkira Homes’ advertising that they had Home/Land packages coming up for sale soon. I rang them & spoke to the Sales Manager, advising that we was desperately looking for Land or Home/Land package in that particular area. She advised that she would speak to the Principal directly to ascertain if they can assist us. At the time I believe their plans were already in Council and the Home/Land packages weren’t suitable to us as the blocks were much larger that what we were seeking & therefore out of our Budget. She actually then put us in contact with the Real Estate that they had a relationship with to assist in our search for the land. Failing that and by chance we actually did manage to secure the land (right bang in the area that we had so loved & wanted!!) and so our negotiations began with Alkira for the House. Prior to this, we hadn’t even heard of Alkira however, I was impressed with their efforts to assist us.

We looked at the ‘Kennedy’ display home & fell in love with it immediately. It was a simplistic layout, open planned yet provided the separate lounge/study that I had visualised with a practical set up on the upstairs level. In the background, of course we did look at other homes with other Builders however, faulted each for one reason or another.

When the process started, I began to get anxious in committing to unchartered territory. Initially I thought my many years of managing Shopping Centre and being involved with overseeing 3 Shopping Centre refurbishments and even a new Shopping centre development coupled with undertaking Bachelor of Law would assist me in the building process. How wrong I was. Residential build is nothing like I had experienced!!

The Sales Manager provided us with the plan of how the house would sit on the block & we ventured forward in obtaining a Tender. Once we received the Tender, of course I went through it with a fine tooth comb and even inquired on the Selections Process, being sceptical that through that process I would incur additional charges. I had heard many stories of clients being in a position of having to paying a lot more than what they had anticipated. Even in my liaisons with other Builders I was surprised at some of the items that were considered extras such as Melamine shelving in the Linen press and cupboards, the standard being wire racking which I found hilarious!

At the Tender process the Sales Manager informed me that as they had Home/Land packages in the particular area I was building, they were aware that site costs could possibly increase due to the soil classification and therefore they had included that cost in the Tender so we didn’t get a surprise later. If that was not the case with our particular block when testing was done, that allocation would be refunded to us. I was shocked by this proactive & honest approach! She also mentioned that some clients spent additional money when it comes time for Electrical appointment & even gave us a median guide so we can keep that in the back of our minds and even put us in contact with a Landscaper to obtain a Quote for the Bank. In comparison to speaking to other Builders, taking into consideration the inclusions that the Alkira Tender contained, the assistance we received and the House design, we signed.

The Council process was very fast & I must credit Alkira for this as they obviously got the plans & Council submission right the first time! After our land was registered once again we got anxious as we didn’t pour the slab within the required timeframe we would have found ourselves in a position of having to pay the Stamp duty on the land. Not knowing the Building Process, not having control & being worried about having to pay Stamp duty costs resulted in Alkira actually inviting us to their Sales office to run through the entire process and when they had anticipated particular works to be undertaken.

Once the works actually commenced on site & meeting the Site Manager any anxiousness we had were eliminated. The Site Manager was very knowledgeable and personable which made our dealings with him very easy. He even suggested changes to the Plan (the A/C unit) to make it more practical. Through the process dealing with the Head office staff such as the Accounts/Office Manager and Designer was fantastic and they were reliable in the timeframes they had provided in getting back to me. This comfort and trust allowed us to simply sit back and enjoy watching our beautiful home being built. Through the process I was pregnant with our 2nd child and really didn’t want to be in a position where undue stress was placed on me. Issues that arose, were resolved immediately.

When we went to the house last week I noticed that the external alfresco fan was white and I had visualised a stainless silver one. In checking the Tender there was no mention of stainless silver fan. I raised this with Alkira and they advised that they had provided the standard range of external fan however, after knowing I was so disappointed with this, as a good will gesture they agreed to change it in order to appease me. Of course at no cost. I would be safe in assuming that most other Builders would certainly not do that!

We are at a point now where Handover will be in a few weeks. The process has been made very smooth by Alkira, mainly due to the staff & their reliable and efficient service. Of course costs did blow out. Due to the nature of our land, the Engineers deemed that we needed additional piering. However, that is not through anything associated with Alkira. Also, we did upgrade a few things, this was of course our choice to do so.

I know that there might be minor issues that need to be addressed through the Defects period as no house would ever perfect. However, I have no doubts in my mind that this will not be an issue for Alkira, based on my experience to date.

In light of the above, I would have no hesitations in recommending Alkira to other prospective clients. No surprises along the way, efficient & client focused.

Throughout the many processes of building the home we knew exactly who was in charge & who to contact at all times for queries or concerns & that person was always there to answer either by phone or email.

During the construction phase, the building supervisor '[name removed]', from the start said " any concerns call me, 24/7". His knowledge & helpfulness made this project run very smooth from start to finish. Nothing was ever a problem, we would meet to discuss progress & have site inspections at the completion of major stages. All the contractors used throughout were of high standard & it shows in the final product. We spent time with the electrician '[name removed]' to discuss different ideas & better ways to layout the electrical's for the home.

There were no surprises, we were made aware of the Xmas closure, any lost days due to rain were documented & advised promptly, any variations we requested were quoted & approved prior to the changes made.

The staff & contractors employed at Alkira Homes & the suppliers used have made the whole building process as stress free as possible & it shows in the final product (our home), has been finished to the highest quality, better than we expected & a dream to come home to.

If we were to build again, Alkira would be No 1. Honest, helpful & always kept informed
