There are a couple of areas where the customer experience could be improved. Travelling from Melbourne's western suburbs to the south-eastern suburbs for appointments during working days can be inconvenient. Having an additional appointment or selection centre in the western suburbs would make the process much easier for customers living in this area.

Additionally, changing the Customer Liaison Executive midway through the process caused some minor inconvenience, particularly in maintaining continuity and getting familiar with our previous discussions and requirements. A smoother handover process would help avoid this.

Overall, we are happy with our experience with Carlisle Homes so far. We appreciate the team's efforts and look forward to the construction stage and seeing our dream home come to life. We hope Carlisle continues to focus on improving the overall customer experience alongside the quality of its homes.

She also gave us some really great options for our kitchen splashback and helped us choose an option that suited our overall design perfectly. She took the time to understand what we wanted and patiently explained everything in detail, making the whole process easy and enjoyable.

Whenever we were unsure about colours, materials, finishes, or combinations, she offered thoughtful suggestions and explained the different options clearly, helping us make our decisions with confidence.

We particularly appreciated that we never felt rushed or pressured. We were given enough time to consider each selection carefully, ask questions, and compare different options. The range of colours, finishes, fixtures, and upgrade choices available was excellent and allowed us to personalise our home beautifully.

consultants, she never made unrealistic promises and was always honest about what to expect. As our land was yet to title, we were able to lock in our price for two years, which gave us some certainty during the waiting period. Shortly after paying the deposit, we received an introductory call from our wonderful CLE, [Name Removed]. [Name Removed] was fantastic throughout the journey. She was approachable, easy to reach and proactive in keeping us informed. She also made sure our questions and concerns were addressed along the way.

We visited the Spectra showroom several times to familiarise ourselves with the available options ahead of our colour and electrical selections. Overall, we found most of the staff helpful. However, there were a few interactions that were less pleasant, and on some occasions, we received incorrect information regarding the available selections. One thing I wasn't particularly comfortable with was Carlisle Homes encouraging clients to submit product reviews immediately after their colour and electrical appointments, sometimes accompanied by incentives. I felt a review should reflect the entire building experience, including construction, handover and the post-handover warranty process. I therefore chose to wait until our home was completed before sharing my feedback.

Construction commenced in January 2025, and our home was completed and handed over approximately 5.5 months later. We were fortunate to have [Name Removed] as our site supervisor. He did a great job of making the construction process smooth and ensuring that issues identified along the way were addressed. We arranged independent building inspections at every stage, and [Name Removed] was generally receptive to the feedback, ensuring that most identified issues were rectified. He also facilitated walkthroughs and kept the process moving. Most of the trades involved in the construction did a good job. However, the painting quality was disappointing overall and did not meet the standard I would expect in a brand-new home. This was one of the areas where I felt greater attention to detail was needed.

In my experience, the overall home-building experience with Carlisle Homes depends significantly on the people you deal with. We were fortunate to have an excellent CLE and a great site supervisor, both of whom made a considerable difference to our journey.

Unfortunately, our post-handover warranty experience was not quite as positive. While the three-month period for reporting defects may work for some issues, it doesn't necessarily account for problems that become apparent later. At around 5.5 months after handover, I contacted the warranty team regarding an issue with the upstairs flooring. The request was initially rejected. However, I felt strongly that the condition was not acceptable in a relatively new home and continued to follow it up. The warranty team eventually agreed to arrange for someone to attend and address the issue. It has now been more than a year since handover, and thankfully, we haven't experienced any major issues with the home so far. My advice to future Carlisle Homes customers would be to keep your expectations realistic and look beyond the marketing claims of being Australia's number one builder. I would strongly recommend engaging independent building inspectors at every stage of construction. Their involvement can help identify workmanship issues early and ensure they are addressed before progressing to the next stage.

Overall, we had a reasonably positive building experience, largely thanks to the people who supported us throughout the journey. Carlisle Homes would benefit from having more passionate and customer-focused employees like [Name Removed], [Name Removed] and [Name Removed]. People like them build trust, make the process easier for customers and genuinely take ownership of their responsibilities.

