Based on my personal experience, I have significant concerns regarding the rent guarantee arrangements offered by Certainty Property Victoria. The company promotes “guaranteed rent” as an incentive for investors, often encouraging builders and buyers to enter into agreements under this premise. clauses that allow them to avoid fulfilling the original guarantee. For example, marketing materials may suggest that rent payments will commence four weeks after handover, while other contractual terms state that payments will only begin once a tenant has been secured. In practice, I was advised that tenants could not be found, and the proposed rental amount was subsequently reduced, effectively placing the arrangement outside the advertised guarantee conditions. To terminate my agreement with them, I incurred a cost of $2,200, after discovering multiple negative reviews that I regret not reviewing prior to signing the building contract. The rent guarantee was a key factor in my investment decision, as it was presented as a low-risk option. As a result of these issues, my property remained vacant for approximately five months, leading to substantial financial loss. During their management period, my hot water system was stolen. A similar incident occurred at a friend’s property that was also managed by the same company. Given their access to these properties, this situation raised serious concerns for me. This incident resulted in an additional cost of $2,750. Communication and management were also inconsistent, as I rarely dealt with the same representative more than once. Overall, my experience with this company was highly unsatisfactory. I strongly recommend that prospective investors conduct thorough due diligence, including reviewing independent customer feedback, before entering into any agreements. So, it's best to avoid them. I'm happy that I'm not dealing with them anymore that could cause my property damaged.

never the same person; There seems to be no dedicated agent assigned to the property.
We've had to pull them up multiple times with breaches of the Victorian Residential Tenancies Act, including not advising all tenants of inspections and attempting to increase rent before the end of a fixed term agreement (that did the agreement did not allow). When you do receive unprompted email communication, they’re pestering, hounding and needling. I cannot count how many emails I have received prompting us to sign a new fixed lease agreement, despite us explicitly declining to do so.
The only CERTAINTY with this real estate is dismal, negligent and inadequate customer service. I feel awful for our rental provider (landlord), who I'm sure is being billed for every prepared agreement, email, and their overall awful excuse of property management.

there were mysterious charges that had to be questioned constantly. Instead of receiving proper property management, I found myself spending endless hours reconciling accounts, sending emails, chasing responses, and pushing them to correct mistakes that should never have happened in the first place.
The whole experience was exhausting, stressful, and deeply frustrating. It felt like I was doing the job myself while Certainty Property was getting paid to create more problems. That is not management that is a liability.
What made it worse was the complete loss of trust. By the time I decided to terminate them, the damage was already done. Although the owner called and asked for another chance, I had reached my limit. The repeated errors, poor accountability, and ongoing stress had already pushed things too far.
In my opinion, this company operates in a way that leaves investors carrying all the burden while receiving very little professionalism or care in return. I was left with nothing but wasted time, headaches, stress, and a very bad impression.
I would never recommend Certainty Property to anyone. Investors should stay far away.

there is no Continuity of service. Their fees might be slightly lower than others at 5%, but this small saving is offset by Higher costs due to their negligence. Would highly recommend to stay away from them

