Independent Property Inspections

I got a relatively local building and pest inspection, recommended by the local agent as well as the local conveyancer. I was unable to attend the inspection as I was in another state., this isn’t my first house and up till this inspection I’d attended every inspection. I rang him while he was in the roof and asked if he’d seen anything untoward in the space telling him I could smell damp. He told me it was caused from condensation because it had no thermal blanket on the tin roof., that the condensation was running straight onto the insulation. That made sense to me, so I accepted it at face value. I asked if he’d found asbestos, he said no. I asked about the peers, he said only two needed replacing. I’d asked if there was anything I should be aware of, he said no, it was a good buy. In actual fact he’d lied about Everything. The Tin on the roof wasn’t overlapped so it was raining inside each time it rained, it had condute in the ceiling too, so it’s a wonder it didn’t start a fire. The house was full of asbestos and had to be removed by an expert. 45 peers needed replacing as well. New wiring, new plumbing. A major thing was a new roof to boot. Like I said, the old tin roof wasn’t over lapped and when the ceiling and walls came off, because of the asbestos you could literally see daylight. That little exercise in trust cost me all the money I had as well as having to borrow an extra $25,000 to finish it off. He also had a clause in his contract exempting him from any recourse that I wasn’t aware of. Like I said, this was the first time I want present at the pest and building inspection. Otherwise I wouldn’t have gone through with the sale. Advice to everyone Be there and go around with the guy to make sure yourself.
