understand it is the people within the company that make it a success. Having read all previous and current reviews I can see the previous management did a terrible job and feel for those people affected. My suggestion with any builder you choose starts with a consultant meeting. Ask questions regarding there experience etc. to make sure you are dealing with the right person [name removed] has over 25 years exp. helped me with solicitors, finance and accounting which made the whole process smooth for me. I work long hours and [name removed] did a lot of work outside what he had to including seeing me on days off to quicken the process. Thanks also to the rest of the staff involved. I have referred a friend to [name removed] and will be back in another twelve months to buy an investment property.
The most disgusting, unprofessional, nightmare of an experience - Do not make the same mistake I did – - Disgusting management/ignore phone calls, promises broken - Repairs on poor workmanship never completed - Delays beyond belief. underhanded method of splitting every design choice they can into separate variations, adding 2 weeks onto the build time for each. We didn't make any changes such as removing walls or other structural changes to the house, simply choosing a different front door or adding an extra gas point, normal things like that. How in gods name these each require an extra two weeks work is beyond me. We even have 2 week extensions for variations such as deleting various reports or removing a security door from the house. How does it take 2 weeks to NOT get a report made up or NOT install a door?
After you add them all up we had an additional 140 days added to our build time for the ten variations, pushing our build out to November 27th. Well, that date is tomorrow we will not be moving in; 12 months after excavation work started. They also cut far too much into the block, resulting in us looking forward to requiring an additional 140 tones of fill needing to be dug out so that we can have a yard. The back right corner of our block has been cut so severely that there is a 1.8m drop from the block next door into our yard. This will result in a very expensive amount of retaining required. It also means that our build is in breach of DA.
After no work had been completed on the site for many weeks I sent an email in early September looking for a time frame and aiming to ensure that I would not be receiving a 'sorry you won't be moving in' email before Christmas. As per what seems to be Huxley policy, I was told lovely things and promised the world but the next stage of work, internal painting, did not commence for 9 weeks. Painting has still not been completed, which is the reason I have been given for tiling and carpeting being held off.
After my most recent email regarding a date for tiling I was told to contact the supplier myself. The tiler informed me that I am one of a few Huxley clients having the same issue and that my job is in the system but does not have a commencement date this year. They could not even give me a solid date next year due to the backlog of jobs. So Huxley either knew my tiling wouldn't be completed and lied to me, or they are so incompetent that they cannot even manage to make a simple call to their supplier to find out the progress of their clients jobs. I firmly believe that the inability of Huxley to source a painter within 9 weeks is the reason that my tiling job was requested late and is now without a commencement date. I will now not be moving in until potentially March (or later?).
This is consistent with the way Huxley have conducted themselves throughout the process. They don't care about their customers, they don't want to talk to you or deal with you, but they are happy to harass you if your bank hasn't made a progress payment within 48 hours of you receiving an invoice.
I will never recommend anyone to ever deal with Huxley as they are the most unprofessional company that I have ever come across. I wish I had never met them and has just bought an existing house. Even renting forever would be better than this. I'm already stuck in a rental as it is while paying 90% of my mortgage. They claim that they are "Building Lasting Relationships." What an absolute joke!
Supervisor is fantastic! Watching over the new build for us and is true to his word to what he says – Huxley Supervisor David Antsy is fantastic. HE has looked after our build since he got his hands on our file. process and then use the fine print of a two week extension for every variation to fall back on when they fail to meet their obligations under the contract.
The latest completion date they gave us was end August. We had 8 partial days work out of a possible 54 leading up to the new date. Current rate of progress - 1 day every fortnight if we're lucky. It is a joke. There is no due diligence in the way that they work. No job is ever completed in its entirety. There is such a long list of issues. We have also had 4 Site Supervisors and an interim "contact person" in between each Supervisor so we hear the same excuses over and over again once someone new starts. Now there's a new GM and the cycle starts all over again.
We would be interested in going to the media with you - we're sure aca would love to get hold of this story. There are many of us - we have also been in regular contact with Fair Trading and we know about other clients. About time we join forces?
Please don't build with Huxley Homes - it will be the start of a very long nightmare.

We have numerous claims lodged with Dept Fair Trading, and we will be going to the media with how disgraceful this experience has been.
We have had 3 site managers and 2 GMs since we started building, which is a good indication of the mess this company is in.

Oh my god.... looks like same is going to happen to us!!!!!!! – our home construction started last year in August 2014. So far i don't see any bright light on 15th July 2015. brick work is still not complete and there is no roof/balcony etc!!! after almost one year !!! all we get is some kind of excuse of not doing the job... We'll see how we go from here onwards.. after reading other reviews, it doesn't look promising... We'll keep posting about the progress...

