Jim Aitkens poor service – Picked up the keys to a brand new house today. Unfortunately the house had not been cleaned since the final construction had finished. the response was that it was dirty water from the rainwater tank.... Even though urine was evident on the top of the bowl. I further spoke to three agents from Jim Aitken and all three gave me the same run around. "Just put it on the entry report". "you can leave the house how you found it"

Since when is it the incoming tenants responsibility to clean the house before entry?

If I was the owner and the agent was happy for a tenant to vacate my property in this state I would terminate them immediately.

Never Rent From This Man Or Company – I wish i have if been smart enough to read these reviews before i rented through them. to have the aircon updated as it was an old box in the wall, living in Penrith with consecutive 45 degree summer days mine and my childrens rooms would not cool down past 38 degrees [Name Removed] only put in one split system aircon in the lounge room again cheap and nasty and barely managed to cool the lounge area on super hot days we had to sleep on the floor in the lounge room. The guys who installed it said the recommended a small ducted system. I have taken photos of inside the roof where all the sarking and insulation has disingrated and provided no insulation so in the summer we swelted and in winter we frooze. [Name Removed] also took it upon himself to turn up on my door step unannounced several times once on a Sunday evening whilst i was sitting down to dinner with my family, wanting access to my back yard to look at a tree to cut down and then arranged for someone to come and cut it down demanding access to the property early in the morning when i was trying to get my kids off to school and not wanting to leave until i gave them access They would also arrange for tradesmen to come out to the property without any notice and expect me to allow access. Correct me if i am wrong but doesnt the landlord and agent need to give notice before accessing a property. Let alone having other people access the property?. This happened again more recently, again late evening wanting access to the back yard this time [Name Removed] brought a contractor with him as he wanted to measure up to put a granny flat in the yard. Then a month later my rent was increased at the end of 2021 again for no good reason considering i have maintained the property only put in about 2 or 3 requests for repairs over the 5 years and i found out my neighbours villa who [Name Removed] also owns did not have their rent increased who also puts in numerous requests and also this was in the peak of the latest covid outbreak. The women who have come out to inspect the home are rude and have no people skills and are complete bullies and arrogant there was only one lady who treated me with respect but i believe has since left. They told me i had not cleaned the oven (which i had scrubbed clean) or vacuumed the floors (i went over them several times), and left a screen door damaged (which was noted as damaged on the incoming report and never repaired) then all of a sudden this was all dropped. The only thing i did not do was pay for the floors to be cleaned as i had cleaned the floor several times over the 5 years and never was any improvement however i will cop that and paid the cost. I have learnt a very important lesson through this, 1. read reviews and 2. take photos and videos whilst doing the incoming inspection! I honestly felt bullied and intimidated by this man and company and if i was to put in a complaint there would of been retribution, being a single mother i kept quiet as i needed to put a roof over my kids heads. I feel that this man and his company should be taken to the media after reading through all the reviews i have agree never deal with this man or company.

finding a new place due to this realestate. They have already told me there is no chance I am getting my bond back, even though they haven't looked at the place. Please do not rent through this place, they treat renters as dirt. Shame on you Jim Aitken.

told him we needed our solicitor to review the contract before we’d agree to sign it at the end of the week. He told me at the beginning of the week that if we didn’t agree to sign on the Thursday they’d have to organise another open home for that weekend. He followed that up with telling me that if they organised another open home, but then I came back to him and agreed to sign on the Thursday, I’d have wasted his time and the time of his colleagues because they’d have to stand out the front of the property that weekend and turn people away because I’d not have given them enough time to cancel the open home. He was honestly just the worst human I’ve had to deal with.

After he eventually decided to stop behaving like a child and we signed the contract following the review of the contract, I stopped answering his calls because I wasn’t interested in his “updates” and his going through the cringeworthy motions of treating me like a customer when he’d already shown his complete lack of integrity at the beginning.

The kicker at the end was he asked whether we’d be interested in renting our first property out through Jim Aitken. There was absolutely no chance in hell, because he absolutely could not be trusted, and if that’s how one of their agents treated a purchaser, I can only imagine how they’d treat a tenant.

Perfect Service – From start to finish, Kenrick at Jim Aitkens, Jordan Springs was punctual, kind, trustworthy, geniune and had fantastic knowledge of the market and everything we needed to know. Would definitely use this company again.

READ THIS PEOPLE – thieves and liars - refused to return bond, even thou house was left spotless, took them to tribunal, judge was a personal friend of [name removed] (i found this out later) so i was never going to win. DO NOT HAVE ANYTHING TO DO WITH THIS LOT.

Excellent service 1st homebuyer – My son bought his first home through Jim Aitken at Glenmore Park. John showed us the house, and from the beginning was helpful and knowledgeable. He could not do enough to help, regularly calling and keeping us up to date as the sale progressed. We were very happy with this service and would highly recommend them to any prospective purchaser.

Delinquent account – Exercising some couth and decorum would be a start when owing people for outstanding invoices,at least acknowledgment further than”we’ll get it paid” and never hearing back on numerous occasions,steer clear if your engaging to do contract work for them

Terrible terrible service at Jim Aitken Glenmore park – Firstly, the service by the one in-charge at the phone desk was very terrible, rude attitude and does not take pleasure in answering basic questions. Moreover, the property manager is not proactive when it comes to processing the application combined with an unwelcoming attitude. Very disappointed.

Would not use them again as managing agent – They rely too much on postal mail. They are not proactive in advising landlords of fixes that need to be made or issues with tenants. They do not adequately review rents in line with market rental. We ended up ending our agreement with them, repairing damage made by tenants & re-leasing our investment property with a much better local agent.