when everything was done, signed the lease aggrement. I paid Bond and Rent. They got my Debit card details. After, They called me that ask me what job are you doing for your daily expenses. When I told her that I am working as Carer, she said your application is not successful and It was just the miscommunication because they got same name applicators. This is a excuse. by and we still didn't receive a lease to sign or any correspondence from our agent, our agent went MIA days, ignoring emails and phone calls. A day after our discussed move in date we were fed up, We showed up to the office as it was our only way to get in contact with the agency and finally received the lease and keys.
Throughout our one year tenancy, communication issues persisted. Emails went unanswered, phone calls went straight to voicemail, and we had multiple property managers (Ayesha, Renae, Melissa, Mia, Eloise, etc) but were never notified about the frequent change. We experienced several issues throughout this one year timeframe that could be considered breaches of contract under the Residential Tenancies Act, including but not limited to:
- Demanding additional rent beyond the agreed-upon amount - Failing to negotiate entry times - Failing to provide adequate notice for inspections - Failing to notify us of property manager changes - Failing to supply an exit condition report to this day despite multiple requests - Failing to return our bond within the necessary timeframe - Making fraudulent requests for money, including an invoice dated August 2022 (3 years before our move-out date and 2 years before we lived in the house)
We disputed the charges against our bond in magistrates court and won. I strongly advise others who are currently dealing with certainty property to document everything. Terrible experience.
If there was a negative score I would give it. These guys are unprofessional, they chose when they want to respond, they are unethical. They didn't even lodge my tenants bond and kept it in their trust account!!! The tenants left due to not having hot water fo weeks during winter with 2 young kids. They are belligerent, will not accept any responsibility and will deflect the blame onto you for miscommunication. How do you miscommunicated to the landlord that they have not received rent for months. And the rental guarantee is not worth the paper it's on as they procrastinate and shirt around the issues and find a loophole so as not to pay. Given the turnaround of staff and some ex staff who have told me to get out while I can, is testament to their culture or lack of it.
You end up doing all the work and pay them just so they can hold you money! There is no discipline in the structure and processes. If you look at the app they give you, everything is on progress for all maintenance work even though it is a year old and routine inspections are all overdue! You will regret using them. I have only written a review after reading all these on trustpilot and here and i wouldn't wish for anyone else to go through this stress!
If you want to save yourself a level of anxiety both mentally and financially I would recommend you go to a more prominent and professional real estate agency who have the interest of both landlord and tenant as their mantra.
I posted a review on their actual reviews and [Name Removed] retaliated by intimidation, by exposing our personal information online and then called us saying he was suing us for injurious falsehood.. we had to go through SACAT and guess what? "disappeared" with no one to contact. You cannot get through on the 1300 number and no one ever calls you back. While switching to a new agency Certainty Property did not send the required documents after multiple requests to do so by our new agency, and after the new agency had taken over Certainty Property continued to direct debit our tenants rent. Our tenants then had to go through the inconvenience of getting a refund from their bank, and getting their bank to stop any future direct debit. Unless you want stress, no property manager and no way to contact anyone, stay well away from Certainty Property and go somewhere else.

Terrible experience with Certainty Property. Poor communication, no support, constant broken promises, and attempts to overcharge at every step. Instead of professionalism, I got stress, delays, and zero accountability.

Text messages are ignored. - Don’t follow instructions. After being told several times in writing to copy us in on all correspondence relating to the property then fail to do so. - Do not carry out due diligence before sending maintenance requests. That is, they simply send emails for items to be fixed before finding out if items still under warranty. Also only send one quote when on numerous occasions have been requested to send three quotes. - Don’t email asking if we want to increase the rent in a timely fashion causing us to lose money. - Don’t update the PropertyMe app regularly. Only by chance did we find out there were issues at the property that had not even been highlighted to us, purely because we happened to be browsing through the app. - Had a brand new dishwasher replaced and they didn’t even request an invoice/receipt from the manufacturer to indicate when the warranty started again. - Happy to wash their hands when issues are not straightforward. - When the property manager you’re dealing with goes on holidays it all turns pair shaped and the other lackeys have got no idea what to do. - Had to chase the agent for the tenants portion of the water bill to be paid back to me. If I had not chased them I would not have received the money.

It is a scam of a business! Their business is not for customers. Don't have any proper contact number to reach out to an agent in case of any emergency repair! I'd strongly advise renters to stay away from any listing from this company. Hard to explain the hassle/inconvenience/ nightmares dealing with them in a comment here, so just warning anyone going into a rental agreement with this company, JUST AVOID AT ALL COST.