Dept of Fair Trading became involved the date was moved again and guess what..... still the house was not ready. Then Huxley Homes used a clause in their contract stating that for every Variation we made to our plans (and we made 14 of them) they were within their rights to add a minimum of an extra two (2) weeks on for every Variation. This then made our move in date to 5th June 2015. Today is the 15th May 2015 and they only have 21 days left to complete our home and I can see that this is not going to happen.
Why is Huxley Homes treating us this way. We have always paid our progress payments on time and have always been polite in both our written and verbal correspondence to Huxley Homes but it seems to me that the honest and just in this circumstance are just pushed aside and only the ones that are verbally or aggressively the loudest get heard and their homes are marked as a priority and not ours. Honestly, how long does it take to build a home. Contract time is 40 weeks but it is now 81 weeks and still we are not in our home.
In the design of our home we have built a granny flat so that my mother who now turned 84 years old on 4 May 2015, can move in with us so that we can look after her in her ageing years and care for her but I truly fear that she will not see this happening. Her health is not well and I have obtained letters from both her GP and Geriatrician to advise that she needs to be with us so that we can look after her but my concerns to Huxley Homes seems to fall on death ears. I have contacted management many times about my mother and her deteriorating health and still we have no home to move in to. I fear for her health on her own.
Our dream home has turned into an absolute nightmare. In 2014 our home lay dormant for about 5 months with nothing at all being done to it. Why did that happen?
We are still awaiting brickwork to be completed near our front door entrance, our cladding has to be adjusted and still not done, our kitchen tiles have been laid and there is a power point hole missing on the splash back. There is still electrical, plumbing, painting, carpentry and many other things to be done so how is this all going to be done in just 21 days, considering this includes weekend days as well. Our air-conditioning outlet is on the wrong side to where the concrete slab has been placed. These are just a few of the things that we have had to deal with. Contractors come and only complete half a job and then go off to other bigger jobs where the initial progress payments are, so again we are just put in a long cue. The back wall in our garage slab has a gap and you can see through to the ground.
I must say that the first Supervisor we had was absolutely hopeless, rude and very disinterested in us as Huxley Home customers and I mentioned this many times to the manager at Head Office. The site became so disgusting with debris and overgrown with weeds that our neighbours complained and then Council became involved and made Huxley Homes clean the site up. There has never been any sign to display it is a Huxley Home. One Saturday we went to see the home and the place had been completely left open with the keys to the house still in the front door. The new Supervisor we have now has tried his hardest to do the right thing by us but he is doing two Supervisor's workload for this area and there is only so far he can stretch his time and person.
All I can say is buyer beware and do not even think of signing up with Huxley Homes as I can assure you that from our experience with them you will be truly sorry.
Both my husband and I have been diplomatic and approachable in all our dealings with Huxley Homes and to post our grave concerns on this website was not done in haste, but we are truly at a loss as to why they do not want to finish our home. This has gone beyond a joke now and the long wait and the way we have been treated is absolutely disgraceful, disheartening and we feel both saddened over this. Our health has been affected and our marital relationship has also been strained. It has cost us an absolute fortune in rent which could have been money put to better use if we had moved in on our original date of 6th October 2014.
When is our nightmare ever going to end.

only 10% is left they are not caring about finishing our house at all. The GM [name removed] is the biggest lier and keeps on making excuses like we have just ordered the materials etc etc. The site supervisor [name removed] is another worst employee of the company who doesn't care about people's hard earned money. We have been renting for the 2 years now we were only prepared for renting 1 year as Huxley homes had promised us 40 weeks in delivery. 1 extra year of renting has costed us $30,000. Nobody from Huxley homes answers the phone calls for days and they are not even scared of fair trading at all. All our plans for the past 1 year has gone down the drain all the money that we had saved for our furniture has gone in one extra year of rent. I strongly urge interested people NOT to build with Huxley homes as they will shatter your dreams like they have shattered and constantly stressed us. Complete review after handover – Finally we got our house for 2 weeks and I think it is about time for a revised review thus far. 3 site supervisors; the first supervisor was OK, a tad slow but if you pester him enough, he will do it. The second supervisor was terrible, both in terms of time management and planning. He will promise you the world and do minimal work. To my knowledge, he has been laid off by Huxley for doing terrible work. In came the third supervisor. From the moment he took over, everything went on smoothly. He is usually within reach and delivers as promised. Our house was in a mess when he first to over but over the course of 1 month, he ordered the workers to finish up the gyprock, cornices, tiles, appliances, painters, carpets and cleaners. It was so amazing that he can make things go so well and quick, hence I believe that it all boils down to how good your site supervisor is. House construction started real slow, but this supervisor managed to speed things up significantly and I can't commend him enough.
Now that we have been living in the house for 2 weeks, I can definitely comment on the interior. It might just be that this supervisor is picky or the painter is very good or both. I could hardly find a spot that has been touched up and is visible under bright light. This is rare as I've seen new houses of which the touch up is visible. Further, the appliances that they use are of high quality and so are the toiletries. The garage door openers, the door and the windows are also from reputable brands and all of them worked very well (e.g oiled properly). Further, as this new supervisor has many years under his belt, he suggested the use of silicone around the edges in the bathroom rather than the conventional mortar, which gave the bathroom that extra "oomph".
In summary, while the building was slow to begin with, everything turned out well in the end. I would rather have a well built house with high quality fittings that can perform for many years to come, even though the construction is slow, than having a quick construction processes with mediocre fitting that may not last long.
p.s during my handover, it seems to me that Huxley has started centralizing the administrative services. While I can't comment much on it, both the pre construction and financial department was quick to reply when I ask them questions via emails.
Do not build with Huxley – Huxley is the worst, we are building with them as well and we are stuck in limbo. No communication, nothing done on our home for months nothing we can do its so scary to think they've got all our big progress payments (all our money) and theres so much more work to do... Sales team was excellent, contract was signed Feb 2013 but work only commenced on site JUly 2013. Terrible in Every Respect - Same Old Huxley Client Story on this site – I have read the reviews on this site and our story is the same - Disgusted and time consuming. pay to receive their payment. Works halted for 6 months after the second last payment. Discussions with the CEO were fruitless as he told different stories every time why they were so slow. We were approached by three of their subcontractors as to whether we the owners could ask Huxley to pay THEIR outstanding invoices! Supervisors have no communication. Paintworks are watered down. Frame is out of alignment. Brickwork is not square. Plumbing pipes cracked. EVERY bathroom fitting has fallen off. Doors don't function. Every ceiling had to be repatched because the joins were lumpy and were easily seen through the watered down painting.
Currently they have not even completed their practical completion list of final jobs to be done. Countless emails and calls have been made for maintenance, with no response from Huxleys.
Our family is now scarred from this ordeal and will only ever build again as owner builders.
Oh well its off to NSW Fair Trading now.

