6 out of 7 questions asked had no reference to build value, it was primarily a combination of following up items offered during a previous teleconference and generic scope of services and estimates. Only one question asked whether it was possible to provide 'rough' cost of buildings offered (product only excluding land and associated build variables)

Quality of response was questionable: >Began with a teleconference, suggested materials would be forwarded to us, they were not. >Waited approx. 2 weeks and sent a follow-up email. >Green Homes responded the representative in question was no longer there. Asking that we supply them with information to assist in our inquiry. This information was already present in the current email chain. >We confirmed previously discussion had been provided. >Green Homes responded in summary "Green Homes can provide cost and abilities for a particular design once you have chosen where you want to build". >We replied that we were disappointed in their response as they did not address our questions (focusing on clarification, offered service and scope of 'cost types'). >Green Homes responded in summary "we can't give you a clear answer until we know where you plan to build".

To Green Homes Australia:

I consider your response disappointing, due to it not addressing our questions: Additional costs to building - required comment as to whether these 'type' of costs were considered in initial estimates or not Project management service - asked for intended scope of planned service in 2024 Green Homes Builders - A listing of builders was discussed in initial meeting with Green Homes Australia (GHA), we asked that it be provided Building budget and approx. 150m2 - First, we asked for clarification of website reference to m2 i.e. whether it indicated build area or land area. Second we asked if & what floor plans for approx. 150m2 build size are available. Third, was a request that a ball park figure be provided for the each home design (understandably there is no expectation of specifics related to actual land requirements and logistics) Sample of estimates - This was offered in our initial meeting with GHA as a simple example and has not been provided

Please confirm whether the above information can be supplied.

Final thoughts >This was my personal experience, it may not be the same for others. >One critical reason businesses provide customer service is to attract business, perhaps its being achieved, but certainly could be improved. >If communications had flowed, my next question would have been on accountability. e.g. is there any additional accountability or client protection (enforceable) offered by securing Green Homes services as opposed to engaging a builder directly? >I have no experience of the design and planning offered by Green Homes, however, considering their marketing, it appears to be of a high standard, perhaps that is where they excel?

Left High and dry - be extremely careful in dealing with this Company – Their Gold Coast Builder took our deposit and led us on for over 3 months believing our plans were in with the Engineer until he cut off all communications. We eventually tracked him down and left us with only a set of concept drawings from which are useless and are still out of pocket. We don't know how many other people have been left in the same situation as us. Show details

Very knowledgeable - the design fits my complicated block perfectly – We are in the early stages of planning a build for our block which is a little unique and has some challenges that most builders didn't want to look at. Green Homes Australia is the first builder that wanted to custom design something to suit, to minimise build costs and also to make the design as efficient as possible with the orientation. Excellent Design Service – Knowledgeable and helpful team who provided good advice during my home design journey. They were transparent about value options and high star rating advantages. The builder was likewise easy to deal with and understood the Green building process very well. Do not use Greenhomes – Builder they recommend under quoted job. Builder did a runner and did not supply payment for the products in the house. Second builder also did the same thing. Stay away from Greenhomes, they will charge you double and when things go wrong with their recommended builders they do absolutely nothing to help. Show details

They do not produce what they say they will – We had green homes build a house we designed. On paper it gets an energy rating of 6.3 stars but in practice it is hot in Summer and in Winter the internal temperature drops rapidly when the sun goes down indicating poorly applied insulation. It is supposed to be built to an ISO standard but they cannot produce a certificate for us. It was… Read more

supposed to have no internal stairs but we ended up with a house on 3 levels as they got the plan wrong in relation toy the land. The main roof some 250 square metres only has one downpipe and the gutter overflows onto an external stake case in heavy rain. They were given a wiring diagram but left things out and changed others leaving us with expensive rectification. After 15 months electric windows still do not work and we are fixing them at our own expense. The workmanship was very ordinary and they always chose the cheapest solution. They are a franchise that takes no responsibility for the franchise's work, but charges a percentage of the cost . Do not consider using them as in our experience their houses are not green, the workmanship is sloppy and no one takes responsibility as problems bounce between the builder and head office.

Be very careful, their team at HQ (not the builders) under quote to get you to sign up – I went to them with a proposal for a 6 - 7 Lot Subdivision, with homes on the (Coffs Coast) - The idea is great, the systems are great, the builder I met was excellent. licensed Real Estate Agent which she said was handy in generating their initial proposal. It all went south when I questioned this proposal, which was conservatively low balling by around 35-40% and more realistically 50%, which is at least $350k under quote on the development, all this before we even discussed homes. I confirmed by having done a previous 3lot subdivision on the same lot & I tried to get this rectified, giving every opportunity by providing mapping, quotes ect. This was then met with a payment request to move forward and no more phone calls returned. I objected and left messages for about 2 weeks with other staff whilst emailer them the major things overlooked in their quoting. Upon getting a followup call from the builder (a franchisee), I told him the story, he obviously elevated it because I got a call in 24hrs. It was lacking any want to effect change to their proposal and continued to demand $$$$$ for them to provide a more accurate quote. I am reserved with my money and like to know the details before signing up. This is obviously not their strategy and I am warning potential clients do not part with your hard earned! This business under quotes or just generally takes short cuts to get you to sign up. Make sure you are happy with all the facts first, speak with your council and compare it to other builders before proceeding. Otherwise you will be expected to pick up the bill, or make changes. Lucky I caught onto them early!
