Horrible – Bellmarch, workmanship is terrible, one year and a half on and I have skirtings coming off the wall, mind you, they were replaced after I moved in as they were not installed properly. now I have to go further. Walls are out so you can see the ceiling cornices are not straight, I have a water leak and paint peeling off, again its been a year. Bellamrch is now with Tribeca so please be careful in dealing with Tribeca. I feel i have been miss guided by a few people from Bellmarch who have gone to Tribeca, There are numerous other problems I had with Belmarch and just don't want anyone to have to deal with the headache.
Great builder – Bellmarch have built the house that I exactly had in my mind. We love the house and everybody who visits our home does too. Together with Bellmarch and ARC Landscaping works, the house came up more than what we envisioned for. I will never forget both companies and where opportunities arise promote both companies. Review is for new staff – I had a couple of issues; bent gutter (have brought it to their attention twice, still not fixed), one downpipe not connected to drainage (I paid someone else to fix it). salesperson (since retired), was amazing, and accommodating, colour selection salesperson was great, electrical, kitchen and tiling appointments were great, PA to MD (who has since resigned and moved on), was great, all subcontractors have been great. But due to the rudeness of the owner's son and the site manager, and the 2 annual warranty follow up inspections not being booked without me prompting, I will not be building with them again. I also no longer recommend them to my clients (I am a mortgage lender), as I think my clients deserve better service than I received since [name removed] and [name removed] have left.
Great First New Home – Had great experience with all admin, sales and on site manager. The admin team was very prompt to answer all the queries and also were very informative during all the building stages. The onsite manager was very co-operative and always gave us time whenever we wanted to inspect the home during its construction stage. a custom home with Bellmarch. We were lucky enough to work with Dan, a young, driven architect with intelligent design talent. Not only did it save us money, but the house follows the contour of the land beautifully. We now have a beautiful 2 storey split level home with high ceilings and more yard space than any other builder could acheive. We signed our contract with Chad, who was patient and explained every step, after an extremely well thought out design process. He was not happy until WE thought our design was perfect. Something we never got anywhere else. The slab was poured in February 2016 and we moved in on 22nd September 2016. YES- 7 months. I know what your thinking, this is to good to be true. But if you are reading this, you truly need to build with this company. We live in a new estate and ALL of our neighbours had design issues, hidden costs and trade problems. We were so lucky we chose Bellmarch and we strongly endorse this building company. From the brilliant receptionist Liz, to the site foreman Matt, we thank you for all of your help and concern. After we moved in and picked up the usual settling-in issues (some cracked tiles due to the house settling and cracked roof tiles (probably from the TV aerial man)) Bellmarch rectified them willingly and cheerfully.
I adore our new house, and would use Bellmarch again without hesitation. It was a pleasure to work with them, particularly Sandy (our liaison person) and Warren (the project manager).
What you expect for the price – First the good points. They did what they said they would do and the quality of the house is good. No complaints on the quality of finishes. And the price was quite competitive when compared to other packages from other builders. A few things that could have gone better. Nothing went according to these best case estimates. They would know this from their thirty years experience, so i would prefer more realistic timelines rather than best case schedules that can never realistically be met. I guess the reason they don't do that is customer management, but when dealing with them just factor in that the dates they provide will slip.
There was also a couple of extra costs that came up during the build that weren't accounted for in the original tender. Whilst this was a little frustrating they were clearly outlined in the contract so nothing dodgy by the builder. All i would say is make sure you read the contract carefully so you are aware of what you might be up for later. And set aside money for this sort of this. Having said that however they were quite willing to negotiate items (i.e. give us money back to do it ourselves) when these extra costs arose so we could minimise total spend at the expense of my labour.
The planning phase of the project seemed to take too long. Once our land registered there was an 8 month delay until construction started. Given that the land was unregistered for 12 months after signing initial contract, 8 months after registration till construction was too long in my opinion. They was no urgency and they were clearly working to a schedule to suit them and not us, but maybe that's what you have to expect at this price point. Having said that once construction actually started it took 6 months, which is pretty average. It just took too long to actually start.