you make a payment nothing happens on your house for weeks. We have had several periods where nothing was touched on the house for 4 to 6 weeks. I mean nothing, i don't even think my site supervisor went on the site.
They changed the plans and didn't issue us a new set till the frame was up and then we had to tell them that it was wrong, did not apologize for getting it wrong and basically told us we didn't know what we where doing and shouldn't have been on the site.
About half way thru they changed supervisors on us telling us they left the company. We found out later that they sacked half there supervisors and now the one doing mine works over 1.5 hours away from our site.
Making contact with anyone in Huxley is just painful, no one answer emails and when they do return or even answer there phone they have nothing but lies to tell you. The last one was that the kitchen supplier is to busy to install our kitchen, so after contacting the kitchen builder we where told that when Huxley pay there bill's we will build your kitchen for you.
Its now been 39 weeks from start and the kitchen is still not in. I cant see them finishing it all in a week.
If i had my time again i would build with anyone but Huxley and will tell everyone i know the same thing. They have lost any potential future sales from the people i know.
Please BEWARE of using them to build your new dream house. They where able to change the plans to what we wanted SO SLOW...... they will drag out your building of the house untill someone else pays there next invoice so the contractors can finish there work. No one is contactable from huxley

When you do make a complaint, good luck trying because the Management at Huxley will not respond to you. We tried to make our concerns and complaints to the Sales Person but he was told by Management to not get involved anymore because it's not part of his job. So, I went further and complaint to the Managing Director of the Group which is Home Australia P/L. At first he sounded pro-active and then he sided with Huxley Homes General Manager and could not do anything to resolve our on-going delays.
Make sure that you question and check every items on the contract tender. There were things that they did not use during the contruction and if we did not question them for a credit, we would have lost thousands. I find this to be an act of Dishonesty and you cannot believe everything they say.
We were sucked in at the initial stage (sales pitch) about Huxley using a Standandised Australian Building Agreement. You will find that they have another set of clauses and by-laws that over-rides the Standard Australian Building Agreement. If you are renting and thinking of building with Huxley Homes or with Home Australia Group, make sure that they stipulate the Handover Date and not this 32 weeks business in their Clause. 32 weeks does not means anything when they claim that sub contractors are busy and cannot start on you block and then they factor in the rainny days, any public holidays etc. You will end up paying a further 2-3 months on your Rentals because Huxley is sticking to their 32 weeks period and they will not budge or go out of their ways to meet your needs because your Rental Agreement had expired.
The Management and Admin Team at Huxley do not communicate and totally ignored their own Site Supervisor. Our experience in dealing with Huxley Site Supervisor were positive but he cannot get Management to release works/ jobs so the sub contractors to do the work. Our Site Supervisor worked out a plan and a Handover Date for our home but it did not finished in time because Management wants the job to be finished another 1.5 months later. It all comes back to - holding back until Huxley collected enough money from their pool of existing customers to pay the various sub contractors and make them happy again.
Once they have the majority of your money, the work on your house will slow down. Think twice about using their services, take your time and find a more trustworthy builder.

out 2 guys to assess the job and they came back and repaired the ceiling in the garage and painted it Free Of Charge. Now you have got to give credit where it is due , I do not know any builder that would do this after 9 years. I can say without doubt that should the occasion arise and that we were to build again we would be going back to Huxley as one would be stupid to do this if they did not have complete confidence in them and we were confident all our worries would be listened too. Very poor administrative service – It is near impossible to get hold of our contract supervisor. I email contract supevisor for status but still don't haven't received a reply. Tried contacting her by phone just goes to voicemail. Tried calling head office to get her manager but only get voicemail as all their operators are busy. This is despite me calling every 10 minutes for 2 hours straight. paint job was a bit average lots of patches with different shades I think due to spot touch up very poor communication and service