Certainty Property portrays itself as a professional real estate management company, but in truth, they are nothing more than a scam operation dressed up with fake reviews and a polished website. They lure people in with false promises and then bleed them dry through excessive fees, hidden charges, and outright lies.
When questioned about unexplained fees, they don’t respond with facts or accountability—instead, they harass, bully, and threaten to sue. We've seen them bombard people with aggressive texts and emails in an attempt to silence criticism. There is no contact phone line, and they make themselves unreachable when things go wrong—which is often.
Their customer service is cold, dismissive, and unprofessional, showing complete disregard for the investors and tenants they claim to serve. Our clients were so mistreated and disillusioned, many of them gave up on property investment entirely. Others suffered severe financial losses after tenants fled and properties were left vacant and poorly managed.
What’s even more alarming is Certainty Property’s aggressive campaign to bury the truth. They have clearly purchased fake 5-star reviews across Google, Trustpilot, Reviews.io, and other platforms to fabricate a positive reputation. It’s a deliberate act of deception, and it’s hurting real people.
This company operates with zero ethics. They are ruthless, dishonest, and toxic, and partnering with them has been one of the biggest professional regrets we've experienced. We will never refer another customer to them and strongly warn other businesses and investors:
Do not trust Certainty Property. They are dangerous, manipulative, and will cost you more than just money—they will destroy your trust, your time, and your clients’ futures.
To make things worse, Certainty Property is actively engaged in review fraud. Certainty Property is not safe to do business with. They are dishonest, manipulative, and morally bankrupt. Avoid them at all costs. Do not trust their star rating—it’s built on lies.

going unrectified (we emailed multiple times to have them dispute) - System error at their end meant they said current tenants had resigned for a further tenancy whereas they had not. Tenants then moved out and agency did not know until 2 days before expiry. We would have been advertising 2 months prior but didn't advertise until 2 days before they left.

And worse they[ give a call to intimidate and say that I am trying to aggravate the situation by leaving a one star review, I would give 0 stars if that was an option. And it gets even worse they call me from number 0410437000 ([Name Removed]) and try to intimidate myself and then when I hangup they start calling my wife and say to her that they will destroy my career if this review is not taken offline and once my wife asked who is this on the call the person starts saying you don't need to know who this is, Maryanne (agent at Certainity) already did her job at her end but you must take the the review offline. God awful company to deal with, no wonder why the owner of the unit decided to move away from them. Avoid this company at all costs, they intimidate you if you rightfully point out to them their errors. Their response for this review is also completely incorrect. I continue to stay in the unit, paying rent on time and they do not manage the unit anymore but love to intimidate people. that the recent death of his co-founder [Name Removed] is "in part due to [my] review", and threatening me with legal action to have the review removed.
Excerpts from his emails to me:
"I don’t think you intended to cause the death of [Name Removed], however that is what happened." "I will allow you 24 hours to respond and the family have asked that we begin proceedings against you."
In addition, [Name Removed] has sent a screenshot of a message that he has indicated he is preparing to send to the HR department at my work place, with a note which includes: "My colleague received a bullying message...that has lead to the death of a colleague".
The recent interactions with [Name Removed] has caused me much emotional anxiety and physical stress, particularly with the disturbing allegations that I have been the cause of the death of his colleague.
I am committed to speaking the truth of my experiences in interacting with CP, so that others can reflect and make their own decisions in whether to work with this company.

If I could describe these guys in a word: it would be disastrous. I made a HUGE mistake going with these guys. They were alright in the beginning, said all the right things, but in the end, they were the worst property managers I have the displeasure of ever dealing with. - Bills were paid late, causing late interest payments. - Inspections weren’t done properly - Their staff have no idea what is going on because the turnover is so high. Thats got to say something about the company. - My property managers changed 6/7/8 times, I lost count, and no communication was made, causing confusion and problems. - I had to make an appointment to call someone and had to wait for THREE WEEKS. I had to go as far as pretending to be a new customer to speak to someone. They have time to get new customers but no time to look after the customers they already have. - Expensive. It cost me over 10% of my rent. Do your research, plenty of other places that would charge less 5-6% for more service. - Emails were not responded. Initially they were ok, but as time goes by, all I ever got was an automated response of “your email will be responded blah blah” - Good luck trying to leave them. It took me 14 emails/ phone calls to get them to do a key handover. They stopped responding once I send a notice of termination and makes the handover process very hard for my new property manager. The MD [Name Removed] also stopped responding when I asked for help to hand over the rest of the documents so I can leave them for good. - Dishonest and cunning. I was charged for something that was provided for free the year before because I send them a notice of termination. They wanted to get as much money as possible before I leave. - Double charging my fees and promised to refund me. Until today I have yet to be refunded and TBH, I can’t be bothered chasing it, I just want nothing to do with them anymore.
I would advise anyone to go elsewhere but here.