Sinks with big cracks and covered in rust and carpet that was 35 years old. Not even the carpet cleaning professionals would touch it with their equipment. The garage constantly flooded and damage my antique furniture. Nothing was ever done or said until the day i handed in my notice to vacate. Then the landlord begged me to stay and offered repairs. In the end the jim aitken staff became rude sly and aggressive. Being a landlord myself i would NEVER go through jim aitken to manage my property's or let a tenant live in squalor not fit for a dog. As for jim aitken and partners KEEP MY MONEY U NEED IT MORE THAN ME

Horrible landlord no care for tenants at all, asking top dollar for dodgy house with constant sewage – Sewer constantly backed up and over flowed into yard due to tree roots owner and agent did not care at all and would take days to send a plumber to band-aid the problem again and again. away if i wanted to use the yard when i complained that a plumber had flashed the pipes but left raw sewage inc toilet paper & all, all over the yard and we could not let our kids out there.

When we started insisting the problem be fixed as it was a health hazard we were given a no grounds notice to move, I also heard from neighbors that the tenants before me also had problems getting even the most basic of repairs.

agreed to move in. We were only given 5 mins to inspect the property and in this time it seemed ok, (we were in a real hurry to get something). On the day of move in we signed the papers and arrived at the property with our belongings. What we found was just unemaginable, the house had not been cleaned it had dead cockroaches all around, the side fence was falling down to the point of a potential safety threat to my small children, the light switches 6 in total were all handing out of the points and a serious electrocution risk. The air conditioner was full of black mold and was unusable. We emediatly left the property and know it was unliveable under these conditions. As we had nowhere to go we ended up sending a fortune for storage and staying in hotels until we could get something else. All we asked from Jim Atkin was our money paid out back 6weeks in advance. They refused and told us we should have lived in the property risk of death or not and wait for repairs to be done by emailing them work orders. Which is untrue, if there is a OH&S risk and in this case multiple breaches of our tendency agreement we are intitatlled to retract on the agreement.

Now we are in the courts trying to get our 6 weeks rent back. Having to deal with [Name Removed] is unbearable, he has been unprofessional, condosending, lied continually, aggressive and at times threatening. [Name Removed] has lied to landlords calling us tentents from hell and that we are notorious for taking people to court and do it for a living. I would never use this company again and warn you to be very careful with dealing with them. The reception staff clearly hate there jobs or people in general as they are rude every time they answer the phone especially [Name Removed] at the Emu Plains office.

said property we received a call saying that our application had been approved. Great right!..... wrong.

After being reassured (numerous times) that the property was not being sold to investors to build apartments on. Due to the size of land this property is on we knew that was a possibility due to sydney being turned into the worlds biggest rats nest.

After being in the house for less than a month we started getting UNANNOUNCED visits from various contractors. After questioning one of them about what they were doing, i was informed the property had indeed been sold to investors and a block of flats was being erected there.

Furious at this news i rang up jim aitken of penrith, explained what i was told and was met with this response...

"We didn't lie about anything. The property is under a lengthy settlement period with the new owner. It's a matter of interpretation"

Putting 2 and 2 together it became painfully clear what had happened. Even though we asked a number of times if the house was being sold we were told "no". Then found out the lease was the exact same length of the investors settlement period. Coincidence? I think not. We were told whatever it took to get us into the house over the settlement period duration. Regardless of it now meaning i have to move my family again in less than 12 months. Had we known this, we NEVER would have applied for the rental.

In other words...... we didn't ask the right question. This is pure, unadulterated NONSENSE! So after numerous calls to the office and people not returning my phone calls we have decided to take this further.

Bottom line........ they want cash and they'll tell you anything it takes to get it. There is no moral, ethical or decency involved in this company so wether you're a buyer, seller, renter or anything similar...... avoid them! They will do nothing but play on words, blatantly lie and screw you into the ground if it suits their greed.

Bottom line... My recomendation is, do not have any dealings with this company!!! You will be unhappy.

and have not passed basic requests onto the landlord and much more...having rented from a very pleasant and professional real estate for the first 3 and a quarter years who would bend over backwards to help and have told us they would rent another house to us in a heartbeat and what great tenents we are to hthen have to deal with a totally unpleasant,pretentious and rent hating organization like Jin Aitken comes as a total shock to us who are friendly everyday people.They certainly are not in the right business to keep long term tenants for their land and property owners which should be their no 1 priority.

She proceeded to tell me she had only worked there for a few weeks so was still learning. This would have been fine, I understand people need to learn, but why send a rookie to deal with serious on going problems. First off the bat she questioned who I was because my name isn't on the lease (my fiance is on the lease but I'm listed as a contact and have been the whole time). She then tells me she has no copies of my correspondence for the past 3 months, so she didn't know what I was talking about. I asked her if I could speak to my property manager to which she replied, "you dont have set property managers, all the properties are in a pool and we deal with them as they come up, so you may get me one day and then someone else the next."

I'm sorry but that is so unprofessional! this isn't a lucky dip! people go back to their family GP's because their doctor knows their history! It should be exactly the same for these kinds of situations!

After stipulating she had no idea what was going on she advised me someone else would call me tomorrow morning to discuss the issues I reported. Gee thanks for wasting 10 minutes of my time! At least they called me to follow up that day. Unproffesional, unorganised, poor judgement and just no common sense.

Obviously don't think much of 'the renter'.

selling a property from the other end though. I personally like to see how I feel with the sales people before continuing my business with a company though. Service means a lot to me. I found they had a good range of houses at reasonable price I found salesmen a little condescending when they were speaking to me (a young inexperienced woman at the time).

Good – I rented through Jim Aitken emu PLains for a while and found all the staff to be friendly and helpful on all occasions. They truely made my experience with them and easy and pleasurable one and I would deal with them again if I was still living in the Penrith Area. Easy to deal with, friendly, polite, nothing really