Once we moved in there were a couple of small things that needed fixing and one thing in particular that was not in accordance with the plan. Some people would jump up and down when things aren't right but people make mistakes and what was good was that they corrected the issue without argument. Also we paid the final installment before one or two small items were done and we didn't have any dramas chasing that up. So credit there to the builder.
In summary most people read these reviews to try and work out if a builder is going to go bust or is shonky and will rip you off. Bellmarch is neither of those. In my opinion they were slow, but perhaps that's industry standard for the cheaper end of building market (i.e. project homes). At no point did we feel they were trying to do a bodgy job or really rip us off. As i said the quality of the work was good, it just took longer than we expected. At the end of the day you get what you pay for and as their homes were on the cheaper end you can't really expect too many bells and whistles unless you pay for them.
Overall the impression i get from talking to other people who have built is that they are pretty much like all their competitors, i.e. other project home builders in new estates.
Terrible customer service – I am writing this a few years down the track as I wanted to wait to see if there were any major structural flaws and ask them to compensate but luckily that seems fine. additional costs which were not factored in. During the final inspection there were some wiring issues which couldn't be fixed as it was chased through the concrete slab. After the final payment several issues unfolded to which some were never resolved. Just after each severe rainfall we would find a leak and have it fixed. I wouldn't consider asking them to come fix it because of the previous bad experiences. There is still a hole in my garage which they never repaired.
Wish we had used another Builder – Reading these reviews reminds me of how bad the customer service was with Bellmarch. They clearly have not improved from when we built with them in 2010. of the house - we had to bring that to their attention. Our shower floor did not have a slope on it meaning the water pooled. There owner was rude and not wanting to speak to customers. The workmanship was average. Customer service prior to building was good but once we started to build their service was horrendous.
Slow & Low – This company make me mickey mouse houses. Tender signed 12 months ago. No construction completed. Bad contractors. My wardrobe space used for air con droppings which reduced the space. This was not in the final planning. Very dodgy planning. Rude people not even wiling to listen. Always put the blame on customers. Owner's son sends abusive emails he was very unprofessional.

Basically the house is sound and continues to present well in the street. However, a number of design issues continue to frustrate us over the years. We made a few agreed changes but they seemed to have difficulty adjusting their stanadrd design detailing to accommodate these and I suspect left it to the subcontractor on site to make any adjustments. Examples include the layout in the main bathroom and the garage roof flashing where it abutts the house.
The second area of significant weakness was the supervision of subcontractors. For example, we have found ongoing problems with the sewer lines, external tiling and the joinery work associated with the internal doors. For example, I have just had to remove some vertical tiles before they fell and this was a repeat problem that they had returned to repair after construction had been completed. While I anticipate that many of their subcontractors have changed over time, other reviews suggest that their supervision practices have not. Terrible – Please be very careful of this company as they took us for a ride, all promises and no delivery. Plan and Design Heaps, enormous amounts of shortcuts; dodgy fittings,; unfinished work; cheap materials used; absolutley no compromise with Bellmarch, cement left in toliet; window sills and skirting patched up with putty; left a huge amount of rubbish when house was finished; leaky showers; gutters not given any fall; windows not even squared so you cannot close the window completely; the list goes on.

and can provide customers with immediate answers (unlike bigger builders). I guess the higher costs for variations enables them to provide a better service. Will post again after the building process begins. Great sales assistance / support. Since signing contracts, experience with head office has also been positive. Planning Manager is very knowledgable and quick to deal with council requests. Variations are a bit costly compared to bigger builders (I had direct comparison with Clarendon & Wincrest), but feedback from these friends who built with the bigger builders was not very positive.
Bad – Very disappointed after the approval process started. Not sure if they know what they are doing. Very slow in approval process. Bad in customer service.
