and based on that, we believed the home came with the balcony as shown. We later found out that if we wanted the balcony as per the plan/display, it would cost thousands of dollars extra. In my opinion, this is very misleading. Customers should not be shown plans or display features in a way that creates the impression something is included, only to later find out it comes at a significant extra cost.

I questioned this with the CLE and the explanation I received made no sense. I was told it was because we had eliminated the balcony and gained the wardrobe, which is simply not true. We did not remove the balcony to gain a wardrobe. It honestly felt like she had no real understanding of what she was referring to, which made the situation even more frustrating.

Another major concern is that the plans show brick veneer, however the contract shows Hebel. This is not a minor detail. These are completely different materials and it is very concerning that the plans and contract do not appear to match. When you are signing documents for a home build, the information should be accurate, consistent and clear. Instead, we are being left to pick up discrepancies ourselves and question what is actually included.

What made the experience worse is that I kept asking questions and raising concerns, but I felt ignored. Instead of receiving clear answers and proper explanations, I was left chasing information and trying to make sense of everything myself. This is not how customers should be treated when they are making one of the biggest financial commitments of their lives.

The whole process has left us feeling misled, unsupported and extremely disappointed. We went into this excited, but the lack of transparency, inconsistent documentation and poor communication have completely destroyed our confidence in Carlisle Homes.

I would strongly encourage anyone considering building with Carlisle to check every single detail carefully, get everything in writing, and do not assume that what is shown on the plan, display home or discussed verbally is actually included. Based on our experience, you may later find out that key features either cost thousands extra or do not match the contract at all.

damaged cabinetry, sliding door issues, excessive exhaust fan noise during windy conditions, missing components, and other post-handover items.

What has been most disappointing is the lack of meaningful support when these issues are raised. We have contacted our Site Supervisor, our Client Liaison Executive, and Carlisle’s Issue Resolution Team on multiple occasions. Unfortunately, matters seem to get passed around rather than resolved. Responses often take weeks, and when they do arrive, responsibility is frequently redirected elsewhere rather than genuine solutions being offered.

The “Issue Resolution Team” has been particularly frustrating. Despite the name, we have found very little actually gets resolved. The process has been exhausting, time-consuming and stressful for our family.

We paid a premium price expecting a premium experience, but that has not been our reality.

For anyone considering building with Carlisle Homes, I would strongly recommend doing thorough research and understanding that the experience presented during the Spectra tour may not necessarily reflect the level of support you receive after handover.

Overall, we are very unhappy with how our concerns have been handled and the amount of stress this process has caused.

in writing. There draftsmen and engineers make lot of mistakes while drafting engineering, electrical and contract but they often fail to accept responsibility for these mistakes. On multiple occasions, I identified errors and omissions and was advised that they would be corrected in a future variation. My advice is simple: do not sign anything until the required changes have been made and confirmed in writing. Once a document is signed, it becomes significantly more difficult to dispute missing items later, particularly if there is no written evidence clearly identifying the item or promotion in question and later, they will ask why you have signed it.

It is also essential to keep copies of all promotional material, emails, quotations, and contract documents. If a promotion or special offer is provided during the sales process, ensure it is referenced in writing throughout every stage of the build. Do not rely on verbal assurances. I repeatedly had to remind staff about the promotion attached to my contract to ensure agreed inclusions were applied correctly. Rather than these issues being identified internally, I was often required to detect discrepancies myself and provide supporting documentation to have them addressed. The lack of communication and coordination between the sales, colour selection, and contract administration teams created unnecessary confusion, delays, and frustration.

Based on my experience, I would not recommend Carlisle Homes. Future customers should assume that if an item is not clearly specified in the contract or variation documents, it may not be included, regardless of any verbal assurances or supporting written evidence. Even if a promotional item was discussed or referenced by representatives, it may still be excluded if the wording is incomplete or if a key term is missing from the contract documentation. Keep detailed records, insist on corrections before signing, and ensure all promotions and special offers are documented in writing. Taking these precautions may help avoid the disputes, stress, and unexpected costs that I experienced.

the attached deposit receipt for our reference, we did not receive any receipt attachment on our end. The only attachment that came through was the screenshot of the Colour Selection Agreement signed by myself and my husband.