Extremely Disappointing Experience with Carlisle Homes – Poor Supervision, Workmanship and Lack of Accountability. Our biggest concern during construction was that the building work was not properly supervised or checked. We hired our own independent inspector at every stage to check the quality of the work and shared all the defect reports with Carlisle Homes. However, many of the problems were either ignored, not fixed properly, or left unresolved while construction continued to the next stage. We were also not provided with proper evidence or photos to confirm that the defects had been rectified, particularly during the fixing stage, despite raising these concerns. We expected Carlisle Homes to take responsibility, properly check the work, provide evidence of rectifications and ensure all defects were addressed before moving forward to the next stage.

Some of our major concerns include:

*Waterproofing: Significant defects were identified by our independent inspector during the initial waterproofing inspection. Our site supervisor assured us that all the identified defects had been rectified and that the work was ready for reinspection. Based on this assurance, we arranged and paid for another inspection in consultation with him. However, to our disappointment, the inspector found that the previously identified defects had not been rectified and the work appeared to have been left untouched. This resulted in wasted inspection fees, further delays and unnecessary stress. We fail to understand how the supervisor could confirm that the work was completed without properly checking it first.

*Plasterwork: One of our biggest disappointments has been the poor plasterwork, particularly the visible ceiling joints, bumps and uneven finishes throughout the upstairs activity area and bedroom. This issue was raised at the PCI. BoardPro has issued a certificate stating the imperfections were simply due to "glancing light" and were within tolerance. We would like to know what's tolerance in this instance?

We cannot accept poor workmanship being dismissed under the explanation of "glancing light." These defects are visible even during normal daylight conditions, including on cloudy days when direct sunlight is absent. While we understand that certain lighting conditions can highlight minor imperfections, this should not be used as a blanket justification for visibly uneven ceilings and poorly finished plasterboard joints on the ceiling.

For a newly built home, we expect a professional and consistent finish, not repeated explanations without a satisfactory assessment or proper rectification. Glancing light should not become an excuse for overlooking workmanship concerns.

*Shower wall alignment: A shower wall in the master ensuite downstairs measured 3 mm out of plumb according to our inspector and 1mm according to CH was reported at multiple construction stages inspection (pre-plaster, fix & waterproofing and again PCI). Unfortunately, we can't do anything about this issue now, however there was an opportunity for the supervisor to get this fixed after the Pre-plaster inspection which was sadly not addressed.

*Bathtub installation: The bathtub frame had been incorrectly extended and was apparently not checked before installation. Rather than properly rectifying or replacing the frame, the bathtub was forcibly adjusted by banging it into position. During our final handover inspection, we discovered that the surrounding tiles were not aligned. This raises serious concerns about the approach to rectification and the lack of supervision.

*Overall workmanship: Concerns with rendering, painting, downpipes, wall alignment and general finishing further highlighted the apparent lack of attention to detail.

Equally disappointing was our experience with our site supervisor, Steven. We expected professionalism, respectful communication and genuine ownership of the issues raised. Instead, we often felt that our concerns were dismissed and that we were left to follow up repeatedly on defects that should have been identified and addressed through Carlisle's own quality-assessment processes.

At one point, our supervisor acknowledged that a tradesperson had let him down. While mistakes can happen, where was the supervision, and why were these issues not identified before the work progressed?

What concerns us most is that many of these defects could have been prevented through proper supervision and timely inspections. Instead, some issues were allowed to progress through multiple construction stages, while attempts to rectify others appeared to create additional problems.

We paid a significant amount to build our family home and expected Carlisle Homes to manage construction professionally, rather than leaving us to act as the quality-control team.

As we approach handover, we feel completely exhausted, frustrated and disappointed by the entire experience. The ongoing defects, poor workmanship have now delayed our handover by almost a month, causing unnecessary stress, inconvenience to our family and financial burden.

Based on our experience, we would never recommend Carlisle Homes to anyone or consider building with them again. We sincerely hope no other family has to go through the same experience.

We expect Carlisle Homes to take responsibility for the outstanding workmanship concerns, properly investigate the defects and provide lasting rectifications rather than temporary fixes that compromise the finished result.

experienced a Solar under performance and not given a full information on their handover date or stipulate in contrsct that an extra $350 is required for full performance of this Solar.

We have no Warranty Certificate attached during handover for these Installation even the 3 months allowable time for this solar problems we are dealing right now..
